Up, Up, Up and Away, Saline, Michigan Real Estate Market is all Good News

Positive upward movement in the Saline Real Estate Market .  After reviewing the 24-month chart below, for the Saline, Michigan real estate area there is nothing but good news. Let’s focus in on the red line in the chart. The red line indicates an upward trend in the Linear (Average Square Foot / Sale Price).  The average square foot price is now hovering on the linear red line at around $118.00 per square foot for the month of November, 2011, as compared to November 2010 at approximately $98.00 per square foot. This year, compared to last year shows an approximate 3.9 percent increase in the linear (avg. square foot / sale price) in Saline. There is a positive Upward Trend in the Milan Real Estate Market .  When reviewing the 24-month chart below, for the Milan, Michigan area, we need put our attention to the red line on the chart. The red line indicates an upward trend in the Linear (Average Square Foot / Sale Price).  The average square foot price is now hovering on the linear line around $70.00 per square foot for the month of November, 2011, as compared to November 2010 at approximately $67.00 per square foot. This year, compared to last year shows an approximate 5.36 percent increase in the average linear (sales price per square foot) in Milan. This upward trend in sales price per square foot is very good news for Sellers and REALTORs alike.  Home sales are down by 14.5 percent compared to last year’s total sales.  This shows that the market is flat in total volume of sales over 2 years, however, homes are selling at a higher square foot price which is a stabilizing factor over a 2-year time frame.  Our line...

There is a positive Upward Trend in the Manchester Real Estate Market .  When reviewing the 24-month chart below, for the Manchester area, we need to pay close attention to the red line on the chart. The red line indicates an upward trend in the Linear (Average Square Foot / Sale Price).  The average square foot price is now hovering around $90.00 per square foot for the month of November, 2011, as compared to November 2010 at approximately $77.00 per square foot. This year, compared to last year shows an approximate 27.76 percent increase in the average linear sales price per square foot in Manchester, Michigan. The Ann Arbor real estate market is proving to be good tidings and great joy as we head to the finish line.  An upward trend has both Sellers and REALTORs very happy.  Sales are continuing to be seasonally steady as we review the last 2 years of market statistics for number of homes sold and average square foot / sale price. The housing market continues its slow recovery without the aid of the now expired tax credit. Sales are slower but growing, and prices remain on par with last year’s levels. Interest rates also hit a new historic low, a major factor in helping keep mortgage payments low, which is expected to spur sales. The economy shone a bit brighter in September. It grew faster during the second quarter than expected, and companies continued to hire. Experts believe there is now less risk of a double-dip recession. Now, the Federal Reserve Board’s challenge is not if the economy will grow but how fast. Driven by concerns that inflation is low, the Fed began purchasing treasury securities on a small scale. It used this tactic at the height of the recession to help draw down the interest rate and boost spending. Ann Arbor Real Estate on the “Rise”?

Yet another tall apartment building is being proposed in Ann Arbor .  This time, the 14-story apartments would aim to target young professionals versus students.  The Madison would provide 161 units on East Madison Street between South Fourth and Fifth Avenues.  The developers currently have an option to buy the land, which includes seven rentals and an industrial building, from three private owners.  Developer, Jeff Helminski, recently submitted site plans to the City of Ann Arbor.  The project would require a re-zoning to planned unit development (currently multi-family residential and industrial).  The current plan is to offer 15% of the units as affordable housing units while the other 85% would be rented at market rate prices.  Helminski believes attracting young professionals to the area will ultimately help to reinvigorate the economy. The Downtown Ann Arbor Library has been through two major expansions since opening its doors in 1957.  In 2007 growing needs prompted the library authority to hire a consultant to assess the 20 year feasibility of the existing facilities.  Ten focus groups and over 100 users worked toward determining future library needs.  The results of the study prompted the hiring of Luckenbach/Ziegelman Architects to undertake the future construction/expansion project.  In combination with the library project, the Ann Arbor Downtown Development Authority proposed a plan to replace the parking lot on the north side of the Library with an underground parking garage.  Working together, both authorities developed a joint public survey to help guide future plans.   Now the Ann Arbor Public is invited to discuss future plans for the Library.  There are two more sessions (held in the downtown library’s multi-purpose room): Wednesday, 10am - Noon Sunday (Jun...

Ann Arbor City Planners to Recommend Student Housing Project Go Forward?

The South University project formerly known as University Village is being considered by the Ann Arbor planning commission this Tuesday.  The site, now called 601 Forest has been scaled down from 421 units with 1,308 beds to 342 units with 1,142 beds.  The site plan has also been modified from a "U" shape to an "L" shape moving the bulk of total density to South University and Forest Streets.  According to City Planner, Matt Kowalski, staff recommendation will be for approval on Tuesday.  The Developers, Ketalaar and Hughes, submitted site plan changes to the city back in April.  The new footprint will house a 25 story building (previous plans were for a max of 22 stories - so while the project was downsized it increased in vertical).  Construction is planned to commence in October or November of this year and finish in 2011.  If approved by the Planning Commission as predicted, the project will be up for final consideration by ...
