2008-06-06 09:07:00 by Brandon Cornett 2007 was a year of record-breaking real estate statistics in the United States. Unfortunately, most of those stats were bad. Ask A Real Estate Professional - Who Will Answer?
2008-06-04 18:02:00 Here's an area of ActiveRain I haven't written about. Can you imagine that? lol~ I have been watching the Q&A board on the Network for the past few days now. I know for a fact that many or most members aren't using this much, or may not even know it's there. The Q&A link is for consumers to ask questions from "US" (the community), about areas of the Country and other specific interests. Have you seen some of these questions? Are you checking if any of them are from your area? It only takes a minute to do. I see this as a potential "Goldmine" in that you can connect with consumers here. There's a variety of questions and potential opportunities you might want to check out. Here's what the Q&A link reads: Below is a list of questions from the "Ask a real estate professional" form. A Real Estate Auction Should Not Be A Last Resort Method
2008-05-17 00:35:00 Someone recently asked me if an auction should be the last resort to sell their home. She and her husband lived in a nice neighborhood where the homes and yards were kept in pristine condition. They thought their home would sell pretty fast. They had listed their home with a realtor with a six month listing agreement. Since then, they have had very few showings. The agreement expires at the end of the month and they are not sure what to do. It was her understanding that selling a home by auction was only for distressed properties, like foreclosures, or government seized property. I tried to explain to her that things are different today, that more and more homeowners are using the auction method. The National Association of Realtors (NAR) verified this several months ago by stating that in a very few years, 25% or more homes will be sold through auctions. In February 2003, The Wall Street Journal ran a story with the heading, "Auctions Are No Longer On...

Everything Is Getting Better: A Real Estate Fairy Tale
2008-04-30 16:31:00 I’ve decided to lie to you. At least, I’m being honest about it! I have grown tired of reporting weekly, it seems, on the ever expanding, contracting global credit market and the resultant deep recession the U.S. currently finds itself on the cusp of. Americans, perhaps more than people anywhere, love being in denial. We deny we are getting fatter and fatter by eating McDonald’s 15 pounders; we deny that our kids are getting dumber and dumber even if high school seniors often can’t point to the U.S. on a world map; and, we deny that we are in denial, even though we clearly are…about a lot of things. So, why not be in denial about the alleged mortgage/credit crisis (note, I said, alleged!!). Here Goes Home prices are now actually at an all time high! I know, if you read “the news” you’ll be told that prices of existing single family homes fell another 2.6 percent in February for an annual decline of 12.7 percent. Just deny it! Th...
A Real Estate Investor?s Nightmare: Meet The ?Rat House?
2008-04-25 17:35:00 (Note from the editor: The following tale shows what kinds of properties you can end up running into when investing in real estate. I’ve seen some pretty nasty homes as well, and you never forget them! - Josh) The “Rat House” It seems that every house deal I have done ends up with a title rather than just refer to it by address. Some notable ones include, the Movie Theater House, the &*$% House, the Fish House, the Church House and the topic of this article? The Rat House. I had bought the small 3 bedroom house of 1,031 square feet in 2001. The house had an attached 2-car garage but, it didn?t feel as small as it was. I knew I had a big task ahead concerning the garbage and belongings of the previous owners. Trash was everywhere. In the hallway, there were four doors. One was for the bathroom, one for the master bedroom and two other bedrooms. The piles of trash, boxes and clothes were as high as five feet in most areas and walking down the hallway?Sideways, ...

So You Want To Be A Real Estate Wholesaler?
2008-04-07 13:00:00 Whenever I attend my local real estate investment club meeting someone using the same pick-up line inevitably approaches me: “I?m going into wholesaling, can I call you when I have a deal?” Most of these people are never seen or heard from again. It seems that most of them attended some guru?s curse on how to make big bucks in real estate even if you have no money. They fall prey to the notion that it?s really easy, just find a deal and flip it to an investor. How hard could it be? The gurus have these people thinking that there is nothing to it. The reality is that finding deals to wholesale is no easy task. Most of these novices are unprepared to do the work involved. If they do find a deal they have only done half of the work. The other half is having an investor to sell the contract to. Is It A Deal? Many of these wanna-be wholesalers have no clue as to what a good deal is. I can?t even begin to count the number of times I?ve been called with a “hot” de...

This is not a real estate prospectus...
2008-03-04 08:54:00 If you are familiar with Copenhagen, you may recognise that there is something notable in this picture. It's taken coming down towards the Amerikakaj/Dampfærgevej area of the city (where the Oslo ferry arrives shortly after 9 each morning, and departs at 5pm sharp every afternoon). You see, there are relatively few buildings in Copenhagen - residential or commercial - that exceed 5-6 stories in height. Sure they do exist, but in comparison to most major cities there just aren't that many. This is one of them - it's a brand new development I think it's worth singling out for some attention for it's excellent architectural design. While industrial and commercial architecture in Copenhagen all too often leaves something to be desired, the same cannot always be said of residential construction projects, of which there have been a few of note over the past years. On my way to and from work every day, I pass by this one - it's actually two buildings. Unfortunately, the location and su...
Confessions of a Real Estate Blog Link Whore: Trackback Spam Hurts
2008-03-02 20:35:00 I have often heard it said, RSS Pieces can be sooo restrictive. And it is true. We don't let our clients do anything they want with their blogs. When you stray too far from the sidewalk on an RSS Pieces blog, you will get a call from Mother Superior (Ines and Laurie started calling me this recently when I told them "no" to trackbacks.) The reason is simple, I've been in the SEO world for some time now and know what is good for a blog and what is bad. I try to avoid having our bloggers learn hard lessons, but every once in a while we have that one or in this case, two rebellious bloggers that insist, no, relentlessly nag us to turn on functionality we simply do not agree with. This is the true story of my terribly rebellious blogger, Ines Hegedus-Garcia. Read also: Are you a real estate blog link whore? a real estate and architecture mashup and community
2008-02-25 10:50:00 Since the October 1st, 2007 the online community ourbania.com about real estate, arcitecture and urban development is live. People who are interested in commercial real estate, architecture, urban development and the so-called built environment, can explore and build buildings online, link them with related Flickr photos and meet other real estate enthusiasts. They will find an ambiance which inspires and can create an online metropolis with hundreds of thousands of crosslinks between people, buildings and cities. The community is founded by mediaman GmbH, a German specialist of online-platforms and processes and Eurohypo, a leading specialist for commercial real estate. One goal of ourbania is to amend the online discussion about the future of cities and give people another place for communication and exchange. In opposition to perfect city the buildings, called "urban items" are in the spotlight and people, called "citizens" have more possibilities to take part: they can crea...
Can a Real Estate Agent Help You to Buy a Distressed Home or Pre-Foreclosur
2008-02-24 18:04:00 Lately, in my practice as a Silicon Valley Realtor, I've been showing a lot of short sale houses and a few bank owned properties (known as REOs or "real estate owned" by the lender). They have been in entry level, single family homes close to $500,000 in Blossom Valley, Santa Teresa and south San Jose. In fact, the majority of homes that I've been showing there consists of distressed sales. Since that is the case, it is pulling prices down in those areas very dramatically. Homes bought two years ago for about $640,000 are now selling for about 80% of that recent sales price. That's not happening in Los Gatos. Yes, our prices are soft and inching down a bit, but not by 20%. If you own a home in any part of town, that should make you happy. If you are trying to buy a home in Los Gatos, that may not seem like good news at first, but actually it is - for the long haul. It's good that our values are more insulated than that. There are a fe...

Developing a Real Estate Menu of Services
2008-02-07 23:40:00 Developing a Real Estate Menu of Services Technology and the Internet will forever change much of the current real property transaction process. In this new environment, what will be the function and what services and products will be provided by the person we today call the "real estate agent"(and their broker)? At what price will these services be offered to the new Internet empowered consumer? While I believe it is true that there will always be demand for "full service", I also believe that over the next 5 years, new pricing models will be available to the consumers of real estate services. What is the business model of your "real estate practice of the future" and how will technology and the Internet shape that model? Whatever that model is, you must stand ready to substantiate it with the value you bring to the table. To begin to answer these questions, you must create a detailed list of your current services, a "menu" ...
Want to lose 90% quick on a real estate deal? Great, just buy a timeshare,

Promises of models by the pool, glamorous lifestyles, buy-now-or-be-priced-out-foreve-r, and incredible appreciation. Sound familar?Well, here's a great article on the Big Timeshare Con. People are now trying to get rid of these debt-traps as fast as they can, only to find out they have ZERO OR EVEN NEGATIVE VALUE. There are no buyers stupid enough to pay even ONE PENNY.Amazing.I'm not sure who I feel sorrier for - the fools who bought the timeshares, or the con artists who earn their living screwing fools into buying timeshares. It's sad to see what people do to other people to make a buck. How do they sleep at night? What do they tell their kids?Timeshare owners see assets turn into liabilitiesBuyers on the time...
