Cavenagh Gardens, Novena Hill, Seletar Garden and Hong Thye are for sale after attracting weak bids the last time round.  Seletar Garden: The mixed-development site could fetch $50-$55 million or $488 to $537 psf ppr. The expected price was $70-$75 million last September. Three parcels of adjoining state land could also be alienated The freehold Cavenagh Gardens near the Istana could fetch $450-$455 million or $1,671 to $1,689 per sq ft per plot ratio (psf ppr). The site has a gross plot ratio of 2.8 and consists of two 10-storey tower blocks with 63 units in total. About 90 percent of the owners have agreed to the sale and are asking for about S$127 million. Including the estimated development charge of S$3.5 million, the price will work out to about S$1,140 per square foot per plot ratio. The rules - aimed at making the process more regulated and transparent - have bumped up the price of organising a collective sale by about 20 per cent to 30 per cent and drawn out the process by a few months, say property consultants. Most of the higher cost comes from rising lawyers’ fees, which have doubled or trebled to reflect a similar increase in workload. The shutdown has been supported by the opposition parties, including Trinamool Congress, the Congress party and the Socialist Unity Centre of India (SUCI). The All-India Forward Bloc said mass rallies would be organised in front of Sub-Divisional Offices (SDOs) across the State.
