The east coast of central Florida has always followed the national trend, with several months to a year to catch up. The foreclosure impact is no different and we are seeing many such properties in 2008. Surprisingly, as I look them over for the buyer who wants only a foreclosure, they are not always the fixer-upper you'd expect. Some are quite nice, renovated older properties that the previous owner just bought at the wrong time. Agents are sometimes listing the properties without selecting the correct data on input sheets so that if you search by "bank owned" alone, you'll miss well priced homes in the area which are available. In fact some are even better priced properties than bank-owned. So search by price first in this market until everyone is at the top of the learning curve. The median sales price of a single-family home in the Orlando area in December 2007 dropped in one month by $11,000 to $223,900, reports the Orlando Regional Realtor® Association. The median sales price for December 2007 is 10.44% below that of December 2006 ($250,000). Central Florida Sand Colic Living in Central Florida creates many challenges for horses. One of the more serious is Sand Colic. Florida is after all one big sand pile. Horses that graze on pastures are very prone to ingesting large amounts of sand in the stomachs. This can be a very serious and life threatening condition. One way to tell if your horse has sand in his digestive system is to take a clear glass or jar and place a fresh piece of manure in the container. Shake the glass until the manure dissolves and then let it settle. If you see sand in the bottom of the glass then your horse should be given a preventative. I feel that the most effective and most economical preventative is generic Metamucil. Metamucil is mainly psyllium husk. It will swell up and get sticky in the horses stomach and the sand will stick to it as it passes through the system. I give my horses one cup twice a week, but there are different doses for different horses ...

Central Florida Horse Pastures Central Florida has two main pasture types: "Bottom Land Muck" and "Sugar Sand" Bottom Land Muck: Basically a very rich loom of decayed vegetation. The depth of the "muck" can vary with the location and can be from several inches to several feet deep. Front End Loaders and Back Hoes have been known to sink completely out of site in some of the deeper muck. The area has to be cleared of a very dense forest that consists of Cypress, Bay, Red Maple, Slash Pine, Oak, and Cabbage Palm to list just a few of the species. Most of the Central Florida Counties have imposed very strict restrictions on clearing these wet land areas. If you can find an area that has been cleared it will sustain vigorous growth of Bahia grass as well as a large variety of unsuitable weeds, swamp grasses, and ferns. Local governments just don't realize the economic power of nudists. For instance, here in Palm Springs, we have the 2nd highest occupancy rate of ALL hotels in Palm Springs. We are a 17 room inn and our town has about 6300 hotel rooms. Yet, for instance in the summertime, we bring in almost 1% of the cities room tax, we are that popular.Unfortunately, that does not translate into being promoted by our city. This past Sunday, Lea and I attended the 2006 Central Florida International Auto Show in Orlando. The venue this year was the original exhibition hall of the Orlando Convention Center and a reasonably fitting location. At first glance it appeared to be a bigger show than last year although it was hard to be sure being in a different location. I always struggle with these regional shows being used to such larger venues as the National Exhibition Center (NEC) in Birmingham or Detroit making a local show such as this seem a little underrated, compared with the likes of the Detroit show (the Grand-daddy of them all - here in the States!) That said, there was a good showing from the major manufacturers along with some exotics and a few prototype vehicles. One exhibit featured the graphical artistry of Richard Markham with an impressive demonstration of exterior as well as interior styling taken to the extreme. See Here for pictures.
