Extended and Expansion of Home Buyer Tax Credit
2009-11-06 16:52:00 Happy Friday! Tax credit has been extended & expanded again... I've posted the conditions below, if Obama signs this today it will be effective. More people are eligible for the credit as of Dec 1 but they are carefully chosen, see below. You can also download the PDF file on the right hand link of the side bar under consumer info. This is from the National Association of Realtors(R) (NAR). This might be good if you are ready to buy, don't just buy because of the tax credit. Note: the anti-fraud rule, now you must prove the purchase, like submitting the closing statement. It would not have been a problem if the credit was part of the closing process and connected to the actual purchase of the property but this is a government thing so, go figure. Home Buyer Tax Credit Extension: Yet another bill introduced
2009-09-21 18:56:00 Back in June, I wrote an article, Homebuyer Tax Credit to be Extended? Expanded? That article linked to five bills that were circulating in the House and Senate that would either extend and / or expand the existing $8,000 tax credit for first time home buyers that is currently set to expire on Nov 30 (keep in mind a home purchase transaction must be closed by Nov 30 to qualify). As of this writing (Sept 21, 2009) all five of those proposed bills are still stuck in committee. However, a sixth bill to extend the tax credit was introduced in the Senate last week. Senate Bill S1678 extends the existing first-time homebuyer tax credit to June 1, 2010. It makes no changes to the requirement that one must be a first time buyer (defined as not owning a home in the last three years) or to income limits that currently exist in the current law. A summary of Silk Road's list: 1. Pay $150 or so and get a report on your company before you send any money over to China. David mentions using Verify or Glo Bis for this. These reports will usually tell you if the company to whom you are about to send so much money actually exists and is operating legally. I would also suggest that you do an internet search (in both English and in Mandarin) on the company from which you will be buying to see what others are saying about it. 2. The agent, Mr Ricky Low Yong Sern, had been hired by the seller of a $400,000 terrace house in Whampoa which marketing specialist Loh Yi Min and his wife, polytechnic lecturer Ariel Wee, bought last year. The couple had acted on their own without hiring an agent. They refused to sign the commission agreement to pay Mr Loh a fee equivalent to 1 per cent of the price of the property, which was classified as an HDB flat.
