City Place Will Revisit Ann Arbor's City Planning Commission Agenda in Febr
2007-12-29 06:55:00 City Place , an 84-unit apartment building, will once again steal the Ann Arbor development spotlightIf approved, City Place could be the first large-scale development in years to fill the shoes of the middle income marketplace in Ann Arbor. Local builder, Alex de Parry, hopes to fill a niche not often targeted in the Ann Arbor marketplace - workforce housing. Units ranging from one to three bedrooms would be rented at between 80 - 120% of the city's median income. The US Dept of Housing and Urban Development estimates this will equate to between $1,193 and $1,879 for a two-person household. To build City Place, some of rental homes on the east side of Fifth Avenue just south of William Street would need to be demolished. Parking, an oft discussed topic in Ann Arbor, is proposed to be provided by way of an underground garage. The project's facade has been designed to look like a series of Boston brownstones. Energy Saving is Consumer Key Interest in Green Building in Ann Arbor
2007-12-28 22:47:00 Why are consumers interested in green building?A survey conducted for the National Association of Home Builders (NAHB) confirms that a desire for greater energy efficiency drives consumers to choose a green-built home. The survey, conducted during the week of Oct. 15 by the Public Opinion Strategies, involved asking 800 registered voters nationwide about how important certain items would be in their decision to either purchase a new green home or remodel their current home to be more "green." Nearly two-thirds or 64 percent of the voters polled said that "reduced energy costs" would be the most important. The second-highest scoring reason, at 55 percent, was "because it would be healthier." And 49 percent of those surveyed say that using sustainable materials and procedures to build a home was "the right thing to do for the environment." While NAHB president Brian Catalde maintains that "green" building "is the home buyer's bes... More About: Building , Energy , Green Building , Green , Consumer
Keeping Your Credit Clean
2007-12-27 21:19:00 Many homebuyers frequently wonder, "If I am shopping for a home loan will my credit be affected each time a credit report inquiry is made?"Many homebuyers frequently wonder, "If I am shopping for a home loan will my credit be affected each time a credit report inquiry is made?" It's a logical and intelligent question to ask; the answer is: not significantly, if the credit checks are done in a short period of time. When a credit check is made by a potential lender it is called a hard inquiry. When a hard inquiry occurs it does have an impact on your credit score. However, when you're shopping for a mortgage or a car loan, credit bureaus typically cluster the hard inquiries together because the credit reporting bureaus understand that the consumer is shopping for the best loan. "So for example, if you're shopping for a new mortgage and three potential lenders pull your credit score within three weeks, that is looked at as one inquiry for that purpose," says Stev... Secrets of Successful Home Staging
2007-12-23 06:00:00 Do-It-Yourself Staging is an InvestmentSuccessful Home Staging   ; • Do the sniff test. If you have dogs, cats, hamsters, old carpeting, mildew problems or if you love to smoke or cook foods with a pungent odor — and you can smell it, chances are that buyers will too. Ventilate the home and invest in an air-cleaning and deodorizing machine or products to remove pet odors. Another option is a cleaning product with living enzymes that consume the odor-causing agents and remove the smell permanently. Call me for resources: 734-669-0337. &nbs p; • Pack up early. Pack up several large pieces of furniture and as much of the clutter in each room as possible, leaving wisely chosen accessories (candles, fresh flowers, crystal). Lease With Option To Buy In The Ann Arbor Real Estate Market
2007-12-21 18:58:00 Is this worthwhile for sellers to consider? With many people trying to get SOME action on their home, sellers may consider a lease option. I thought this point from Candace B. Pinaud, Leave No Stone Mortgage Lending, www.LeaveNoStone.com was worth sharing. We are strongly urging any one considering a lease with option in the Ann Arbor Real Estate market to consult with an attorney. We are helping many clients simultaneously market homes for sale and lease. This way, the client can look at whichever option avails itself first. As the market slows down a number of sellers may want to sell their home through a lease with an option to buy. Typically, the seller will offer the lessee/buyer that they will devote a portion of the monthly lease toward the buyer’s down payment. Example: Lease fee is $1,500 per month with seller agreeing to credit $200 per month toward the buyer’s down payment a year from now; equating to $2400 down payment c... Staging Your Ann Arbor Home
2007-12-17 22:09:00 A staged home sells, on average, 17% higher than an unstaged home What is Staging ? Staging is the art of preparing a home for a sale regardless of its price, condition, or location. It is the most effective way to get the most money for the sale of your home. The buyer is more apt to take interest in your home if it is presented in an orderly and somewhat stylized fashion. Think of selling your home as being on an interview.
