The condo market in Ann Arbor saw less than a 1% decrease in prices for September 2008 from September 2007. Year to date condos' are down 8.5% in Ann Arbor. The good news for condo buyers in Ann Arbor is that the inventory is also down by 32.75%. For the month of September the condo listings are down 24%. Less inventory on the market is a good thing. Price your condo right, and be in excellent showing condition and your condo will sell. In Ann Arbor we have so many buyers that are attending school at the University of Michigan for only a few years that many chose to buy a condo so they can focus on school. We have all been exposed to the story of a frog and boiling water.  It goes like this:  If you boil a pot of water and throw a frog in, the frog will jump out. However, if you put a frog in a pot of water and continually turn the heat up it will boil to death. It is the principal of gradualism. Several months ago, Seth Godin started a new social network called Triiibes. He used the social network of Ning.com.   Becoming a member of Triiibes was by invitation only, and in order to get in you had to purchase an advanced copy of Seth's new book Tribe s.  Since I love Seth, have read all his books and follow his blog, there was no problem in doing this. There are 3,637 members of Triiibes from every industry imaginable. Yesterday my book arrived and in it was a note; this was a FREE copy, not the one I bought. PMI Mortgage Insurance Company, has a report out on the largest Metropolitan Area s and the expected decline in home prices the next two years. PMI Mortgage Insurance is one of the largest Insurance Companies in the nation for insuring mortgages like FHA and VA loans. The fall report is for the second quarter statics in 2008. It is based on the Office of the Federal Housing Enterprise Oversight (OFHEO) You can read the entire PMI Mortgage Report here. You can read just the Metropolitan AREA Report here. According to this Ann Arbor is low risk for continual falling prices. That puts a smile on my face and we can only hope. Yesterday I wrote on my Saline Chamber of Meeting with Michael Lorenc of Google speaking. The room noise was a distraction and some of you asked in your comments for me to clarify what was said. Here it is. What does Google think about duplicate content? Basically copying and pasting is a big No, No. But, it is Ok to post the same thing on your personal blogs. Should we join all these Social Networks? Yes it is a good way to stay in touch with people and form relationships. Does he Twitter? No, he stays on top of things by reading his RSS feeds. He is too busy. Is it good to put our blog feeds into all these social networks? Yes, it is but just don't spam with comments. Is PR (Google Page Rank) all that important? Today the Saline Chamber of Commerce held a Lunch and Learn at Stonebridge Golf Club.  Michael Lorenc spoke from Google . Mike and his wife Amy were my buyer clients last year when they moved here from Poland, where Mike was head of Google in Poland. Thanks to Elizabeth Nieves for inspiring this post from her post today. Two hundred, eleven years ago, our country faced another huge crisis, the Constitutional Convention had met in Philadelphia to rewrite the Articles of the Confederation. The quarrels between the States were deep and divisive. There was no Union. The delegates began to realize that they needed to do something more than patch up the Articles of Confederation. It was a stormy convention. The northern states insisted upon representation according to population; the southern states claimed representation should be based upon land under cultivation. The small states feared they would be overwhelmed by the large states.  Some have said it was the strength of George Washington's personality which held the Convention together.
