Wordless Wednesday's in Saline Michigan
2008-12-04 02:07:00
Photo taken by Missy Caulk, taken the day after Thanksgiving with Melina and Allyssa. I have no idea who started this, but I have enjoyed looking at all the photo's so this is my first Wordless Wednesday. If you're not to have words then post it in the comments. I have seen it both way on Activerain.

Saline, Mi (33rd) Annual Christmas Parade, December 6th
2008-11-30 22:20:00
The Saline Chamber of Commerce presents the 33rd annual Christmas Parade on Saturday, December 6th. The parade begins at 5:30 and it is always a huge hit. The Saline Twirlettes will be performing, Boy Scout and Girl Scout Troops, Saline High Marching Band, Paws with a Cause, Roller Derby Girls, local dance troupes, floats and Santa Claus will be arriving in town.  Tom Mac of Tom Mac Photography is the Grand Marshal and I do believe he has taken the majority of all our graduating seniors senior pictures as well as all the Dance Alliance performances Allyssa was involved in. The theme for this Christmas will be a "A Nostalgic Saline Christmas".  Each of the floats will design their floats around that theme, and it is always fun to see the creativity of the churches, day-care centers, and schools. I've been attending this parade for 19 years, sometimes it is really cold, sometimes it snows and other times the weather outside is moderate. The Kiwannas Club is always there hand...

I'm Shopping at Sears for Christmas, and here is why!
2008-11-28 18:01:00
I don’t usually shop at Sears , I admit it. (Although I did walk through the other day and found a really cute, hot, lime green peacoat by Lands End.) But, I am going to shop there this Christmas season. Why? As a mother of two sons in the Navy, I read and loved Sears support of our military. Not only do they support our sons and daughters in Active Duty but also those who are in the Reserves. Please take the time to read everything they do for those serving in the military. I had no idea, but they have been doing this for years. Military Pay Differential and Benefits Continuation In September 2004, the company extended its military pay differential (fills the gap between military pay and employer pay) and benefits continuation to 60 months for eligible employees called to duty in the Reserves or National Guard. 1) While deployed, eligible employees can: 2) Continue participating in SHC's life insurance, medical and dental programs. 3) Receive annual merit pay incre...

Thanksgiving Reflection on Activerain in Black & White
2008-11-27 18:21:00
There is so much to be thankful for this year, it is hard to know where to start. So grab a cup of coffee and watch this Smilebox I made for all my Activerain friends here. Last year, I set a goal to meet 100 members of Activerain in person. Well, I far succeeded that goal. It was some of the highlights of the year for me to meet people at Inman Connect, Re-Bar Camp, KW Family Reunion and NAR in Orlando. I wonder if Jon Washburn the founder of Activeran has any clue what he created here? The relationships and friendships are fantastic.   When you meet people there is such a connection, it is as if they were old college friends you hadn't see in years. If I have ommitted one, I apologize as there was no way to include everyone, and some when the show were missing were not there, as I must have not brought them in. Do your best to put back "conference money"in 2009. It will be so worth it to connect with computer friends face to face. Almost everyone included I have met face to fac...

IGoogle, Do You?
2008-11-26 22:49:00
Do you use IGoogle? I use IGoogle for my home page on Google and love it. Today on Twitter, I posted that I had just added Twitter to my IGoogle page.  IGoogle is a personal home page that you set up for your personal use. Like all Google Apps it is FREE.  The first step is to go to Gmail and get a free email account. If you don't want to use it for email that is OK, but it is the door into all the other free Google apps. For example: I use Missy@MissyCaulk.com for my email so all I do is forward all my emails from caulk.missy@gmail.com into my Outlook account which is Missy@MissyCaulk.com.  So I am only managing one email account. After you get your GMail address,  you go to your setting page and add all the apps you want to that Google provides. This is where you set up your GoogleDocs. Google Calendar, Google Alerts etc.... This list on the left is how I have cutomized my IGoogle Home Page. There are literally hundreds of applications created for IGoogle, so...
Asbestos and Your Health, Tips for Remodeling your Ann Arbor Home
2008-11-25 19:15:00
I was recently contacted by Jesse Herman, the Awareness Coordinator at the Mesothelioma Cancer Center . Lately Jesse has been reaching out to real estate bloggers in efforts to getting some of our information published. As she reached out to me, I told her I would be glad to help her get the word out to the danger of asbestos in remodeling. Home s built before 1980 likely have asbestos insulation in them. When homeowners remodel, they may expose themselves to asbestos, which could lead to the deadly cancer called mesothelioma. There are many environmentally safe and healthy ways to insulate your home.   In Ann Arbor some of our most desireable area's are in downtown area of Ann Arbor, Burns Park and The Old West Side. The homes built during this time period are built between 1860-1940.     Used as a form of insulation for pipes and attics throughout the twentieth century, asbestos is a mineral found in the environment. Although a naturally occurring substance, this mi...

Don't shoot the Messenger..........
2008-11-21 02:46:00
I have been tagged by three people for the book meme.   Debra  Brooks,  Bob Carney, Carol Smith. Here are the rules: 1. Grab the nearest book. 2. Open the book to page 56. 3. Find the fifth sentence. 4. Post the text of the next two to five sentences. 5. Don't dig for your favorite book, the cool book or the intellectual one. Pick the closest. 6. Tag five people to do the same *The one book that this can not be is the Bible Here is mine: The FBI entourage arrived mid-afternoon from field offices in three cities. IT was clear from the start that the person in charge was Special Agent Wibowsky, a small slim woman who was all fire and motion, and to whom Mack took an instant liking. She publicly returned the favor, and from that moment on no one questioned his presence at even the most intimate of conversation or debriefings. This excerpt is from the book THE SHACK, where tragedy confront eternity  by William P. Young. The 5th sentence or so doesn't give the...

A Democracy or a Republic?
2008-11-16 03:41:00
We are not a democracy       Our country was not formed a democracy. We  were founded as a Republic an form of government and herein lies the problem.  There in NO where in our Constitution of Bill of Rights that uses the word Democracy . Oh you learned it in your text books, we all did. We all hear it today, yet the Founding Fathers detested it. Thomas Paine, considered it one of the vilest forms of government.  However, as I got older and cared about our history and the founding of America, I discovered that truth. Now in the midst of bailouts and more and more banks, businesses and governments holding their hands out it would do a well to remember this. It would be interesting to ask our current legislatures and those just elected to explain the difference between a Democracy and a Republican form of government. The following quote attributed to Professor Alexander Fraser Tyler who was writing back when America was still a colony: A democracy cannot exist as a permanent...
Saline, Dexter, Chelsea, Ypsilanti 3rd Quarter Residential Market Reports 2
2008-11-15 16:10:00
Listed below are the 3rd quarter marketing reports for Washtenaw County. Included are all of the different areas of Ann Arbor, and the surrounding area's of Saline, Dexter , Chelsea , Milan, Ypsilanti (and all it's areas) Ypsilanti Township, Whitmore Lake and Manchester. Amazingly enough as the entire country was embellished in terrible market and economic conditions we still managed to sell houses. In fact, sales were up in October of 2008 by 16.5% from October of 2007. The bad news is that the sales price is down 10.5%, and that hurts sellers. One positive sign is that the number of listings coming on the market are down. I believe that sellers are no longer "testing the market" but waiting if they do not have to sell. Here are the charts, you can find your area, look at the price range where you think your home would sell, then look at how many homes sold and how many are active. That will produce the "absorption rate". The absorption rate is used to determine how many months it ...

Condo Market Reports for the 3rd Quarter in Ann Arbor
2008-11-15 15:52:00
The 3rd quarter market reports for condos in Ann Arbor .  Once a month I publish these reports created by Big House Data, a firm I use in Ann Arbor to scrub the data from the Ann Arbor Area Board of Realtors. The number of listings of condos in Washtenaw County was down, the solds were up and the sale price was up from Oct 2007 to Oct 2008. The up price was 1.5% but this is still UP ! This is a good sign because as we decrease our inventory the sales prices will stabilize. Search the Ann Arbor MLS To view more reports and graphs go to Ann Arbor Real Estate Talk. These 3trd quarter reports are only for Ann Arbor. To view Saline, Dexter, Chelsea, Milan, Ypsilanti, Whitmore Lake you will need to view on my other blog.

Follow up Leads before they get Away
2008-11-12 16:23:00
I wrote a post on Agent Genius last night on Strike while the Iron is HOT. No reason to do duplicate content on it; however it is a post worth reading about the importance of following up leads quickly when they visit your web-site or blog. We all know that the consumer typically works with the Realtor that connects with them first. Many agents are afraid to pick up the phone and call that prospect. If you are one of them then go read a solution to that at Agent Genius. We spend a ton of money and or time on having an online presence. Why? To generate business, to make the phone ring, to get consumers to our search for homes site. With the new Listing Router introduced my ActiveRain two weeks ago, I expect that traffic to increase. So how do we handle the emails, the phone calls? What is appropriate for getting back to consumers? How do we handle that first phone call? I'm going to leave the comments open, so if you need the points, then feel free. But, I would rather you comment o...

Veterans Day, November 11th
2008-11-11 20:23:00
Today is a day that the federal government and the majority of the states in the United States, sets aside to honor the men and woman of the military that have served our great nation. With over 24.9 million veterans serving in our military it is a day we set aside to remember them and the service they gave to our great nation. It is a day to say Thank You. My good friend Sarah Cooper, created this Real Estate Show for us to share. I learned about it on Twitter several weeks ago and asked her if we could share it. While you listen take a view minutes to honor your family members, friends, brothers, sisters and sons who have served and are continuing to serve in all branches of our military. I have two sons in the Navy currently, my father served in WWII and my granddad in WWI. Today I remember then along with the millions of others who have helped us maintain our freedom and liberty. Unlike Memorial Day that celebrates the memory of those who fought and died; Veterans Day honors th...

Chelsea, Dexter and Milan "Short Sales"
2008-11-06 17:48:00
Yesterday I wrote a post on Short Sales in Ann Arbor, Saline and Ypsilanti Township. Today I am going to link to the areas of Chelsea , Dexter and Milan . "Short Sales" occur when the current home owner is not able to sell their home for the amount they owe the bank on. The common term is the home seller is upside down on their mortgage. Most people needing to sell their home "short" is due to loss of job, medical reasons or a job transfer. If you are a buyer and have the patience to wait these out, they become a very good opportunity.  If you have the patience we have a team of 6 professionals to help you in your home search. Ann Arbor, Saline and Ypsilanti Township "Short Sales"
2008-11-06 01:44:00
Short Sales are getting alot of attention in the Ann Arbor Area. A short sale is when a home owner owes more on their home than the current market conditions will allow them to sell for. You may have heard the it said this way, "the seller is upside down on their mortgage. Buyers are able to purchase these homes for less than the what is owed to the banks. To purchase a short sale in the Ann Arbor Area, it is important to have lots of patience. Typically a short sale takes a minimum of 12 weeks to work through the process in Ann Arbor, Saline and Ypsilanti Township. Today I am going to have you look at the Short Sales available in 3 communities in Washtenaw County, Ann Arbor, Saline and Ypsilanti Township. Click on each link below and it will take you to the available homes in each community.I will be posting on different communities throughout Washtenaw County and the homes available to be sold short. Listing Router....Show them First
2008-11-02 02:26:00
Kelly Koehler wrote a post that asked several important questions, if you haven't read it, please go do so. The essense of the post was that you have only a couple of seconds to capture the consumer. In other words make it look good, make it count. Here is a screen shot of my IDX Search Site. I show them what they are going to see, before we ask them to register. When the consumer picks out the area they want to look in and clicks the Search button, then they see this, with the photos, Google maps and Google Satellite Images. The box Comments/Questions is where a buyer can say anything that we need to know. Like: "Just looking", "Don't call", "I need to sell my house first."  If they ask us to NOT call, we don't. We respect what the consumer has told us. Do we get bogus numbers, bogus emails? Yes, but after doing this for 2 years it is rarely both. This is just an example of what you can do. Many IDX's services, are just plain ole' black and white and boring. If you have...

Listing Router....some IDX Solutions
2008-10-30 19:48:00
Sticky-web sites.......I wrote a post on AgentGenius about sticky web-sites. I decided to just link to it so you can go to AgentGenius and read it. A more important question kept coming up in the comments on the Listing Router post about getting an IDX feed.  I am going to link to some sites that are third party vendors and already have the IDX feeds for many boards across the U.S. 1) If you own MLS Board or Rules don't allow more than one or two feeds to be given to the Broker, you can go to these sites and see if your IDX feed is already there. 2) If it is and you want it, make sure you call them to ask if you can have a page created to have visitors register if that is a feature you see the benefit in. Some already do this. 3) Do not put money in your listing router account if your link gives the leads to your Broker and you will not get the lead. You are throwing your money away. Listing Router is the greatest feature I have seen on Activerain, but for you to have success...

A Lead vs a Hit.........for Listing Router (how to make the most out it)
2008-10-29 07:04:00
I am so excited for this feature on Activerain, consumers can come to read our blogs and then search for homes in the area they live in. This is THE biggest WOW on Activerain!   In my humble opinion this was the feature that was missing. Consumers are finding our blogs through the search terms they are looking for, so they read a blog post and think, this is good, but I want to look at or buy homes in ______________. Now they can read one of my blogs about Ann Arbor that came up in the search team they were looking for, then go type in their own city to find a home. As Brad said in his comment, members can't see the search bar, but the consumers who don't sign in can see it.  I see this is a great way to give access to consumers to find homes AND prevent us from using the search and driving up each others Pay Per Click budgets. BRILLIANT! I have been using a Pay per Click campaign for 2 years. It is an IDX site, that shows Google maps, Google Satellite Images, and multi...

Hopefully A Match Made in Heaven In Howell, Michigan
2008-10-27 03:16:00
Several month ago I listed six vacant lots on Bignal Drive in Howell, Michigan . I am also representing Essex-Home Builders on a property at 6190 Concerto Drive in Saline. So I thought.................... I have a developer with lots and a builder who wants to build, so I put the two of them together and we now have 6 lots with floor plans and elevations to offer people looking for new construction in the Howell, Michigan area. Howell is located in Livingston County. This is the email notifications I send out to people who have registered on one of my web-sites and want to receive new listings. I believe it is difficult for many people to visualize a home on a vacant lot, so hopefully this will give them a picture of great homes to be built on 2 to 5 AC lots in Howell on 0 Bignal Drive by Essex-Home Builders.   Great First-time Buyer HomeNew Construction in the CountryType: New ConstructionLocation: 0 Bignall Drive Lot 8Price: $220,334Get more information > &...

FHA Down Payment Assistance Program Alternatives

This post was written by Justin Williams a lender from Virginia Beach.  I reallly liked this post to help buyers out and told Justin I was going to wait a few days to re-blog it for buyers in Ann Arbor. I am not a lender, so I don't pretend to know all about the current loan programs available. Phishing is bad, BOOOOOO
2008-10-24 03:56:00
One of the blogs I follow and have mentioned here is Common Craft Blog by Lee Lefever. Lee just released a new video on phishing scams?  I can always tell when I get a scam email and they ask me to log on and verify information. Most of the time it is from banks and I know I don't have an account there. I got one not to long ago and it was from a bank that I do have an account at. I called them up before I submitted the information. Yes, it was a phishing scam. They informed me to always log on to my account from the web site NOT the email. Here is the video by Common Craft blog that I think you will learn from. As Lee says in his video there is nothing wrong with doing internet banking as long as you go to their site, and not them come to you in a email.

Ann Arbor Area Realtors to Beta Test the Supra e-KEY for Blackberry Phones
2008-10-20 05:27:00
In January of this year, I posted on the Ann Arbor Area Board of Directors needing to make a decision on the continued use of the Supra-Key.  I sent the post to our IT Director and he forwarded the post to our Supra Representative.  With over 93 comments they heard and are responding. Our main issue was with all the data sharing, we were having problems with Realtors from other MLS's showing our properties and us having to drive all over Washtenaw County to open up the doors since they did not use the electronic lockboxes. In an effort to retain our business, they are working with the Ann Arbor Area Board to be Beta Test ers for the Blackberry Solution. This Tuesday those of us who volunteered to test the E-Key with our Blackberry phones will go to the Ann Arbor Board Offices and get the software installed. The training will take about 2 hours so I will report back to members of Activerain that use the E-Key for accessing homes with our Blackberry's phones. Yea, excited a...

September Market Reports for Washtenaw County, including Ann Arbor and Sali
2008-10-20 02:06:00
Are home selling in Ann Arbor ? Yes, actually the number of homes selling are up. Now the problem for sellers is the prices are down. Boo........... If you want to see the charts go to Ann Arbor Real Estate Talk to see the graphs and charts, with year to date comparisons, the inventory and sales prices. There will ALWAYS be a need for people to buy and sell. Right now, we are in a Buyers Market as are most states. So really all that means is that the buyers have more to choose from and those homes that are selling are in great condition.  The forclosure's and short sales are still accounting for 1/2 of all the sales. This is forcing home sellers who to lower their prices to stay competitive with the current market conditions. The average price for home sales in Washtenaw County was $250.315.00 down almost 15.5% from September of 2007. What that means is on a home that would have sold for $300,00.00 in September of 2007, is now able to sell at a value of $245,000. Of course th...
