San Diego fire sale coming, just not many bargains available
2008-05-21 14:20:00 The San Diego Padres already cut Jim Edmonds. They could dangle Randy Wolf to the Milwaukee Brewers, Houston Astros, Florida Marlins, maybe even to his original team, the Philadelphia Phillies. They could trade Greg Maddux too, and it would be sweet if they would send him back to the Atlanta Braves, to join John Smoltz and Tom Glavine in what could be the final pennant race for all three according to the Los Angeles Times. They're last in the major leagues in runs, batting average, on-base percentage and slugging percentage. They have three pitchers batting over .300 — Peavy, Justin Germano and Shawn Estes — but only one position player over .300. What they really need is an outfield. Brian Giles is batting .311, with three home runs. He's 37. The rest of the outfield mix? Paul McAnulty is at .200, Scott Hairston .217, Jody Gerut .195. Those wholesale changes? We'll see, but it's not as if the Padres' triple-A Portland club is stuffed with talent.

Considering A Padres Fire Sale
2008-04-28 13:05:00 The Padres are 8.5 games out, and it's only April 28th. It's not a good place to be. Obviously they aren't throwing in the towel yet, but if they have a similarly ugly May a fire sale could be in order. Let's speculate on some trade possibilities. Greg Maddux. The Padres' highest paid player at $10MM, Mad Dog is calling his own shots at this point. I imagine he'd prefer to stay put. Brian Giles. The team's leadoff hitter still knows how to draw a walk. He doesn't hit lefties much but his overall numbers would look a lot better away from Petco. He earns $9MM this year and has a $3MM buyout for '09. He can block trades to eight teams and gets a $2MM increase if dealt. Jim Edmonds. He'd have to shake off the slow start and remain healthy. Makes $8MM with no-trade protection; the Cards are paying $2MM of his salary. Trevor Hoffman. Even if Hoffman loses the closer gig a trade seems unlikely. Randy Wolf.&nb...

Leavenworth Real Estate - No Fire Sale
2008-02-26 23:47:00 Real estate has been in the national news of late. The National Association of Realtors recently announced that existing home sales are at the lowest point in 9 years. Sounds like great news for buyers and real estate investors hoping to buy at a low point in the market. It would be, if it were true in Leavenworth and Lake Wenatchee. This summer I reported a slowdown in the Leavenworth real estate market . At the time we had 135 single family homes for sale and a deluge of newly constructed condos.Fast forward to this Winter and the Leavenworth real estate market looks a little different. This isn't spin from a rosy glassed Realtor, the real data look very encouraging. Is the fire sale in Oakland over?
2008-02-10 14:01:00 Joe Blanton is the most likely to be traded this spring, but even so, that appears a long shot after the Minnesota Twins failed to get an overwhelming haul of prospects for Johan Santana. Oakland A's GM Billy Beane isn't interested in moving Blanton for mediocre returns, so he might opt to see if the market picks up by the trading deadline the San Francisco Chronicle reported. Others, such as Rich Harden, would have to show they're at 100 percent before any possible deal; that means a good chunk of regular-season starts to convince prospective trade partners of improved health. There remains a chance the A's could add players instead. There are still some free agents out there who might pique their interest, especially some starters who might be able to contribute some depth at a bargain rate. With the team essentially set with outfielders, last year's left fielder, Shannon Stewart, appears to be less of a possibility than he once was. Plus the A's wouldn't mind getting the a...

Troubled Builders Fire Sale
2007-12-07 16:58:00 As the housing market was really heating up, builders got confident. Big time builders like Lennar were not only building homes, but speculating on land (which was very profitable during the boom). However, with the downturn in the market and the year end coming to a close, these builders are having to bite the bullet and get rid of the non-performing assets, whether at a loss or not. The one advantage here, however, is that if they close these deals by year end, the builders can recoup taxes all the way back to 2005, the peak of the housing m

Builders' land fire sale will crash land prices in affected areas
2007-12-05 02:37:00 After the news broke yesterday about Lennar dumping 11,000 properties at 40% the price they paid for it, I did a little research on the evolution of this institutional vulture market. I was frankly surprised to see how much overpriced land was on the builders' books. I had assumed builders would have hedging strategies for land development, but then I realized that Wall Street and real estate companies reside in different worlds with regards to risk management... (try finding a Wall Streeter working at a builder) The key consequence of these land dumping deals is their sheer volume will reset the pricing benchmark for properties in speculator-ridden regions in Florida, California, etc. It may have the stunning effect of crashing certain markets down to the same 60% off peak levels where sellers still held out with hopes they could somehow recoup something. Burned by fire sale
2007-10-01 19:39:00 Try to put yourself in the place of the owner of 26966 El Retiro in Mission Viejo (pictured above). They paid $317,000 for this 3-bedroom, 2 bath house in March 2002, and are now hoping to sell it for $619,000. There are also probably a few jokes to be had here with the street name, but we'll leave those alone. They've added granite countertops, maple cabinets and "newer" appliances in the kitchen, plus a new roof, water heater and carpet, among other improvements. So, that should justify their asking price, right? Potential profit (minus 6 percent selling costs) assuming a sale at this price is $264,860. Obviously, it's going to be much less in reality considering the work they've done on the house has no doubt cost a decent amount of money. But, let's assume that despite the repair/upgrade work, they're still in line to make a nice little bit of cash because they didn't tap into their home equity and/or were able to pay cash for the repairs. Perhaps it's time, these owners d...

NYC Metro Homebuilder Having A Fire Sale
2007-09-09 09:15:00 FRANTIC BUILDERS SLASH HOME PRICES by NY Post - 9/8/07 Full ArticleThe fire sale of the century is now under way in the real estate sector, with the prices of thousands of unsold new homes being slashed as much as $100,000 from typical $500,000 prices. Homebuilders across the nation are scrambling to raise cash as their once-booming industry slides deeper into recession, leaving behind the ruins of scores of bankrupt firms. One major homebuilder in the New York area, Hovnanian Homes, is fighting back the threat of ruin with a brave counterattack. Hovnanian, the nation's sixth-largest builder, said yesterday it's launching its first-ever national ad campaign to promote a three-day sales blitz next weekend aimed at unloading dozens of unsold homes with as much as 17 percent markdowns. A one-bedroom condo with a pool and spectacular Manhattan views - nestled on the New Jersey side of the Hudson River near Hoboken - will be reduced by $44,000 from its $500,000 price, enough savings to...

Let's Talk Astros Fire Sale
2007-06-29 06:05:00 A reader pointed out to me that the Astros are out of contention, and can't possibly think they're just a player or two away. I hadn't noticed how far back Houston has already fallen. Every simulation I can find gives the Astros less than a 1% chance of making the playoffs. The big three - Carlos Lee, Lance Berkman, and Roy Oswalt - those guys are obviously staying put. That's about $40 mil on the books for '08 right there. Next we get to Woody Williams, who is unfortunately signed through 2008. Williams and his 4.67 K/9 won't help any American League team. With a 5.58 ERA, durability questions, and a home run problem, Williams has very little trade value. And he's making $6.25MM in '08, at which point he will be 41. Yikes. Then there's Jason Jennings, earning $5.5MM this year. The Rockies clearly got the better end of that trade, but it was a "win now" move by Tim Purpura. Jennings needs to prove his health ov...

Trade Rumors: Fire Sale in the north
2007-05-20 03:20:00 I started speculating two weeks ago that the Blue jays maybe one of the teams to have a fire sale. It's a small market team, that spent alot of money and isn't even close to the wild card. I'm hoping that the Jays decide to unload one of their biggest contracts in A.J. Burnett. Today the Toronto Sun.com is reporting that J.P. Ricciardi ( Jays GM) is making two pitchers available. Both were starters that have been relegated to the pen.J.P. Ricciardi made some calls this week.He told clubs that right-handers Josh Towers and Tomo Okha were both available for trade. And ... ta da ... wait for it ... that the Jays would be willing to pick up some of the money owed the two starters.Towers will earn $2.9 million US this season.Ohka is set to make $1.5 million.Towers is a 30 y/o right handed pitcher with seven years of major league experience, all in the AL east ( 2 with Balt. and 5 with Tor.). He has a lifetime record of 41-48 with an ERA 4.93. His BB/SO is very good 105/337 and 112 HRs ...

Columbus fire sale on?
2007-02-19 00:20:01 Aaron Portzline of The Columbus Dispatch that the Columbus Blue Jackets are looking to dump some payroll before the February 27 trade deadline, while trying to acquire as many draft picks in this year’s entry draft as possible. Unlike, forward Fredrik Modin, forward Anson Carter and defenseman Bryan Berard aren’t expected to receive contract offers from the Blue Jackets. Word is that both are among the several Blue Jackets that are on the trade block. Speculation is that the Vancouver Canucks, Pittsburgh Penguins and Carolina Hurricanes all have interest in Carter. Should the Blue Jackets find a team to take Berard, he will be moved as well. With the money that the Blue Jackets will free up this year, it’s expected they will make a “major push” to acquire a center in the off-season, “most likely through free agency.” Sponsored By: NHL Salary Cap Information Featuring all 30 NHL teams.

Coyotes? fire sale imminent?
2007-02-12 18:05:01 David Vest of The Arizona Republic reports that the Phoenix Coyotes are prepared to concede their playoff aspirations are all but gone, and begin preparing for next season. After a 5-2 loss to the Florida Panthers Saturday night, the Coyotes find themselves 14 points behind the eighth-place team in the Western Conference. Upset and frustrated after the loss, Coyotes head coach and managing Wayne Gretzky said that management has “more important issues” to deal with now, hinting at possible personnel changes. “We need guys to contribute, and we’re not getting that,” Gretzky said for the umpteenth time this season. “It’s discouraging and it’s disheartening.” Although Gretzky did not mention any names, he was referring specifically to “three or four or five guys” on the roster. One player that the Coyotes are apparently shopping is forward Ladislav Nagy, according to Bruce Garrioch of the Ottawa Sun. While the team h...

Bruins should commence fire sale
2007-02-05 00:02:01 Due to the team’s recent struggles and their inability to create offense on a consistent basis, Kevin Paul Dupont of the Boston Globe suggests that the Boston Bruins should enter in sell mode. Pending unrestricted free agents such as forwards Marco Sturm and Wayne Primeau and defenseman Brad Stuart should be at the top of the list. However, Dupont notes that none of them have played well enough to bring in a great return. Although the possibility of a bidding war could ensue, Bruins GM Peter Chiarelli “might net little more than draft picks” for them. If Chiarelli plays his cards right, Stuart could bring back descent value in return. But the GM “would be wise to play out the dealing string to as close to the [February 27 trade deadline] as possible.” Sponsored By: Stubhub.com Buy & Sell Hockey Tickets Online
