Real Estate/Credit Deflation 16: The Next Dozen Shoes to Drop

?If the shoe fits, it?s too expensive.” ~ Adrienne Gusoff I was offered a very nice position with Fisher Investments of Woodside, California last year and, although I passed on the opportunity, I truly respect their money management track record. At the same time, I have noticed from their website that they are comparing the ...
China Deflation: We Hardly Knew You.
2008-05-05 10:06:00
The Economist Free Exchange has a post, entitled, "Fondly Remembering a Deflationary China," (h/t to Experience Not Logic) on how China has moved from being a deflationary force to an inflationary one. At JPMorgan's recently completed China Conference in Beijing, one of the best speakers I saw was James Kynge, of China Shakes the World Fame, whose talk was on how China had moved from deflation to inflation and how that would impact the rest of the world. The funny thing about past Chinese deflation was how few people in the West appreciated it. Most complained about the Yuan being too high, and about China polluting the earth and subsidizing its factories by allowing ridiculously low wages and unsafe working conditions. The problem with those arguments was that it ignored the huge swath of poor and middle class who were benefitting greatly from reduced prices at their local Wal-Mart. Now that China deflation is history, it is being recalled with fondness. For an example of ...
Japan close to shaking off deflation

Bernanke's plan: Stopping massive deflation with massive inflation and hope
2008-04-24 11:33:00
Grocery prices are soaring. Gas prices are soaring. Hell, most prices are soaring. Thank you Helicopter Ben.But about the only thing that ISN'T soaring is the price of homes. In the middle of this rampant (consumables) inflation and dollar destruction, you have historic (asset price) deflation. Just as most HP'ers have predicted.Eventually though, home prices will stop falling. Probably quite some time from now, when the historic housing P/E ratio is restored, confidence is somewhat restored, pre-bubble prices are back, and it's cheaper to 'own' than rent. And when that happens, and home prices stop falling or god forbid start going up, the NAR and the few realtors who are left will start saying "home prices stable!". But when you factor in the wild inflation underway (the real inflation, not the government-reported inflation), real home prices will still be in freefall, and the crash will have been much worse than people think, and the combination of flat incomes, job losses an...
Inflation or Deflation: Casey Research!
2008-04-09 06:41:00
This is a question that we have wrestled with for some time now and have found it rather difficult to pin down, although we tend to lean towards the inflationary scenario. In our recent get-together in Auckland with Doug Casey we briefly touched on this topic. However, we have now obtained this article from Casey ...

Back on March 29, ABC News? David R. Francis talked about the economic forecast of Robert Parks, a finance professor at Pace University and former chief economist at three Wall Street firms. There’s Asset Deflation Out There Inspite of Fed Rate Cuts

Inflation. Deflation. Printing Presses. Oh my.
2008-03-20 05:10:00
The general consensus on this board was for a period of wild inflation, followed by the unavoidable deflation as The Great Unwinding takes hold.Helicopter Ben, being the brilliant economist he is (and in control of the printing press), told us in 2002 that under no circumstances would there be deflation. So now you have the market selling off anything connected with protecting yourself from inflation, and a rush toward US t-bills paying 0.47%, which if that's not deflation I don't know what is.So, knowing what you know and seeing what you see, are you in the Inflation camp, or the Deflation camp?I'm still without confidence because of all the factors at play. I see wild inflation right now, I feel deflation is to come, but I see the government and the Fed pumping out dollars. So deflation with a debased US dollar which is still deflation but may look like inflation.Someone get me some Tylenol. And here's Schiff's view on Inflation/Deflation/Fed Policy
I urge you all to read Ben Bernanke's "Deflation: Making Sure "It" Doesn't

WE KNEW WE COULD RELY ON YOU!]Here's the crib notes gameplan for HP'ers. Invest wisely.* Devalue the dollar (well underway and nowhere close to the bottom)* Take interest rates to zero (getting close)* Flood the market with cash (the auctions are underway)* Finance the government's buying up assets (get ready for RTC2, and for the government to buy up the assets of Fannie, Freddie and failing banks)* Offer f*cked banks and companies zero-interest loans and take any crap as collateral (the FHLB is doing this already)Like gold, U.S. dollars have value only to the extent that they are strictly limited in supply. But the U.S. government has a technology, called a printing press (or, today, its electronic equivalent), that allows it to produce as many U.S. do...

Anyone surprised at how bad this asset deflation is getting now?
2008-02-07 14:02:00
Open thread to talk about where you're stashing your loot as the US bogs down in recession and The Great Unwinding continues.Bernanke's panicked, massive and historic rate cuts are looking pretty ineffective so far, at least on investor psychology and consumer confidence. It's also tough to create a new bubble when the banks can't and won't lend. Bubbles need leverage. Bubbles need debt. Bubbles need speculators. So are we out of bubbles?Cash still feels king. But damn, some of these stocks are getting stupid cheap, if they'd just make a bottom.
Deflation
2008-02-06 19:54:00
it’s important to distinguish between the effects of inflation/deflation and relative exchange rates. the us dollar has been on the decline relative to other world currencies but during the recent january rate cuts, it has been relatively stable http://quotes.ino.com/chart/?s=-NYBOT_dx so you’re right, the us$ has less purchasing power overseas and we import some of our goods ...

Bernanke from 2002: "Deflation: Making Sure "It" Doesn't Happen Here"
2008-01-31 02:15:00
I see helicopters and printing presses.I see the US dollar being intentionally destroyed (trust me, living in Europe, I REALLY see the dollar being destroyed).I see Bernanke being freaked out by deflation, while trying as hard as he can to stoke inflation, and hoping it all comes out in the wash. I see pissed off Arabs and Chinese holding US dollars and debt. And I see a new bubble. Somewhere. Here's Bernanke, in 2002, telling us what he was going to do. And then he did it. Try to get through the whole speech if you can. And invest wisely. The Congress has given the Fed the responsibility of preserving price stability (among other objectives), which most definitely implies avoiding deflation as well as inflation.I am confident that the Fed would take whatever means necessary to prevent significant deflation in the United States and, moreover, that the U.S. central bank, in cooperation with other parts of the government as needed, has sufficient policy instruments to ensure that any de...
The Deflation Time Bomb
2008-01-18 01:33:00
by Mike WhitneyIs there anyone who still does not understand that talk of ‘inflation’ by officialdom is just a red herring intended to distract us from the far more dangerous dragon of deflation? – Mike Shedlock, Mish’s Global Economic Trend Analysis We are to about see how much George Bush really believes the “supply side” mumbo-jumbo he’s been spouting for the last seven years. Last week’s Labor Department report confirmed that unemployment is on the rise (5%) and that corrective action will be required to avoid a long and painful recession. There’s a good chance that the Chameleon in Chief will jettison his “trickle down” doctrine for more conventional Keynesian remedies like slashing interest rates, government programs, and tax relief to middle and low-income people. On Monday Bush announced that his team of economic advisors was patching together an “Economic Stimulus Package” that will be unveiled later this month in the State of the Union Speech. The goal is to ...

Deflation to the Rescue
2007-11-24 18:21:00
by Clif DrokeTime is the least common denominator of all things, including in the stock market. We'd all be lost if we couldn't look at the clock throughout the day since time is our frame of reference for the day's activities. So are the days of the calendar and so are the dominant equity market cycles. With that in mind, let's step back for a minute and consider where we are in the grand scheme of the 60-year cycle. The 60-year cycle is one of the most profound market cycles of our lifetime since it usually bottoms at least once during the average lifespan. The 60-year cycle also closely correlates with the 50-70 year Kondratieff economic long wave (which as the name implies is a wave, not a cycle). The K-wave averages 60 years and is expected to bottom at about the same time as the current 60-year cycle, in or around 2014.The 60-year cycle is the dominant half-cycle component of the Kress 120-year Master Cycle series, which governs the major bias of the financial markets over ...
Deflationary Abundance
2007-10-17 16:37:00
I wrote an article for the BHB and discussed the four stages of any viable technology. I also posed the question as to its relevancy with real estate and the Redfin model. Here's the quote:Stage One: Critical Price The price of any new technology is stratospheric at first (the first DVD player was priced over $1,200 at first). Then, as the production increases and the acceptance from consumers takes hold, the price begins to decline to a “critical price” that opens the “flood gates” of demand. This critical price coincides with the efficiencies in production to meet the spike in demand for the product. Stage Two: Critical Mass The product was initially very costly to produce, but the increased demand has driven the production costs down to take advantage of economies of scale. The “critical mass” coincides with more efficient production avenues that help drive market share for the product. Stage Three: Displacement The product was originally conceived as an alternative ...
Japan facing continuing deflation woes due to mobile phone price wars

When do low prices on mobile phones and service actually hurt consumers? Well, for Japan, the continuing decline of mobile phone prices is putting the hurt on the island-nation’s economy. SPECTRE of Deflation said...It's almost like they planned the whole thing.1. Greenspam tells people they need to go with the new and exciting exotic stuff instead of the old boring conventional mortgage, and the sheeple go for it. CHECK!2. The sheeple are led to believe that debt is wealth by borrowing against their homes. Nobody bothers to tell them, and they are too stupid to know, that should the price of the home go down the debt still remains and the so called housing wealth is voporized. CHECK!3. Meanwhile in the shadows, we have the banking lobby writing the new bankruptcy law making it much harder, if not impossible, for consumers to get a second chance thereby making them life long debt slaves. CHECK!4. Folks, we have been hosed. The greatest transfer of wealth the world has ever seen. CHECK!

As we all know, now comes asset price deflation, and cash will be king

During this period of dis-credit, or "The Great Unwinding" as I like to call it, people rush to sell their assets, de-risk, and get to cash. This stage is FIRMLY underway when it comes to houses in the United States. But that's just the start my friends. Asset price deflation will now happen worldwide, and not just with houses. It will happen with everything.Stocks. Metals. Houses. Condos. Baseball Cards. Artwork. Stamps. Everything.Want a safe haven? Rapid interest rate rise in China and India in the middle of deflation extr
2007-03-18 07:58:00
From India DailyThe world stock markets were rising with hope that the emerging economies will absorb the deflation and underemployment of the US, Japan and Euro Zone economies. But things now look entirely different. The rapid growth in China and India have brought hyperinflation back with huge disparity in income levels and uneven distribution of wealth. China and India both are concerned about the same.China raised interest rates for the third time in 11 months to curb inflation and reduce asset bubbles in the world's fastest-growing major economy.Indian Prime Minister has vowed to take all possible measures to curtail the rapidly rising inflation. But no one understands that the inflation getting registered in these countries and in the Western nations are driven by debt. Debt driven mild inflation is actually deflation. By borrowing and spending consumers are shift the deflation to the future. Eventually when they cannot service the debt in future, everything will collapse.[Read...
Deflation
2007-03-08 04:36:04
Now that everyone has had some time to begin absorbing Aaron Brown's incredible guest article, I guess its time for me to start contributing something to my own blog again. First of all, one reader posted over on The Waiver Wire asking when the final pricing changes would be made for Rotohog drafts. I emailed David Wu from Rotohog and he said that the final changes will be made on the 11th, but that very little would change after the 8th. I assume that means someone will review all the pricing tomorrow, and that changes will only be made on the 9th-11th if something big happens (ie "Gagne's arm just fell off...$20 might be a little high for him").While I was working on my valuations of players for Rotohog, I noticed something odd. If you total up the prices listed for Rotohog drafts (based on data in their system yesterday) for the top 144 position players (12 teams, 9 hitters, 3 bench slots), the total comes out to almost exactly $275 per team. That means that if all bench slots ...
