Not only is it filthy, but her cat clawed it and ruined it. The carpeting was older to begin with, but it was nice and had just been professionally cleaned before she moved in. Also, she has damaged wood trim around the front door and the drapes in one window (and the door) are missing and the drape bracket was pulled from the wall (and is missing) and left a big hole in the plaster. The place is filthy and the walls will need to be repaired before it can be painted. How do I go about getting documentation for small claims court, should I decide to go that route. Her damage deposit was less than $600 and the carpeting cannot be replaced for that. Also, how do I depreciate older carpeting and draperies? Anyone with some experience in small claims or should i just chalk it up to experience?

They rented furniture, and the furniture company damaged my walkway's and lawn areas by driving a truck onto the lawn. Additionally, they tracked mud into the house. Next, the nurses/tenants arrived and didn't like the unit, stayed 4 days and checked into a hotel at their employer's expense. Their company asked me to have the unit professionally cleaned which I did. Then the couple came back to re inspect the unit., taking photos of dust on blinds (blinds were not part of the deal which I explained to the corp. before they rented the unit) the apt. was "as is", and would need minor adjustments due to last minute notice on their part.
