Markets May Have Hit Bottom in Ann Arbor
2007-06-20 16:18:00 If you want to be on national TV show House Hunters for ANN ARBOR, MICHIGAN, you can be featured on HGTV if you buy a home in the next 20 days with Kathy Toth & Team, Ann Arbor , Michigan.Three bits of news came across my desk this week that may be pointing out that we may have it the bottom on the slumbering real estate market.Sales of new single-family homes jumped 16.2 percent in April -- the largest increase in 14 years (Commerce Department)This obviously reflects what's happening; we're in a buyers market. I hear the concern for buyers wondering if the prices of houses are going to fall further. They might -- and they might not. Nevertheless, buyers are taking advantage of several aspects of the market that make it favorable to purchase:Lower prices Low interest rates Seller contribution to closing (tens of thousands of dollars) Free upgrades, i.e., finished basements, decks, finer appointments, etcSome buyers continue to wait for prices to move upward to signal the ... The tenant who lives below us is a habitual cigarette smoker and the smoke is somehow entering into our unit. This is very disturbing, especially since we plan to have a baby soon and do not want the smoke to create any health problems for us.What can we do?Answer: If you lived in Colorado, your Association could enact an amendment to your legal documents which prohibits smoking in the entire building, including the individual units. In November of last year, Jefferson County District Court Judge Oeffler, upheld such an amendment. In a four unit condominium, Colleen Christiansen and her husband Roger Sauve owned unit 2. They were smokers. Two other unit owners (or their tenants) did not smoke, and the fourth owner ad... More About: Community , Housing , Smoking , Unity

In fact, if you carry the thinking along, smaller, simpler and better designed houses will cost less and probably open up homeownership to more people.Building smaller, simpler and thus more affordable houses could put prices within reach of the marginal buyers who have now painted themselves into corners by signing up for exotic mortgages that are adjusting them into delinquency and ... Will Congestion Pricing Come To Your City? To Ann Arbor?

Big city traffic is how you flow in and out of most cities, it's a threat to life and limb when crossing streets and since it's often a molasses-like mass of belching vehicles, big-city traffic is the surest way to enrich local cab drivers when going crosstown, uptown or nowhere at all. It now turns out that New York's Mayor Michael Bloomberg -- a guy who takes the subway to work -- wants to reduce Manhattan traffic in his fair city by instituting what's called "congestion pricing." The idea is to charge $8 a day for auto users who want entry into the heart of Manhattan, thereby reducing vehicular traffic volume, cutting pollution and raising money which can be used to better public transit. As busy as they are, they usually need plenty of notice -- often at least six weeks or much more if you're moving a long distance.Be sure to build in some overlap between the closing/possession date of your new home and the last day of the lease on your rental (or closing date of your current home). Moving always takes much longer than you think. If you want to make any changes to your new home -- for instance, paint some walls, put in new carpeting or refinish wood floors -- plan en... But in those days, it was often a friend or family member who put up the cash. Now, the idea has resurfaced in a somewhat different form. Now, a local ho... More About: Light , Appreciation , Reci

Terminating Turf Troubles in Ann Arbor
2007-06-05 17:50:00 If you want to be on national TV show House Hunters, you can be featured on HGTV if you buy a home in the next 45 days with us.Even if you installed Astroturf you'd still have "lawn" problems, because some of them are not associated with the grass itself, but an expanse of earth devoted to a single task.Obviously, however, to keep the neighbors from rolling their eyes, most home owners don't roll out a carpet of green plastic -- except maybe for those select locations out of sight in the back yard.So when the crown jewel of curb appeal is the real deal, upkeep costs mount. In 2005, lawn owners spend nearly $9.7 billion to keep their green verdant, lush, and uniform. That's 10 percent more than they spent in 2004 according to the National Gardening Association's latest statistics.Consumer Reports says that's probably a greater expenditure than necessary. Less expensive preventative medicine is a lawn's best friend. In a new report, the respected consu... More About: Ann Arbor , Term , Mina , Turf

2007-05-31 20:18:00 If you want to be on national TV show House Hunters, you can be featured on HGTV if you buy a home in the next 45 days with us.In the 1980s it seemed that all new homes offered wall to wall carpeting as standard. But in today's home market, people are looking at a variety of floors and floor coverings -- and wall to wall carpeting may be on the outs.If my perception is correct, that might be good news for people who become ill as a result of carpeting, carpet adhesives and materials that are trapped in and become emitted from carpets.Over the last 20 years, there have been many complaints made to health agencies relating to carpeting -- as they have been tested and some have contained hazardous materials.Of course different carpets contains different materials, so its hard to describe this in broad terms, but tests conducted over the years have shown that many carpets contain harmful materials, some of which are released into the home at unacceptable levels.Apparently in respons... There are 300,000 community associations around the country and I would say that a large majority of them ban or restrict the clothesline," says Alexander Lee, Founder and Executive Director of the nonprofit, Project Laundry List, which he started 11 years ago when he was in college.Lee says the old tradition is still popular with many people. But he says some see hanging clothes to dry in public view as harmful to property values and thus rules are written to prevent it. "Predominantly it's landlords and community associations that are restricting or banning tenants or property owners from using clotheslines," says Lee.Lee says that results in misse... Along with televisions, desktop computers and their monitors, video recorders and cable and satellite set top boxes lead the way in terms of frequency of use, according to the Consumer Electronics Association's (CEA) "Energy Consumption by Consumer Electronics in U.S. Residences". Better efficiency is finding it's way into the largely computerized gadgets."Standby power consumption has decreased in large part due to the success of volunt... More About: Home , Tron , Saving
Ann Arbor Home Owners Insurance Issues
2007-05-22 20:19:00 If you want to be on national TV show House Hunters, you can be featured on HGTV if you buy a home in the next 45 days with us.Last week we closed a house that almost did not get insured. The insurance company required the roof be replaced. The roof is not leaking now. In any event, the coverage did begin at closing as long as the new homeowners repair or replace the roof in a timely manner. So in researching this situation, I came across some helpful online videos. The two that I would like to share are loss prevention and home inventory. Both should be done annually. We need to check the smoke detector and if I remember to change the clocks, we should make it a trifecta. So every fall, the checklist will be to change the clocks back, check the smoke detector batteries, and update videos. Lions and tigers and bears Oh, my.
