This means that for many homeowners, there are two very different measures of what their home is worth.   1. what the real estate market says (market value) and   2. what the tax system says (taxable value) In a booming real estate market, the 5 percent cap makes taxable value smaller than market value, creating a gap between the (smaller) amount of value you're taxed on and the (bigger) amount your home is actually worth.And the longer you own your home, the bigger that gap becomes.When the house is sold, the gap between taxable value and market value goes away. Cost overruns caused the Ann Arbor development to stagnate last summerAn infusion of new investment monies has allowed the Upland Green Project to resume construction this week.  Situated near the University of Michigan's North Campus, location and healthy existing leases were the main reason investors jumped in to save the project.  Qdoba and Panera Bread leases still remain in place.  The 30,000 sqft project will also house 20 residential and office condo units.  Developer Bill Conlin had worked with the new investors on past projects which helped to seal the deal.  Harold Bergquist, Jim Jabara and Jeff Meek are all part of the investment team.  All involved are excited about the location and the potential for a great condo market.  Despite the construction overruns and delays, the investors are quite confident that once finished, the project will have a quick sellout.  Currently the project is almost 70% complete.  Condo pri...

Will a temporary freeze on the MI "pop-up" tax help fuel the market?Recently the Senate passed several bills that would provide tax credits to help offset increasing Michigan property taxes.  Property taxes can increase dramatically upon scheduled reassessment.  Buyers could avoid this "pop-up" tax by purchasing a primary residence between April 1, 2008 and January 1, 2011.  Last year the tax-free window created was 18-months in a bill drafted by the House of Representatives.  These two legislative entities are expected to collaborate in coming weeks to finalize the effort to carve something into Michigan history. Ann Arbor Convention Center Back in Discussions

Recent downtown Ann Arbor activity has rekindled discussions about the feasibility of an Ann Arbor Convention Center The City of Ann Arbor completed a conference center feasibility study in 1989.  Despite its antiquity, the study's findings still seem to be plausible.  The historic study called attention to Ann Arbor's proximity to Detroit Metro and the need for speaker resources.  Today Ann Arbor still has no facility that will attract groups of more than 400 people.  The old study recommended one major facility of 60,000 to 75,000 sqft within walking distance of the University of Michigan's central campus.  Although discussions only recently resurfaced and are very preliminary - there has been talk about several city-owned properties fitting the needs.  The Fifth Avenue property next to the Ann Arbor District Library was the first location to come up in discussion.  The Ann Arbor Downtown Development Authority has committed to building an under...
