Ann Arbor Greener and Brighter Getting Greener and Brighter Monday was a blue day, so many issues came up over the weekend. I hate to write about negative things but all the issues in my last post were happening all at once, and that was what was on my mind. Now it is Friday and most of the issues have been cleared up. The seller who didn't want to accept the price I gave her on her house, called and we are going to list it where I showed her the Solds and Actives were. We turned the house we closed in that got sold in a foreclosure over to the title company and said, " Here it is your problem, get it fixed and get us clean title"! Why should we try to fix an issue that they didn't send in the "short sale" check in time. It is still a mess, it will get resolved, but it is off our plate. My team member who wrote the offer was trying to get it resolved by spending hours on the phone. From one department in CA and one in AZ. We split the difference in the appraised value w...

Ever had a bad day? Of course we all do.... that is life... Delivering bad news to clients... " your house is not worth what you paid 3 years ago. "Would you like to do a "short sale?" No, you're assets are too high. You make too much money, but you don't have enough in savings to walk into closing with..... You don't want to counter the offer, after asking 80K under asking price when the seller bought it for 525K and we are only asking 399K? The appraisal came in $ 8000.00 under asking price, because we are in a declining market.... The bank said they won't let you make an offer contingent on a contractors inspection? The master bedroom addition you added and didn't pull permits, ONLY has one heating vent and you don't want to pay to bring it up to code? Taking the Plunge with Mixpo

My First Experiment with Mixpo I took the plunge and ordered Mixpo from Activerain. Thanks to Brad Andersohn, walking me through it the first time, I was able to put this first video together. Brad promises me he is going to be doing a step by step tutorial on it. There are so many things you can do with it that it will take me some time playing around with it to get good. I think I deleted and started over so many times my eyes were crossed. Yea, I said "absolutely" way too much. Last Saturday we were at the Michigan spring football game, and while I was there, I did a quick interview with Paul Bunton, the Chief of Police in Saline, MI. I have known Paul for a while both through Saline School meetings and Saline Chamber of Commerce Events. Chief Bunton has been Chief since 1994, coming from the Ann Arbor Police Department. Two Tools you might want to use that have really helped me are GetClicky and Flickr. Here’s why?   Yesterday was the Spring Practice game for the University of Michigan football team,  known at the “Maize and Blue” game. I went and took my FlipVideo camera. Last night I posted it up on YouTube and blogged about it on my Ann Arbor Real Estate Talk blog. GetClicky is a service that tracks who is looking at your blog, where they came from and most important what terms they are searching for. The Big Weekend April 15th is the day....our taxes are due. So my guess is many of us will be gathering receipts and hitting the button on our QuickBooks or Quicken to pay Uncle Sam. Actually in 1862, Congress inacted the Tax Act to help fund the Civil War. The Act of 1862, also established the Internal Revenue to assess, levy and collect the taxes. Did you know the powers and responsibility remain pretty much the same 146 years later? When Congress passed the first law it was a forerunner to our progressive, modern withholding of our taxes. This year many Americans will be receiving rebates of between $300 to $1200. from the government . Businesses have already started thinking of marketing campaigns of ways to get you to spend the rebate. My advice, don't count your chickens before they hatch. Not everyone will get a rebate. Ann Arbor-Washtenaw County Condo Reports March 2008

March Condo Reports Just like the residential market in Ann Arbor , the condo market saw a reduction of the number of listings that came on the market in March by 47%. The average sales price of condo's in Washtenaw County was $145,930. That is down over 28% since March of 2007. The number of closing is down 12%. With both those things declining, sellers are noting that the lower priced condo's are selling faster. Buyers are very picky and with so many units on the market, they have a chance to be extremely picky. Sellers need to contantly be aware of the number that are selling and what the selling price is. It is advised that you consult with a professional Realtor who will keep you updated as to the changes on a monthly basis. 1st Quarter Market ing Reports Homes are selling in Ann Arbor and Washtenaw County , but they absolutely MUST be priced right. When I say, "priced right", I am not referring to market value. I am talking below market value. Buyers want a deal, a bargin. The average sale price throughout Washtenaw County is down to $205,400. When  I started my journey in Real Estate the average sale price was $269,900.  This is down 11% compared to March of 2007. Throughout Washtenaw County there is a 14.8 month supply of homes on the market. The $1 milllion dollar price range is the hardest hit with a 5.75 years worth of inventory. The $100,000 to $ 199,999 homes are the strongest in Ann Arbor with only 11.4 months of inventory. Homes under $200,000. in Ann Arbor use to sell with muliple offers in days not months for a comparison. The number of closings did increase my 3% from March 2007 to March 2008. The opinion, arising out of a request from Representative Martin Griffin (D-Jackson), should afford certain home sellers immediate financial relief as Michigan’s real estate market continues its road to recovery. Are you in Prison ? What do I mean by that? When a person is in prison, they are locked up, confined to limited quarters, food, water, cigarettes, day to day, same o same o, basically survival. Michigan Senate and House to Agree on Tax Reform

The Michigan Senate passed legislation to hopefully stimulate the housing industry in Michigan. A similar stimulus package was passed by the Michigan House last year which would give homeowners a 18 month moratorium on the “pop-up” tax. What’s the “pop-up” tax? It is tax in Michigan that effect homeowners when they sell their home and want to move up to purchase a new one. For example, you buy a home in Michigan and the new home buyer gets a notice of an increase in their taxes. Since Proposal A was introduced, it gives the Townships and Municipalities the ability to increase taxes when the home owner sells to the new buyer and the deed is transferred. Under the Headly amendment, taxes could only be increased up to the rate of inflation or 5% whichever is less. Taxes Lowered Taxes Lowered Over a month ago, when we were getting our yearly tax assessments in Michigan, I sent out an email to my past clients and offered to help if they needed any help in fighting their assessments. Michigan is in a declining market and yet the values of some peoples homes were still going up. Huh? One of the homes I sold last year, was only 9 months old, the sellers had paid $515,000. to the builder and it was a beautiful custom built, all brick home. They were Pfizer relocating sellers and we were able to get the house for them for $420,000. When new assessments came out our new homeowners were still being assessed on the $515,000. So Ms New Homeowner called me and asked for help. We pulled comps, in their neighborhood and their township. They went before the local municipality which is in York Township, Saline Schools. HOME WARRANTIES We had and inspection on 1941 Geddes in Ann Arbor, the seller is in Arizona, an elderly woman. Before the Realtor, who is also their neighbor left for her vacation she had the house winterized. It is an older home and pipes run through the unheated underground garage. When we showed up for the inspection the water was off. So we removed the contingency on the home inspection, ?subject to the water being turned on to re-inspect before closing. We arrived on the day of closing, with the inspector to re-inspect the water. The water was still not on. So I called the Listing Agent and she said the Plumber was not able to get in to de-winterize the house, the day before because the door was locked. OK... how about a phone call? So we could delay closing or out of courtesy? So we call and the plumber comes out in about an hour. Now a H2O tank has been drained and it takes time to fill it. Real Estate is Like A Roller Coaster Friday night we were having dinner at Bridgewater Bank in Saline, MI. It was crazy snowing and the restaurant was not too crowded, so we lingered. No one was in a hurry to get out and scrape their windshieds to go home. We were with Debi Gould and her husband Dan. To those of us who live in Ann Arbor , we have always thought we were exempt from the rest of the state of Michigan when it came to the housing industry downturns. Not this time. A quick look at Foreclosurenet.net will give you a list of all the foreclosure homes in Washtenaw County. There are 298 homes listed on this site. Most of foreclosed homes in Ann Arbor and in the State of Michigan are due to homeowners either loosing their jobs or being transferred and not being able to sell their homes for what they owe.In the 90?s many homeowners were quick to refinance their homes, assuming the market would continue to rise at the historical 8% in Washtenaw County rate. Opps, it didn?t happen and the refinance appraisals were coming in high. Common Craft is one of my favorite blogs, I have learned so much from their animated videos this year. The ones on RSS feeds, and Twitter are my favorites. I have emailed it and posted to so many people who ask me what is an RSS Feed and what is Twitter. Common Craft has been nominated by Yahoo for their Animated Video on Zombies.
