The other day I got an email promoting the closeouts at The Columbian at 1160 S Michigan Ave (more on that in another post). One of the things that got my attention was that they are offering buyer's agents a 3.5% commission on all the units except the penthouse unit listed at $1.9 MM on which they are paying a 4% commission. Not to diminish the tragedy in Memphis but a ton of homes are underwater in Chicago too. Zillow came out with their first quarter report yesterday and they are claiming that almost 46% of area homes are underwater at this point - i.e. the homeowners owe more money than the home is worth. Now don't go believing this number from Zillow because it's based on their notoriously inaccurate home valuations. In fact, for the 4th quarter of 2010 they claimed that 39% of area homes were underwater while the more trustworthy (in my opinion) numbers from CoreLogic showed "only" 25.4% of Chicago area homes underwater. Several weeks ago we focused in on a home at 2411 Thornwood Ave in West Wilmette that's been on the market for nearly 5 years. The home is now being offered as a rental, for $7,500 a month, and is still for sale at $1,649,000. The Thornwood home is tied with 2411 Greenwood, just around the corner, for the title of "highest-priced rental in Wilmette" at this time. The Greenwood home, which features 5 bedrooms and 5 ½ baths, is also listed for sale at $1,675,000. Here's some local color on today's Core Logic report on negative equity: Chicago's share of mortgages with negative equity actually rose (contrary to national numbers) from 22.3% last quarter to 22.7% this quarter.
