Willow Bend 6 Months Comps Every 6 months I post the dollar per sq ft of some West Plano neighborhoods. These stats are for August 2007 through January 2008. They are by square foot so you can get an idea of what buyers are willing to pay.  The market started to change the end of July so these stats are going to be more accurate based on the current trends. Plano Market Pulse Activity for most recent month (Dec.) in all of Plano is below: You can see new listings were down 3.1% and sales down a disappointing 26.5%- although this number could be lower due to all real estate information not being posted by years end. Plano year to date sales were down 12.5% but average sales price was up 4.2% which shows the value of this marketplace. Two other factors to note is the sales to percent of list price is right around 95.7% and days on market has fallen from 72 days in 2006 to 61 days in 2007.  The current inventory in Plano is 1339 homes on the market, new listings have decreased but that is also typical for the time of year. Although this gives a glance into the market, the days on market has increased to 84 days by the end of Dec.  January stats will be out next few days and from my rough estimate - days on market has increased to 115 days and sales will probably be down around 19% from a year ago.  Prices are still com...

Real World Foreclosure s Here are a few photos of a foreclosure that's for sale in a nice neighborhood. Everything looks good from the front, but as soon as you enter there's disturbing visual clues.  Most of the time you think you can get a good deal on a foreclosure but it really depends what needs to be done or undone in a property.  You can tell on this one that the homeowners were distressed and angry about something. One thing about real estate is you usually always have a place to go to the bathroom. Not so here, they took the toilet, sink, tiles and everything.  What's up with that. Looks like a hammer or fist went through the cabinets...notice that a painting project was started. The only thing that was left in the kitchen was the sink and faucet. Looks like they needed help with color selections.  All foreclosures are different but most are vacant and have not been taken care of.  Even though this property was priced $40K under appr...

Neighborhood Street Tours If you are not familiar with the Townhomes at the Shops at Legacy , here's a street view virtual tour of the first phase townhomes at Lundsford and Parkwood. A short walking distance to Bishop where most of the shops and restaurants are. You can see EDS and the beautiful grounds with fountain. Now, thanks to google maps you can see virtual neighborhoods of many properties, what a great way to sell your home!  To start the tour click the right arrow and go anyway you want.  Cool, Huh! Intelligence Charts - Dallas vs Plano When showing homes yesterday, it seems one of the first questions asked is how long a particular property has been on the market?  So here's a chart from our analytical friends at Altos that shows our two favorite cities, Dallas and Plano. Days on Market (DOM) has actually come down since mid September, right around 100 days for Dallas and 92 days for Plano. Next question is dollar per sq ft. since that 's how you buy a home. If you're considering Dallas vs Plano the take away is homes in Plano are newer and only 20 minutes form the core of downtown with an excellent public school system in place and well, the dollar per sq ft speaks for itself. Do I get paid for writing my own contract? Do you have a real estate question?  Here's one we got last night that might be of interest if you are lawyer representing yourself. "If I'm a lawyer, do I get the 3% commission?" The answer is this: Yes, if you are a licensed lawyer in the state of Texas in good standing you are entitled to the commission, whatever that might be.  This is how the process should start... NOTE TO LAWYERS: In your initial contact with the listing agent of the property that you are considering, identify yourself as a licensed lawyer who will be representing yourself, writing your own contract, and expecting the buyers commission.  This way all parties are on the same page from day one and you set the stage for positive negotiations. When you write the contract you must disclose that you are a lawyer and write in the 3% paid by the broker that has the listing agreement. Overview of Home Prices in Plano 75093,75024,75025 Here's a couple cool charts to show median price in zip codes 75093, 75024, 75025 compared to Plano overall.  This gives you a birds eye view of the market and the value of certain zip codes since last May and how prices have fluctuated. 75093 is the most expensive real estate in Plano, price has actually increased compared to Plano in general due to it's location and all the corporate campuses that employ executives.  Nice bump (orange line) since the first of the year. 75024 is just north of 75093, not all schools are in the Plano ISD, you can see the price has varied 25K or so, but is heading in an upward direction of late. 75025 is east of 75093 and 75024, it is below the median price for Plano as a whole.  There is true value to be found here, excellent schools, location and newer homes.  The lines are trending upward for both the city and 75025.  Overall inventory has been declining in Pla...

75093 West Plano Update - 1.18.08 West Plano is made up of 3 zip codes, 75093,75024 and 75025. This real estate update is for 75093 week ending 1.18.08. Besides the MLS stats we look at national data from Altos Research to see where the market is trending on a weekly basis. Below is part of a detailed report: The chart shows bullish signs for our market!  Inventory has been coming down and days on market are less.  Of course, you have to account for the time of year. Median price is trending up nicely too from last April. Another positive sign is the market action index. it's been cold for the last 2 months and now has an up arrow for activity.  It's the start of the spring market. And still very much a buyers market. Frozen Fountain - The Shops at Legacy photo by SK Womack Believe or not this is a rare site in Plano , TX - past few days it's been in the 30's and yes we can freeze in Plano, but nothing like the Green Bay and NY game last night!  Usually the cold doesn't stay around too long, but we can get some wicked ice storms this time of year.  If you are relocating to North Texas and not familiar with the weather, it's cold in January and February and by mid March we are into Spring. Thank goodness!

Just when you thought you needed another home search site and info to browse, here comes another. You're probably familiar with this one, it's by HGTV. Frontdoor.com - it's in beta, so they're experimenting. What's it about? Finding a Home.  It's just not a technology company looking to design a national home search system and sell ads so you can be a lead...(so what else is new?) 2007 Quick Review for Dallas Real Estate Big Picture Dallas Metro: No surprise that the market has softened in Dallas too. But keep in mind - It's also the time of year that real estate typically slows because of the holidays - no surprise there.
