Today the Saline Chamber of Commerce held a Lunch and Learn at Stonebridge Golf Club.  Michael Lorenc spoke from Google . Mike and his wife Amy were my buyer clients last year when they moved here from Poland, where Mike was head of Google in Poland. Imagine my surprise when I said "hello" and he told me Amy had told him I would be there. Wow, how would she know THAT? I have been seeing more and more group or community blogs out in the blogosphere. A group blog is a collaborative effort each post written by individuals but all under one platform.   Agent Genius won the Innovator of Year Award at Inman Connect in San Francisco this July.  As I said in this post it is one of the best outside blogs I have been following this year. Recently Lani and her husband Ben invited me to join the group of Agent Genius bloggers in contributing to the community. Ann Arbor Library to be Torn Down and Rebuilt

The Ann Arbor District Library Board has voted to tear down the main library downtown and build a new one in its place. Recently the Library posted a survey online with over 6,000 people responding. The survey asked how space at the library should be allocated, and about a proposed underground parking structure beneath the current surface lot next to the library. More than half of those who responded to the survey, said Ann Arbor needed a renovated or new downtown library. Around 14 percent said they did not agree a new or renovated library is needed. The 50-year-old building has been renovated twice already with the latest being in 1990.   I recently posted on all the new branch libraries in Ann Arbor have been built with sustainable design and materials.   The current building also does not comply with Americans with Disability Act (ADA) standards, although accomodations had been accomplished. I immediately went to my WordPress.org blog and tried it out, Ann Arbor Real Estate Talk.  You can also immediately submit it to your FaceBook and other social network sites. Saline Area Schools is doing a need assessment for each of our schools and wants the parents input. As parents and members of Saline Area Schools District, it is important we take the opportunity to provide our input. There are two different pilots to choose from, one if you have a child attending a school and one if you are like me and they have graduated, but still like to participate in the schools. Broker Bryant wrote on a final walk through that has inspired this post. I have sold five homes in Dhu Varren over the years.  This situation occurred at the closings of one of those homes. AT THE CLOSING TABLE, the Buyer Agent, "there is a HUGE spot on the carpet and we want new carpet." "Well, I'm sorry but, my sellers have moved out of country and you should have let me know last night after your walk-through. However, as my clients have moved out of country, I will pay to have it cleaned." No, they wanted new carpet. It was huge. Trulia Listings on Your Smart Phone, Not just IPhone

Today I received an email from Trulia, that you can now download their listings to your phone. This was available only on the Iphone s until the latest update. Using  a software called lightpole. Lightpole allows you get real time data on your mobile phones from any geo-specific area or content. I found when I downloaded the mobile app from Trulia this morning that it gives me restaurants, Yelp and Yahoo Listings to search. Read here to find the Accepted devices, most are. Now most MLS charge an add on fee to get the data to your phone, Trulia is giving it to you FREE.  Even more reasons to have branded your listings on Trulia. My Legacy Online

When I think about the word legacy, the first thing that pops in my head is family. Actually the word legacy does apply to "something transmitted by or received from an ancestor or predecessor or from the past."  Thinking about my on-line legacy causes me to reflect on the history I have left behind in the rain.  So grab a bowl of popcorn this is long. With family being the most important people on earth to me, many of my posts have been written on in honor of them. The one post on Alyssa's Wreck  written in July of 2007, is the post that connected the two... my real blood family and the Activerain family. Until that horrific event this was just a place to blog. The Shift or Shift Happens in Michigan

Last Tuesday Gary Keller spoke in Michigan . He was here speaking on his new book, The Shift .  Russell Shawone of my favorite bloggers on Agent Genius, had an introduction in the book and said this, "If this book doesn't light your fire, check your pulse. As always, Gary has found the unifying principles on which survival in a shift are based. This should be mandatory reading for any agent whether old or new." The interesting thing to me was when Gary asked all the attendees to raise their hands on the length of time they had been in the business. Well, most were fairly new agents,  most had never gone through a Shift. Being licensed in 1995, I had never gone through a Shift. Real estate and economies are cyclical, they come and go. I hope next time the Shift occurs, I will not be taken by surprise. Ok, I've been trying to get #1 Daughter to blog for over a year. We have gone from her laughter to me blogging to her first one.  I took her to Inman Connect in San Francisco in July. I thought, yea............that'll do it............meeting all these big time bloggers. Cutting edge agents, tons of technology. hummmmmmmmmm Today I came home from the office, where I have been most of the week training my new assistant and she had written her first blog post. Yea... Now if some of you would go and encourage her, that would be really cool. Her name is Christa and she is my best friend, number 1 buyer agent and the daughter I have always dreamed of after those teen years. She never meets a stranger, all her clients love her. Am I proud or what?

September 11th, 2001, seven years ago... a day that will be in our memories forever. A day similiar to the day John F. Kennedy was shot.  I was in 5th grade when Kennedy was shot, I was in choir practice at my elementary school, we got down on our knees and prayed. (not sure that would or could happen anymore) Seven years ago, I was at our weekly meeting at RE/MAX. Our broker plus another agents cell phones were blowing up. One agent, Jim got up and walked out, when he walked back in he set the radio down in the middle of the conference room table. No one said a word, we all just got up...........walked to our cars...........went home to our families. There were no words to say............. Nationally the housing market is taking a beating. But, the last few days,interest rates have fallen again into the 5.65% range in Washtenaw County . Sales price average was $196,751.00. For the year it is down 7.5%. The average days on the market for homes and condos is 87. But according the Big House Data this does not reflect expireds and re-listings. If you figure those in the DOM on is close to 130.5. Once again, the homes priced competively, and in good condition are selling first. As a listing agent in Ann Arbor, I am giving more weight to the homes that are Active and that my sellers will be competing with. My goal is to have their home priced in the the 10 of all the homes buyers will look at.Buyers are smart in Washtenaw County and they will buy the perceived value in any home. Need to sell a condo in Ann Arbor or Washtenaw County? Make absolutley sure it is priced right. The condo's priced right are selling. I sold one last month in 2 weeks, it was in excellent condition and the sellers listened to my advice on pricing. August 2008 saw a total of $9.5 Million in closed condo transactions. There were 56 closings in August 2008, which is down 28% from August 2007. The number of new condo listings is down 18.5% and year to date the listings for condo's is down 33%. Slowly but surely the inventory is getting absorbed. The average list price was $170,137.00 down from August 2007 by 9.5%.

Do you ever feel as a listing agent you are always giving sellers, "bad news"? I know as an Ann Arbor agent it is discouraging to have to tell sellers that their home is not going to sell at what they had hoped for. Honestly in Ann Arbor and Washtenaw County , most of our sellers are realistic, yet when the CMA is done it is still disappointing for them to hear it. The homes that are priced right and in remarkable condition are selling. Foreclosure's are also selling because in most cases they are 20% below the others listed in a subdivision. Now most foreclosure's are not in move in condition and some buyers are willing to fix them up to get a MUCH lower price. The average list price in Washtenaw County is down 16% from August of 2007. I guess I should say another 16%. year to date list price is only down 9.5% over 2007. The average sales price in Washtenaw County was $235,607 in August. On Thursday morning, I got up early and looked out on my deck, through sleepy eyes, and without coffee, much to my surprise I saw my daughters MacBook on the deck. NOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOO OOOOOOOOOOOOO!! It was covered with morning dew. I quickly ran to Twitter to ask for help. I dried it off, sprayed compressed gas on it and waited. First I was told to dump it in a bowl of white rice and let the moisture out of it. Now, who has a bowl of white rice that big? Besides all we eat is brown rice. Poppy Dinsey, @PoppyD jumped in and said to turn it into a V, take the battery out, and DO NOT TURN it on. She had spilled a glass of water on hers and did this and she was getting ready to post on it. So I did. Then I went down to "this" daughters bedroom and pulled back the covers to "quietly tell her, what she had done". Today Kim Wood, my apprentice from MakeOver2TakeOver contest came to visit. She had her 2 daughters and her husband Michael, stopped here on to have brunch with us. We had a great time, not long enough.............but long enough to catch up and share Twitter stories. We are all going to Inman Connect in January 2009 in N.Y. City. I cooked four breakfast casseroles, and picked up a Sour Cream Coffee cake from Zingermans. My two daughters were going to the Michigan vs Miami of Ohio game, and I think at one point Kims husband was ready to cancel his sisters wedding and go with Christa. Michael grew up in Battle Creek so he is a big MI fan. I told him to follow my blog as I always talk about Wolverine Football. It was fun to here, my Mike and Kim's Mike talk about the stress, tears of MakeOver2TakeOver. Seasons of Life for Ann Arbor Realtor

I think this is the longest I have gone without a post since I began blogging on Activerain in Dec 2006. Not sure if it was burn out from all the localism posts, I was trying to do or maybe trying to learn Vista and Office 2007, and getting all the files transferred over to the Sony. I just hired a new assistant, and after having Betty for 10 years, there has been a lot of training to do getting my systems up and running with her. However, I'm excited!     If my business was not systematized, I would be in a mess. A system is just recording what you do over and over again so no stone is left unturned. We are tweaking some things, and adding some new ones. Colleen will be handing all the Buyer Agents transactions from contract to close. This is new. In the past all the Buyer Agents showed the home, wrote the offers, negotiated the offers, set up inspections, attended inspections, negotiated inspections, talked to the lenders, removed contingencies and set up closings. Opening Day for Michigan Football Tomorrow

Opening today for the Michigan Wolverines is tomorrow. There is so much excitement living in Ann Arbor and a college town. Even if expectations are low around the country we are looking forward to a new era at University of Michigan. We have a new coach, Rich Rodrigues, who runs the spread offence which is new and different at this Big 10 school, steeped in a running tradition. "Coach Rod" as he is called is the son of a coal miner from West Virginia, with blue-collar roots, he became a head coach at age 24. Coach Rod is still not saying who will be the starting quarter-back. My guess is he will play both of them. Nick Sheridan is from Saline, who was the QB when my son Andrew played at Saline. The Sidetrack Bar and Grill in Ypsilanti, MI

The Sidetrack Bar and Grill is a charming restaurant in Ypsilanti Michigan; it is located in Depot Town and has the best burgers. It is a completely laid back atmosphere and reminds me of the way life use to be, with lots of old photos on the walls of the history of the SideTrack Restaurant. The Sidetrack has been in business since the 1800's when it was started across from the railroad tracks in Ypsilanti. The Amtrak Train passes through there although it never stops anymore. You have to pick up a ticket to Chicago in Ann Arbor.   Brick walls, hardwood floors, and a gorgeous bar and every time I go it is standing room only. Lee Lefever is the creator of the Common Craft Blog and all the videos in Plain English. He recently posted one that he created for the Google Reader Team at Google. Jon Washburn wrote a post a few weeks ago sharing his statistics from his Google Reader account (which is great for knowing what blogs he is reading). Sarah Washburn also wrote on a post on Getting Your Blog to the top of Google Reader. Everyone needs a feed reader, and my personal preference is Google. Michigan Association of Realtors is holding their annual conference September 17th through the 19th in Detroit at the Marriot Renaissance Center. The calendar for the events can be found here, beginning with the opening of the General Assembly at 5:00 P.M. on Wednesday and a mix and mingle afterwards. Are there any Activerain bloggers planning on attending? If so lets plan to meet up somewhere. One of my very favorite all time speakers is attending Terry Watson. He has the closing keynote on Friday at 11 AM. You are being given CE credit of one hour for attending this. I don't need the Con Ed credit but I would never miss Terry. I first heard Terry Watson at a RE/MAX of Michigan convention several years ago. Then the Education Committee of the Ann Arbor Area Board of Realtors brought him in to speak. WOW !
