2008-06-07 06:23:00 How does the national economy affect our Summit County real estate market? Today I attended a session with the chief economist for the National Association of Realtors, Dr Lawrence Yun. I found it very interesting to hear his take on the economy and how it translates to homes in Summit County, Colorado. What I took away from his presentation was that real estate is local, and what has affected home sales so negatively is the sub prime mortage mess. Areas that had high incidences of sub prime mortgages (more than 100% financing, stated income, adjustable rate mortgages, and other similar programs) are now the areas with a lot of foreclosures. Where foreclosures are not as common, the markets are still stable or appreciating. The worst areas are Miami, Phoenix and Las Vegas, where a combination of subprime loans and speculation caused rapid appreciation, and just as rapid depreciation. The most fun thing to do, I think, is float on a huge raft, with radio and cellphones in plastic bags. :) With my Blackberry which can retrieve faxes, browse MLS and all, it's easy peasy to continue to do business while we enjoy life on the River with our friends. I take pride in that we can ALWAYS be found and are always willing to help. It's a simple but very gratifying lifestyle here. So what exciting things are YOU doing this Summer? And how do you keep business going while you enjoy down time? Do you multitask like we do or do you get someone to cover you and just escape? Spring time in Colorado Springs

As far as real estate acitivity I think we are doing much better here in the Springs than many other areas. My listings are getting showings so buyers are out and about. Sometimes the end of May is slow because of graduation and Memorial Day holiday. June should be a good selling month. Sellers keep up your courage. |
