Ann Arbor City Council Approves Liberty Street Re-zoning
2008-01-09 01:20:00
Revitalization of McKinley Towne Center hopes to attract customersThe width of an alley running from Washington to Liberty Street was the only holdup on continuing the Liberty and Division Street revitalization project known as McKinley Towne Center.  Once community concerns were voiced, the narrowed 10 foot alley was restored to its originally planned 26 feet.  This paved the way for a unanimous re-zoning approval of the 515 E. Liberty Street project.   McKinley Inc. plans to tear down a vacant one-story building in favor of a new two-story building on the 1.15 acre site that used to be home to National City Bank.  Site plan and development agreement for this parcel were also approved. The McKinley Towne Center revitalization project proposes to add retail on Liberty Street from the Towne Center all the way to the Michigan Theater.  Some locals see this area as a historic "dead-zone" and are thrilled to see a new face. The discussion of the all...

Winterizing Your Ann Arbor, Michigan Home
2008-01-07 17:09:00
If you take steps to winterize your home, you and the environment come out aheadWith heating fuel prices generally lower than last year's levels, many homeowners this winter could be in for a pleasant surprise when they open their monthly bills. Those who take steps to improve energy efficiency might even start to recover some of the extra cash they spent keeping warm over the last few years. The easiest way to reduce energy consumption in your home is to simply lower your thermostat in the winter. The optimal setting for homeowners is between 66 and 68 degrees Fahrenheit in the daytime, according to Energy Star, a joint program of the EPA and the Department of Energy.A few other ways to save include making sure your fireplace damper is closed when not in use, closing vents in unused rooms and turning the switch on ceiling fans (if you've got them) to "reverse" to help push warm air down from the ceiling. If you've got a fireplace with a wire mesh screen, consider repl...

University Village Green Build has Some Ann Arbor Locals Feeling Vertigo
2008-01-03 04:44:00
If Built, University Village would share the title of tallest Ann Arbor building with William Street's Tower PlazaDespite the fact that University Village would change the Ann Arbor landscape with its 26 stories, many local business owners are excited by the prospect of new development and potential business growth.  This proposed project would infuse 1,700 students to the South University Area.  Developers, Ketalaar and Hughes, are sensitive to environmental issues with a proposed "green" build plan that includes green roofs and the use of sustainable and recycled materials in construction.  They also hope to educate students with several live green system exhibits installed throughout the building.  Management also plans to share future consumption and recycling reports on a regular basis with student residents.   The apartments will be built in a loft-style and will be offered fully furnished.  First floor retail opportunities are ple...

City Place Will Revisit Ann Arbor's City Planning Commission Agenda in Febr
2007-12-29 06:55:00
City Place , an 84-unit apartment building, will once again steal the Ann Arbor development spotlightIf approved, City Place could be the first large-scale development in years to fill the shoes of the middle income marketplace in Ann Arbor.  Local builder, Alex de Parry, hopes to fill a niche not often targeted in the Ann Arbor marketplace - workforce housing.  Units ranging from one to three bedrooms would be rented at between 80 - 120% of the city's median income.  The US Dept of Housing and Urban Development estimates this will equate to between $1,193 and $1,879 for a two-person household.  To build City Place, some of rental homes on the east side of Fifth Avenue just south of William Street would need to be demolished.  Parking, an oft discussed topic in Ann Arbor, is proposed to be provided by way of an underground garage.  The project's facade has been designed to look like a series of Boston brownstones.  Currently th...

Energy Saving is Consumer Key Interest in Green Building in Ann Arbor
2007-12-28 22:47:00
Why are consumers interested in green building?A survey conducted for the National Association of Home Builders (NAHB) confirms that a desire for greater energy efficiency drives consumers to choose a green-built home. The survey, conducted during the week of Oct. 15 by the Public Opinion Strategies, involved asking 800 registered voters nationwide about how important certain items would be in their decision to either purchase a new green home or remodel their current home to be more "green." Nearly two-thirds or 64 percent of the voters polled said that "reduced energy costs" would be the most important. The second-highest scoring reason, at 55 percent, was "because it would be healthier." And 49 percent of those surveyed say that using sustainable materials and procedures to build a home was "the right thing to do for the environment." While NAHB president Brian Catalde maintains that "green" building "is the home buyer's bes...

Keeping Your Credit Clean
2007-12-27 21:19:00
Many homebuyers frequently wonder, "If I am shopping for a home loan will my credit be affected each time a credit report inquiry is made?"Many homebuyers frequently wonder, "If I am shopping for a home loan will my credit be affected each time a credit report inquiry is made?" It's a logical and intelligent question to ask; the answer is: not significantly, if the credit checks are done in a short period of time. When a credit check is made by a potential lender it is called a hard inquiry. When a hard inquiry occurs it does have an impact on your credit score. However, when you're shopping for a mortgage or a car loan, credit bureaus typically cluster the hard inquiries together because the credit reporting bureaus understand that the consumer is shopping for the best loan. "So for example, if you're shopping for a new mortgage and three potential lenders pull your credit score within three weeks, that is looked at as one inquiry for that purpose," says Stev...

Secrets of Successful Home Staging
2007-12-23 06:00:00
Do-It-Yourself Staging is an InvestmentSuccessful Home Staging         ;    • Do the sniff test. If you have dogs, cats, hamsters, old carpeting, mildew problems or if you love to smoke or cook foods with a pungent odor — and you can smell it, chances are that buyers will too. Another option is a cleaning product with living enzymes that consume the odor-causing agents and remove the smell permanently. Call me for resources: 734-669-0337.    &nbs p;     • Pack up early. Pack up several large pieces of furniture and as much of the clutter in each room as possible, leaving wisely chosen accessories (candles, fresh flowers, crystal). Don’t just shift the stuff to another room or garage — rent a storage space and get it out of the house before showing.    ...
