Buyer Beware: Consumers must check return policy before buying online or in
2011-11-09 23:27:00
Yesterday, on one of my favorite consumer websites, the Consumerist.com, the site ran the follow up to an interesting article called ?Sprint Won?t Take Back My Unwanted iPhone 4S? with an article called ?Update: Sprint Is Still Giving Me The iPhone Run Around? where a Sprint customer learns the hard way that they need to check the return policy before buying in this case an iPhone. You see, a Sprint customer bought the new iPhone 4S online at Sprint.com, but decided that he didn?t want the phone anymore and tried to return the phone to only find out that he was outside of the 14-day return policy and this is where thing got interesting.According to the article: ?I was planning on returning it Thursday (10/27), but ended up staying late unexpectedly at the hospital where I work as a doctor in the ICU.Then, I called Sprint on Friday (10/28), and was told everything was fine, but that I would need to go to a Sprint store to return it. Then, I went to an official Sprint store at 7PM...
Facebook for Mobile is an Ad Buyer’s Delight
2011-08-09 15:32:00
From a Harvard geek’s dorm room to a multi-billion dollar global social network within a few years, Facebook has seen it all. It was only a matter of time before Indian expats started preferring it to Orkut (yes, I remember those dark days vividly) and introduced it to us natives and slowly, the bandwagon gained popularity, over-powering every one of the cheap imitations which sprung up. By the end of April 2011, India had 24.9 million Facebook users, now 5th overall in the world, posting a 160% growth since last year. Throw in our love for endlessly chatting with relatives and “being in touch” with everyone, we now boast of 840 million mobile subscribers in May 2011, and almost 59 per cent of all users access the internet using mobile web, estimates MobiThinking. This paves the way for a deadly combination of people who like to be on Facebook and are enabled to do so by their mobiles, which further translates to Advertising revenue for the company. Advertisers know what kind...

Estate-sale home in Beverly priced at $600K awaits a buyer's 'mag
2011-04-18 23:07:00
The people of Beverly love the old mansions overlooking Longwood Drive, so don't be surprised if someone snatches up this hilltop home in short order. The 1889 Colonial-style home at 10154 S Longwood Dr was listed Monday as an estate sale priced at $600,000, $15,000 below its 2002 sale price. The three-story mansion, located on a 75' x 210' lot, has 15 rooms and more than 4,000 square feet of living space "just awaiting your magical touch," says the listing from Alicia Larrieu-Ward of Century 21 S.G.R. It features "spectacular chandeliers & original woodwork, breathtaking staircases, stain & leaded glass windows, plus much more." 2009 taxes are $7,737 with a homeowner exemption. The home is located about 0.3 miles...

As Buyer Foot Traffic Rises, So Does Homebuilder Confidence

How a first-time buyer made her way to Silver Tower
2010-07-09 22:45:00
When Abigail and her husband decided to move out of their Wicker Park apartment and buy their first home, they turned their attention to the high-rises of downtown Chicago. After a thorough search, they chose to buy at Silver Tower, 303 W Ohio St, where they were able to buy a corner one-bedroom at a great price, in a location that was both exciting and convenient -- as a tenant representative for Howard Ecker & Company, Abigail can now walk to her Loop office every morning instead of commuting into downtown. In this video, shot yesterday in her new living room, Abigail talks about her choice of home and what she enjoys about living in River North....

Government Likely To Extend Closing Deadline For Home Buyer Tax Credit
2010-06-17 03:20:00
Best I can tell, the Senate amended a jobs bill a few hours ago to include a provision that extends the closing deadline for qualifying for the home buyer tax credit. This does not affect the deadline for being under contract, which remains at April 30 of this year. However, it helps an estimated 180,000 contracts that didn't look like they were going to close in time to qualify (I have 2 of them that are looking pretty dicey right now). The new proposed closing deadline is September 30 vs. the original June 30 deadline. The link above seems to have the most accurate report of what is going on. A number of media reports would have you believe that this...

Home Buying Experts Support New Legislation to Remove Home Buyer Tax Credit
2010-03-29 17:13:00
The National Association of Exclusive Buyer Agents (NAEBA) expressed support for legislation recently introduced by Representative Eliot Engel that would amend the Internal Revenue Code of 1986 eliminating the so called "marriage penalty" from the Home Buyer Tax Credit. The current guidelines require both spouses to have the same exact ownership history in order to claim the tax credit, a standard that does not apply to unmarried couples, effectively penalizing married home buyers. "We applaud Representative Engel's leadership on this issue and fully support this legislation that will make the current home buyer tax credit section of the Internal Revenue Code of 1986 more equitable for all potential home buyers," said Benjamin Clark, 2010 President of NAEBA. The Worker, Homeownership,...
First Time Buyer in 2010
2010-01-12 09:17:00
If you are planning the purchase of your first home this year then you need to consider some key areas. The Right Deposit - You need the best deposit you can arrange to get the best deal. The minimum deposit is likely to remain at 10% for the rest of 2010 and the 100% mortgage is not likely to be offered by major lenders for sometime. The bigger your deposit the better the interest rate and overall deal is going to be. 15%, 25% and 40% are threshold levels beyond which the rates get better so a 22% deposit is treated as a 15% deposit so try go the extra mile and save to the next threshold.Your credit score is still important and just having 10% deposit is no guarantee of a mortgage if your score isn’t good enough.Use a Broker - If you are uncertain it may pay you to consult a mortgage broker.Brokers should survey the whole market and match your circumstances to an appropriate mortgage deal.Brokers should ensure you don’t forget how costly a mortgage can be.Costs of Property Purchas...
Are Buyer & Seller Perceptions in Sync?
2009-12-09 18:35:00
Plano TX 75093 - Real Estate Market Perceptions You ask "How's the Market?" and the answer is "Where's the Market?" The chart above Median For Sale vs Median Sold Price shows the median price of properties listed For Sale (what a seller expects) compared with the median price of properties that have successfully Sold (what a buyer is buying) for each month during the last year. The difference between the two show different perceptions of the actual market. Properties in Plano generally sell for 5% to 6% off the last sale price, accounting for price reductions. When the price difference is this substantial - meaning more than 10%, buyers and sellers perceptions are not balanced. What this shows is the lower end market and first time home buyers are where the activity is. It doesn't mean that higher end homes aren't selling, it's just slower. And that has a lot to do with the tightening of credit and scarcity of jumbo loans. Although we're seeing lenders st...
Extended and Expansion of Home Buyer Tax Credit
2009-11-06 16:52:00
Happy Friday! Tax credit has been extended & expanded again... I've posted the conditions below, if Obama signs this today it will be effective. More people are eligible for the credit as of Dec 1 but they are carefully chosen, see below.  You can also download the PDF file on the right hand link of the side bar under consumer info.  This is from the National Association of Realtors(R) (NAR).  This might be good if you are ready to buy, don't just buy because of the tax credit. Note: the anti-fraud rule, now you must prove the purchase, like submitting the closing statement.  It would not have been a problem if the credit was part of the closing process and connected to the actual purchase of the property but this is a government thing so, go figure.  Anyway, take a look it does open it up. Home Buyer Tax Credit Extension: Yet another bill introduced
2009-09-21 18:56:00
Back in June, I wrote an article, Homebuyer Tax Credit to be Extended? Expanded? That article linked to five bills that were circulating in the House and Senate that would either extend and / or expand the existing $8,000 tax credit for first time home buyers that is currently set to expire on Nov 30 (keep in mind a home purchase transaction must be closed by Nov 30 to qualify). As of this writing (Sept 21, 2009) all five of those proposed bills are still stuck in committee. However, a sixth bill to extend the tax credit was introduced in the Senate last week. Senate Bill S1678 extends the existing first-time homebuyer tax credit to June 1, 2010. It makes no changes to the requirement that one must be a first time buyer (defined as not owning a home in the last three years) or to income limits that currently exist in the current law. Here’s what I find interesting about this latest attempt to extend the tax credit S. 1678 is co-sponsored by Senator Johnny Isakson (R–GA). “So ...

Family Travel Insurance - Be a Smart Buyer
2009-06-30 05:18:00
I am a 'what-if' kind of person. I've used this phrase to describe myself for years, even before I had kids. When I was single, I always made sure I had enough life insurance so that my parents or sister wouldn't have to pay off the balance of my Toyota Tercel auto loan should I pass away.My 'what-if' tendencies are even more pronounced now that I have kids. (The photo is of two of my kids watching planes at the airport in Boston, 2004.) Now, I worry about many more things; like about those drivers on the other side of the yellow line. You know the ones: they are motoring in the opposite direction, and at any moment could veer into my lane and cause all kinds of mayhem. Yep, I worry about them and am not embarrassed to tell you that whenever possible, I make a point of driving in the lane furthest away from that yellow line.I have the uncanny (maybe troubling?) ability to foresee danger in detail. For example, most moms will admonish their kids not to run with scissors. I, how...

Welcome, one and all to the most intense nightly read on the ’sphere… BitsBlog’s Nightly Ramble. A cold, cold Monday, today. Buffalo had 14 degrees, this morning. Syracuse had a low of 5. My truck struggled to life this morning, and then after advising me it was 16 outside… (Making my driveway the garden spot in the state).. that there might be ice possible. Always helpful information, that truck. I can’t complain. Years ago, I had one that your name would have to be Petty or something to get it started on a cold morning. Heck, Billy, I called the oil price crumble long before August… both here and at Q&O.  Of course none of the drooling morons who called me out on that… including Erb,  never showed up to point out I was right, either… not that I expected it.  It’d be nice if someone reminded them, though. At the moment, I’ll say I didn’t expect the price to drop quite as low as it has. I figured we&...

What Every Buyer Of China Product Must Do BEFORE Buying.
2008-11-05 21:46:00
David Dayton over at Silk Road International sets out what every buyer of China product must do before buying product from or having product manufactured in China. A summary of Silk Road's list: 1. Pay $150 or so and get a report on your company before you send any money over to China. David mentions using Verify or Glo Bis for this. These reports will usually tell you if the company to whom you are about to send so much money actually exists and is operating legally. I would also suggest that you do an internet search (in both English and in Mandarin) on the company from which you will be buying to see what others are saying about it. 2. Second, pay another $800 or so to get your factory audited. Dayton's company, Silk Road International, does this. The audit will confirm that the factory from whom you will be buying actually has the capability to provide you what it says it will provide you. 3. Get your potential supplier to give you the names of others, preferabl...

What You Need to Know About UK Mortgages as a First Time Buyer
2008-07-15 12:36:00
The time has come for you to buy a house, but for a first time buyer, the housing market can be frightening and confusing. Unethical lenders may try to ensnare you with high interest rates and a loan that will have you paying for years. Many houses are priced out of the range affordable by first time buyers. The market for mortgage loans fluctuates every year, the interest rates rising and falling without apparent rhyme or reason. All these things make finding a good deal on a house difficult.A first time buyer should consider a number of factors before going to purchase a property, such as how much they will be permitted to borrow, how much they can afford to pay per month, the initial cash outlay for fees and deposit, and what kind of mortgage they ought to use. A mortgage broker, who will act as an intermediary to find you the right mortgage, can help immensely to ease this process. It can be dangerous to borrow too much money to buy a house, no matter how tempting the idea of ho...

Phoenix Real Estate Blog: Buyer Beware -- Don’t Sign In If You’re
2008-06-10 21:21:00
About a quarter of all homebuyers choose to buy a new home rather than a resale. Many think that the sales people at the builder's model home office will work for them just like a real estate agent would. Wrong. "Everyone working on the site is working for the builder. . .There's not one single person there who's working for the buyer." That's advice from a recent article in the San Francisco Chronicle. The fact is that only a buyer's agent or real estate attorney who is working exclusively for you will guarantee to look out for your interests and your interests alone.
