We currently manage 13 rental properties for one of our owners and upon showing one of the 3 vacant ones, we found that the locks had been changed and there were stickers all over the door. We then checked the other 2 vacant units- same thing. Now the owner has told us that he has 'worked something out' with the mortgage company and that we should 'feel comfortable renting his remaining 3'. In fact, the owner is about to close on 2 more properties.If we place tenants in these units, and the same thing happens again, where do we stand as a property management company? I understand the market is pretty bad and there are a lot of foreclosures going on but we have to protect ourselves as well.Any advice would be appreciated.
