Ann Arbor Goes Green With LEDs!
2008-01-27 06:30:00 Ann Arbor is on its way to becoming the first US city to light its downtown with 100% LED energyLast year Ann Arbor inked a deal with LED manufacturer, Cree Inc to provide lighting for a citywide LED initiative. This effort was undertaken in the hopes of saving energy and reducing yearly green house gas emissions. Recently the city of Ann Arbor forged another deal for retrofitting LEDs with a company called Lumecon. Over the 07-08 holidays, Ann Arbor trees lit up with over 114,000 LED lights. The city also plans to convert over 1,000 street lights eventually to LED light. Ann Arbor's long term goal is to cut energy costs in half and reduce 2,425 tons of CO2 annually. The payback period on this environmentally friendly investment is a mere 3.8 years! This project was partially funded by the Ann Arbor Downtown Development Authority ($630,000). Are You Looking for Ann Arbor Short Sales?
2008-01-24 06:13:00 Get advice from your Ann Arbor real estate agent before pursuing a short saleAnn Arbor area short sales often appear as 'hot deals' to local real estate buyers. It's important to do your research and connect with your real estate agent before jumping the gun on a short sale. There are several things to thing about in this buying process that you may not have considered. A seller needs to be in default on their mortgage payments in order for the bank to consider a short sale. They may even be behind in payments which can mean that a discounted price would bring the short sale price up to market value. Make sure you work with your real estate agent to do the research necessary to work with a short sale:Find out who is in titleFind out whether a foreclosure notice has been filedFind out how much is owed to the lenderFind out how many loans are held on the property so you know the debt positions heldYou should also make sure that the seller is aware of p... Understanding Short Sales in the Ann Arbor Market: Sellers Have Options to
2008-01-21 05:55:00 This is the first part in a series about Ann Arbor Short Sales To begin, let's define a short sale - what is it? When a home owner is in default on their mortgage payments the bank may consider options to avoid foreclosure proceedings. A short sale means the seller's lender is willing to accept a discounted payoff to release the lien on an existing mortgage. Not all institutions will consider a short sale. The seller needs to make a good case for any lender to pursue this option. The following steps will help you get prepared and assess your options:Speak to a decision maker at your lender's office about your potential optionsSubmit a letter of authorization to the lender for your real estate agent or lawyer to have access to your personal and private information, this will save you time in the long runPrepare a preliminary closing statement outlining all your potential closing fees (costs of sale, unpaid loan b... City Place Gets Turned Down by Ann Arbor City Planning Commission
2008-01-18 05:35:00 In a 9-0 vote, City Place got a thumbs down from the Ann Arbor City Planning Commission last weekAlex DeParry's hopes for Ann Arbor "workforce housing" were dashed last week with an outstanding 9-0 "no" vote from the planning commission. The plans for City Place included the demolition of some fifth avenue rental homes just south of Williams Street in favor of a multi-story 84-unit apartment building. Commissioners were not happy with the idea of conditional re-zoning from residential to commercial class (made possible by a new Michigan Law). They also quipped that the project did not fit the Ann Arbor master plan. Proponents liked the idea of rents based on median income while opponents were not thrilled about the necessary demolition of historic buildings. DeParry was disappointed, suggesting that the city has to address the workforce housing issue for people living downtown and working on campus. ...
Words from Dan Elsea, Real Estate One.com State of the Ann Arbor Real Estat
2008-01-17 17:24:00 Sharing the outlook and results for Real Estate OneThe questions we are most asked are “Just how bad is the market?” and “What will happen in 2008 and beyond?” Let’s start with the first question which is answered at two levels, the raw numbers and the underlying activity and energy behind those numbers. The raw numbers do not look that bad, showing our markets down overall by 5-11% in terms of unit sales. And in fact the market shows somewhat better in terms of units if you add leases into the count. In many markets, with leases added in, there were actually more unit sales in 2007 vs. 2006. It is the energy it took to put those sales together and the home value shift which generates the second part to the “just how bad is the market” question. This downturn is the most significant in the past 30 years, not because the market is off so much (the unit drops where as big or bigger in 1991 and 1981) but that homeowners are in a different... 2008-01-15 03:47:00 Originally dubbed Huron Farms, Barton Hills dates back to 1913Formed by the Detroit Edison Company in 1913, today's Barton Hills originally encompassed acreage on both sides of the Huron River. Ann Arbor City Council Approves Liberty Street Re-zoning
2008-01-09 01:20:00 Revitalization of McKinley Towne Center hopes to attract customersThe width of an alley running from Washington to Liberty Street was the only holdup on continuing the Liberty and Division Street revitalization project known as McKinley Towne Center. Winterizing Your Ann Arbor, Michigan Home
More articles from this author:2008-01-07 17:09:00 If you take steps to winterize your home, you and the environment come out aheadWith heating fuel prices generally lower than last year's levels, many homeowners this winter could be in for a pleasant surprise when they open their monthly bills. Those who take steps to improve energy efficiency might even start to recover some of the extra cash they spent keeping warm over the last few years. The easiest way to reduce energy consumption in your home is to simply lower your thermostat in the winter. The optimal setting for homeowners is between 66 and 68 degrees Fahrenheit in the daytime, according to Energy Star, a joint program of the EPA and the Department of Energy.A few other ways to save include making sure your fireplace damper is closed when not in use, closing vents in unused rooms and turning the switch on ceiling fans (if you've got them) to "reverse" to help push warm air down from the ceiling. If you've got a fireplace with a wire mesh screen, consider repl... More About: Home , Michigan , Ann Arbor 1, 2, 3, 4, 5, 6, 7 |
