What's Going On in the East Valley: March Market Conditions Update

Welcome to the second monthly edition of the MyPhoenixMLS area-specific market conditions update (okay, that was a mouthful). Today, I'll post market conditions reports for some of the East Valley cities; next we'll look to the Scottsdale and Phoenix areas. Chandler In Chandler home resale volume was up nearly 7% in February compared to January, though prices dipped just under 5% - to $244,000 from $256,750 in January. The townhouse/condo market in Chandler was bright, with 50% more sales in February than January and a 15% higher median price of $150,000. Gilbert Sales volume on single-family homes (resales) was way up in February compared to January - more than 20% with 265 homes sold in February compared to 220 in January. Sales prices were down about 2% in February compared to December - to $254,700. Sales volumes in the townhouse/condo market remained the same at 10 sales, but prices increased 4.3% to $182,000. I Love East Valley San Jose Real Estate

Zone 4 for you in the industry in Santa Clara County - or East Valley - but more specifically the are between Evergreen to the South and North Valley to the ________. If there has ever been a more obvious real estate play in recent history, this is it. Evergreen was nothing but green hills 20 years ago - now it is Silver Creek Valley Country Club and a slew of $1,000,000+ homes. North Valley & Milpitas was built out with track homes and yet, it was not THE place to be by any means. Now look at North Valley and especially Milpitas - prices have soared and demand is high. What area is in between and will get squeezed price-wise? Yes, I highly suggest buying in East Valley - the area will definitely regentrify over the next decade. Homes will get more expensive and retail will come back bigger and better. My strategy, buy single family homes and rent them out. Rents will rise too. This boring investment method make people rich - just ask all my clients who did this in the 70s and 80s.
