This was an increase from January, when only 246 sales closed, a change which helped to slightly reduce the total inventory of homes on the market, now 4,300 homes estimated to take as much as 14.6 months to sell off versus the 17-month inventory (4,175 homes) in January. Also, compared to the same month a year ago, while total new listings taken during the month of February, 2008, was down 1.7%, pending sales dropped 26.9% and closed sales were down 33.8%, strongly reflecting the lack of home buyers in the market relative to the number of available homes for sale. The average sale price was $278,300, and the median price was $244,900. Average market time for homes sales closing in February was 110 days.
