Should I buy a house that was just ?flipped??
2008-06-08 19:46:00 Here’s the scenario - you’re in the market to purchase a new home and in the course of looking at a few properties, you fall in love with a quaint, older home that’s been newly renovated. It sits in a well established, cozy neighbourhood with tall trees and a large yard. The exterior ...
Buying a House - Picking up the keys
2008-06-06 21:36:00 Well, it’s that time. I am now in debt over $200,000.00 and I am going to go pick up the key. The house is now mine. I will make sure to take lots of pictures, and I should be up and running on saturday night, or possibly sunday. Have a good weekend!
5 Ways to deal with the stress of buying a house
2008-06-06 14:36:00 Face it - buying a house is stressful. This process completely takes over your life and changes many things about it. You start giving up activities you used to be engaged in, the priorities change and you need to be aware of that to get your life back to normal.
Buying a house - before I give you the key, bend over just one more time…
2008-06-05 19:34:00 I knew it was too good to be true. We almost got through the whole thing without any trouble. Then my lawyer called this morning. You see I was waiting for something bad to happen and it was causing me a ton of stress and anxiety. Once the papers were all signed and money had changed hands I thought we were free and clear. Well I was wrong. It seems that the previous owners were great at paying bills. So great that they paid too far ahead on the property taxes for the year. So now I owe them that money before I can get the key. Now while this does not sound all that bad, I had already made arrangements through the bank to pay my taxes for me. So I do not have the extra $600 sitting around. I just gave them more than $18000 two days ago! Anyway, I do get paid tomorrow so I can cover it. We just might have to buy the first months groceries on credit cards now
Buying a house - One more day!
2008-06-05 14:39:00 It’s getting really exciting now. I get to pick my key up tomorrow! I think everything is finally done except for the actual moving part. I made sure to keep really organized throughout this whole process. I can seem very overwhelming at times, but I’m sure anyone can do it as long as you don’t leave everything to the last minute. Tomorrow I go pick up the key and then we are off to clean the house before we move in on Saturday. The house is in good condition so it should not take long. There is one small problem though. When we first saw the house, it was in the middle of winter. We got tons of snow this winter so I could not really see the front or backyard all that well. I got the chance to see it last week. The front lawn is fantastic, not even a weed to speak of. The backyard is not as great. Now when I saw not as great, I mean a total disaster. It is truly horrible and it is actually quite annoying as I was planning on using it this summer but now it needs to...

You want the purchase of your dream home to be as perfect as possible. Here are some tips for a smooth transaction: Make sure your credit is strong. It is a good idea to resolve any credit disputes and pay off all credit cards prior to buying a house. Also, check your credit score. You can easily do this online for free. This will give you an idea as to what your credit score is like and will let you know if you need to do something to improve it. Use a mortgage calculator to determine how much you can afford in the purchase of your home. Then make sure you get pre-approved by lender you trust. Many home sellers will not accept offers from buyers who are not pre-approved. Meet with a loan officer before contacting your real estate agent. Buying a house sight unseen
2008-05-10 15:51:00 Some people claim that the right way to buy an investment property is without actually visiting and seeing it. Let me explain: they are afraid that seeing a house with your own eyes might influence your decision. When you do the research and learn everything you can about a house, that information is objective and the decision based on it would be logical. Once you have seen the house, your emotions can interfere with the logic.

Buying a house in Hawaii with zero down - Yes you still can
2008-04-24 03:45:00 While most lenders on earth have stopped doing 100% financing of any kind, there are still 2 ways (that I know of) to get a house for zero down in Hawaii. One is to use a VA loan, which is now one of the best deals out there. There is no monthly mortgage insurance, and instead a 2.15% funding fee at closing. All you have to do is be in the military at some time and get your "certificate of eligibility." The VA loan goes up to $625k with zero down, and they actually will go above that.If you want a buy a house in Hawaii Kai or Kailua, or anywhere in East or Windward Oahu, you'll need quite a bit more than $625k. Well the VA will in fact give you that loan, as long as you have 25% of the amount above $625k. So if you are buying a house in Kailua for $700k, you just need $18,750 down. You can still finance the closing costs through seller credits, and also get some of your debt paid off too. VA is awesome. The other way is to join Navy Federal Credit Union, which has zero down ...

To dream for a house, impossible?
2008-04-17 08:20:00 Owning a home is one dream many people aspire for. To many, a home is a dream fulfilled, success if you will, a sanctuary of comfort and peace. But is it really? How does a person or his family know if they are ready to own a home? The most essential and basic question to ask is, can you afford it? Do you have the ability and/or the capacity to buy a house or take a mortgage from a financing institution which will help you finance the acquisition. Because this is what it is really about. And what do the financing institutions look for when evaluating an applicant seeking for a housing loan. Common sense tells me, these are some of them: Is the applicant qualified to take a loan? Does his personal financial condition reflect a positive credit history after verification? Is income steady and consistent, can accommodate payment or amortization for the amount applied for. Does he have the integrity to pay back the loan year after year. After verification,...

Don't Just Judge The Exterior Of A House
2008-04-16 20:54:00 Today I went on a tour of local homes. The manager broker insists that her agents go out and tour the neighborhood. She is right of course, how can you be the local real estate expert when you do not know the market? And we don't just see OUR listings, but we see listing from OTHER real estate offices. So when you call me to inquire about one our listings; then find out that the house is missing a feature that you must have, well, maybe I have seen something else that has that feature. Sometime I tour by myself, and sometimes I tour with another agent. Today I toured with another agent. We pulled up to a home and the agent asked me, at what price did I think the home would sell. I blurted out a number, and she said, well lets go in to see the house. As I walked through the house, I sort of realized that I had fallen into a trap. The trap being to give a price, or make any assumption about a home without actually looking at it....

Owing a House ? A distant dream?
2008-04-09 11:31:00 The dream of having one?s own roof over one?s head is a universal one. India is no different. Almost all of us ? including me ? have a dream of owning our own houses. But in the present real estate boom coupled with inflation, how many among us are actually making our dream come true? In my last blog, there were a few comments on how the rich are getting richer and the common man is left out of this phenomenal real estate growth of the country. On a recently conducted online survey carried out by a property site, it was revealed that more than half of those surveyed are looking for a 2-bedroom home within 5-10 lakhs. It will be logical to say this largely reflects the dreams and aspirations of the common man ? you, me and other people like us including the service class, businessmen, lawyers, professors, house wives and young professionals. However, going by the present trend, the Rs 5-10 lakh bracket of affordable houses are confined to the extreme suburbs or peripheries of larg...
