The insurance company required the roof be replaced. The roof is not leaking now. In any event, the coverage did begin at closing as long as the new homeowners repair or replace the roof in a timely manner. So in researching this situation, I came across some helpful online videos. The two that I would like to share are loss prevention and home inventory. Both should be done annually. We need to check the smoke detector and if I remember to change the clocks, we should make it a trifecta. Neither agent will probably work as hard for such a client as they will for a client working solely with them. Put yourself in the place of the agents. Who would you work harder for, a buyer where there is only a 50/50 chance that you will earn a commission or a buyer with close to a 100% chance you will earn a commission?2. The more an agent works with buyers, the faster the agent learns what the buyers like and don’t like which saves time for everyone.3.
