The biggest bright note in the company’s earnings report was the new homes coming online at its Brightwater development in Huntington Beach overlooking the ocean and the Bolsa Chica Wetlands. The company reported a gross second quarter operating profit of $2.2 million generated by the delivery of seven Brightwater coastal homes and eight houses in the inland areas. Earnings were hurt, however, by a $5 million write-down on the company’s Las Colinas project in Lancaster and the Alisal project in Ontario due to expected lower sales prices and increased concessions. In 2007, 13.07% of residential insurance policies included earthquake coverage, that’s up slightly from 12.8% in 2006 and 11.85% in ‘05. Still, it’s the sixth straight year earthquake policies have been written for less than 15% of insured homes, condos, mobile homes and apartments in the state. It’s part of a downward slide in use that began in the mid-1990s. In 1996, for example, 31.4% of insured residences carried earthquake policies. Quake policies aren’t cheap, averaging $775 statewide last year vs. $715 in ‘06, according to state data. Some experts blame the slide in quake-insurance use on property-owner complacency due to the fact that a major quake hasn’t struck California since the big Northridge shaker in 1994. But even though the number of licensees has decreased for a fourth consecutive month, the total remains close to record levels. Real estate licenses peaked in November at 549,244. That’s 1.5 licenses for each house sold in the state in all of 2007 by the California Association of Realtors’ count. Licensee numbers have decreased steadily since then, falling to 546,247 in March, the latest DRE number out. California real estate licenses soared during the housing boom, and people continued taking the state license exam in near-record numbers for a year after sales began to slump. Just behind California in this sad list, ranked by mid-month results, is Florida (-15.74%); Nevada (-15.68%); Arizona (-13.67%); Minnesota (-9.42%) and politically key Pennsylvania (-7.75%.) Note that as recently as June, Pennsylvania — host to the next Democratic presidential primary — had shown price appreciation by FALP’s math. The revised forecast also projects that the median price of a single-family house in the state will drop 9% this year, as opposed to a 6% drop expected in October. CAR Chief Economist Leslie Appleton-Young delivered those revised numbers at a Newport Beach Association of Realtors meeting on Wednesday, saying that this latest forecast takes into account the full impact that the credit crunch is having on the state’s real estate market. Although the decrease from December to January is slight, it’s the first back-to-back monthly decline since November and December 1998. The number of licenses fell to 548,879 in January. While still the third highest on record, that’s down 0.01% (or 80 licensees) from December’s total of 548,959. December, in turn, fell 0.1% from November’s all-time high of 549,244 licenses. My trusty spreadsheet tells me that ranks California 32nd among 48 states (no Hawaii or Iowa) in terms of a state’s relative “draw” for new residents. Michigan (67% outbound) was worst; Arkansas (38%) was best. Looking at old Allied reports (this was this van lines’ 40th annual tally), you see an improvement in California’s outbound van traffic.
