Builders want buyers for undeveloped lots on Lakewood Avenue
2011-03-07 23:33:00 Until recently, the 2700 block of Lakewood Avenue looked more like a moonscape than a Lincoln Park side street, with both sides of the block offering little more than bare, rocky lots ringed with construction fence. That's starting to change, thanks to the construction of the Row2750 townhouses at the southwest corner of Lakewood and Diversey, and judging by their actions, the owners of neighboring lots think this is the time to get building as well. Last Wednesday Jennifer Ames of Coldwell Banker listed two pre-construction homes on the block: 2715 N Lakewood Ave, a 6,100 square-foot home (above left) on a 37.5-foot lot, priced at $2.85 million, and 2721 N Lakewood Ave, a 5,190 square-foot home (above right)...

Pot Smoking Gov't Motors Car Builders Actually Fired
2010-09-28 02:26:00 -By Warner Todd Huston Monday Government Motors (GM) took a hard line against the drunken, pot smoking union members that became the unwitting star of a news expose in Detroit last week firing the partiers. All 13 employees were fired after being shown on WJBK, Fox 2 News Detroit drinking and smoking pot in a local park on their lunch break. This answers the question of just how much protection the union would be able to afford the employees at least initially. Many assumed that they'd get the typical union slap on the wrist, maybe a suspension, but be back to work like normal soon enough. No word if the employees will appeal this decision. In a statement released today,...

NW Indiana home builders waiting for activity to pick up
2008-08-20 14:25:00 By ANDY GRIMM Post-Tribune staff writerwith comments in red A decade-long housing boom in Northwest Indiana has been reduced to a thud. Nice how they take every bit of data and turn it drastically negative. The number of permits for new homes on file in Lake, Porter and LaPorte counties has dropped 46 percent from last year, statistics from the Northwestern Indiana Regional Planning Commission show. I would have expected more of a drop, I wonder if cities and towns will drop the $5,000 impact fees they were exacting so they can help out? » Click to enlarge image Midgett Concrete employee Jeremy Allen of Merrillville marks an area while installing a concrete driveway at a new home in Crown Point.(Michael McArdle/Post-Tribune) RELATED STORIES ? Builders get break from O.C. sewer agency
2008-08-05 03:42:00 The Orange County Sanitation District becomes the latest local agency to offer a builder bailout: deferring connection fees. OCSD will allow the 25 cities in its service area to let builders wait to pay until a structure is occupied before collecting sewer hookup fees. OCSD joins the county of Orange and the cities of Orange, Irvine, Anaheim and Mission Viejo in offering builders various payment delay on construction fees. Kristine Thalman, CEO of O.C.’s Building Industry Association said, “this common sense plan will provide much needed economic stimulus to the local business community.” But, sadly, OCSD finance chief Lorenzo Tyner confirmed that no OCSD customer — consumer or commercial — was getting any sort of deferral of the annual fees they must pay the agency. And you wonder why consumers are cranky these days. Check out July’s hottest stories on this blog: 1. Builders shave $430,000 off new O.C. house prices 2. Walk 150 feed, save $25 mill...

In Other Words: Builders
2008-07-22 07:48:00  Afew days ago,  I had this converation with my five year old daughter at the laundry line: Daughter: “Mama, when I am a mom, can I tell my kids what to do?” Me: “Yes honey.”   slight pause . . . Daughter: “When I am a mama, I am going to let my kids have a popsicle whenever they want.” Me: “Really?” (not knowing what to say . . . and another longer pause.) Daughter: “Mama? . . . can I have a popsicle now?” Me (knowing I would win the meanest mom award of the day): “No honey, your room is still not cleaned up.”   Daughter leaves with a long sigh. It didn’t work. But my husband and I sure got a chuckle out of it . . . one of those treasured little moments we tuck away in our hearts and will hopefully remember when she is a mama. (But then “I” will be the grandma and give her children popsicles whenever they want!) As moms we have a lot of building to do. I am in the p...

2008-06-04 05:06:00 So, I recently got called a black hatter for encouraging people to start their link building efforts out at directories, high PR sites and .edu sites instead of what many other industry pundits recommend. Well, surprise, surprise... a whole panel of SEOs at one of the biggest SEM conferences out there (SMX) are on my side of the fence (could it be because I stay up to date on what SEO/SEM industry people say?). So, imagine my shock when I found out my advice was well researched and not, indeed, black hat... That was what sarcasm looks like on the web, for those of you playing along at home. This event particular is SMX Advanced (Advanced means this info is from Big Boys for Big Boys) and is being held in Seattle as I type... Stonehenge builders had geometry skills to rival Pythagoras
2008-05-26 09:03:00 Stone Age Britons had a sophisticated knowledge of geometry to rival Pythagoras – 2,000 years before the Greek "father of numbers" was born, according to a new study of Stonehenge.Five years of detailed research, carried out by the Oxford University landscape archaeologist Anthony Johnson, claims that Stonehenge was designed and built using advanced geometry. The discovery has immense implications for understanding the monument – and the people who built it. It also suggests it is more rooted in the study of geometry than early astronomy – as is often speculated.Mr Johnson believes the geometrical knowledge eventually used to plan, pre-fabricate and erect Stonehenge was learnt empirically hundreds of years earlier through the construction of much simpler monuments.Read the rest of this article...

Builders Use Gift Money Loophole to Provide 100% Financing
2008-05-15 22:15:00 If you're looking for a no money down loan for financing a mortgage, the gift money loophole still exists. An article by Forbes discusses the practice when it comes to FHA loans -You probably thought nothing-down mortgage loans disappeared in the wake of the American subprime lending crisis, which has ensnarled much of the world in a credit crunch. They didn't. Even more surprising, many Americans can still buy homes with nothing down thanks in large part to the federal government and a legal loophole that lets builders and bankers ensure a steady stream of asset-challenged borrowers for taxpayer-insured loans.FHA allows gift funds from certain sources to be used by borrowers to cover the down payment. The upfront mortgage insurance premium (MIP) is automatically added to the loan. Closing costs can be rolled into the loan as well through seller paid concessions. This is a strategy builders in Colorado used for some time and now it's being utilized all over the country.Gift fu...

O.C. aids builders. Why not small fry?
2008-05-14 09:21:00 Joining the growing roster of government agencies helping housing-ravaged fat cats (say, perhaps, Bear Stearns?) … O.C.’s Board of Supervisors Tuesday unanimously approved deferring certain development fees for builders in what the board is calling — now get this — “an economic stimulus package.” For the next year, the county will now charge developers when they actually build a home, not when they file building plans. (Fees waived include some road, library, park and other development taxes.) To read more, CLICK HERE! Your blogger dialed up John Moorlach, chair of the Board of Supervisors who dreamed up the builder break. Not that we begrudged builders any help, I was asking when the county’s small fry might see county financial aid. Moorlach did note that builders employ people who’d be considered small fry, and what’s good for the building companies might be good for their worker bees. And Moorlach was fairly cool to my consu...
Builders gets 24% less in March deals for new homes
2008-05-08 14:28:00 Hanley Wood Market Intelligence reports that O.C.’s median selling prices fell at a 24% annual rate for all types of new home contracts signed in March. The median price for townhomes and small complexes of one-to-four units fell the most, declining 16.5% from contracts signed the same month in 2007, the real estate research firm reported. The single-family home median fell 11.4% and the median price for contracts to buy new condos declined 5.2%. Overall, the median price paid for a new Orange County home declined 24% to $553,000, Costa Mesa-based Hanley Wood reported. Many of these contracts won’t complete escrow and close in the three-to-six months it typically takes to finish a new-home deal. Hanley Wood says the cancellation rate in March was 18.4%, up from 16.8% in March 2007. The numbers provide more insight into the latest DataQuick figures that showed declining new-home prices, confirming that the declines aren’t due merely to a change in the mix of sales t...

Computer makers push device builders for Linux-compatible hardware
2008-05-03 11:41:00 For years, device and peripheral builders could get away with ignoring the Linux desktop market. It was too small to matter, they would say. Things have changed. At the Linux Foundation meeting in Austin, Texas, last month, major PC vendors ASUS, Dell, Hewlett-Packard, and Lenovo said they would be telling their chipset, component, and peripheral OEMs (original equipment manufacturers) that they were going to demand Linux-compatible hardware from them. It's one thing when Linux users ask for support; it's an entirely different thing when multi-billion-dollar companies demand it. This is an offer that the OEMs can't refuse.

Builders’ home pricing at ‘02 levels in mid-April
2008-05-02 15:42:00 Fresh DataQuick stats show how hard O.C. developers are working to sell homes: Median selling prices for the 22 business days ended April 14 of $499,500 is 42% below the new home market’s 2005 peak. If such pricing holds for the entire month, it would mark the second cheapest builder pricing since June 2002; and only the second time under a half-million bucks since then. (Prices briefly dipped to $469,000 in January ‘06.) Sadly, builders’ steep price cuts were seemingly not enough: Only 156 new homes sold, a stunning 60.5% below a year ago. The rest of the O.C. market in the same period fared not much better, with weak sales and soft pricing. Here’s how it broke out by key slice: Slice Price Vs. ‘07 Sales Vs. ‘07 House $565,000 -20.5% 1,220 -35.0% Condo $374,000 -18.7% 450 -46.7% New $499,500 -21.2% 156 -60.5% All $505,000 -19.8% 1,826 -41.4% |
