This Month in Real Estate – Interest Rates Hit Historic Low
2010-10-27 22:31:00
The housing market continues its slow recovery without the aid of the now expired tax credit. Sales are slower but growing, and prices remain on par with last year’s levels. Interest rates also hit a new historic low, a major factor in helping keep mortgage payments low, which is expected to spur sales. The economy shone a bit brighter in September. It grew faster during the second quarter than expected, and companies continued to hire. Experts believe there is now less risk of a double-dip recession. Now, the Federal Reserve Board’s challenge is not if the economy will grow but how fast. Driven by concerns that inflation is low, the Fed began purchasing treasury securities on a small scale. It used this tactic at the height of the recession to help draw down the interest rate and boost spending. Experts anticipate both the economy and the housing market will continue their path on the way to a complete recovery. This march back up provides excellent opportunities: an ample sele...

Sounds like rates will eventually rise.  I've been telling buyers this for several months now.  It is a great time to buy.  Plus BRAC is coming in late 2010.  So get in before the competition comes.*************************-*******************************-*******************************-************The Fed's surprise move of raising the rate it charges banks for emergency loans by a quarter-percentage point to 0.75% has bond investors rattled. While this move does not directly impact 30 year fixed rates, many economists believe that this is another signal that the central bank's extremely low rates are on the way out. Couple this with the Fed's plan of scaling back the expanded mortgage-backed securities purchase program that they have pursued for the last 15 months, and it becomes quite clear that 30 year fixed rates will be rising from the 5.000%ish range that home buyers have become used to.   Now is the time to act! Rates are still low, invent...

High Debt and Low Interest Rates
2009-08-17 10:14:00
In an era of rising budgets deficits, an important question to pose is how much can governments borrow?Typically, higher government borrowing raises these issues:Higher borrowing leads to higher interest rates as governments need to attract more people to buy bonds. This rise in interest rates is known as financial crowding out and can lead to lower growth.Higher borrowing leads to higher taxesHigher borrowing can create inflationary pressure, if the borrowing is financed by increasing supply of money.Higher borrowing can risk destabilising the exchange rate if markets fear there is a real inflationary pressure.Higher Borrowing can cause resource crowding out because the private sector has less funds for investment because it is holding more government bonds. However, some of these textbook problems often do not occur in reality. - especially, when the economy is in recession and private saving rates are rising. As Brad de Long notes (link), in the past 12 months, the US treasury has ...

I was asked the following question yesterday in the Indian Current Affairs shout-box."When Federal bank of USA reduces interest rates, what rate exactly is that with context to RBI's? Is it in relation to CRR?"The simple answer to the question is NO. The complicated answer is:US Fed announces two different rates: the discount rate and the federal funds rate. The discount rate is the interest rate charged by the US Fed on the loans it gives to commercial banks. The federal funds rate is the interest rate at which banks lend to each other overnight. The US Fed only prescribes a target federal funds rate.In contrast, the RBI announces only the bank rate. This is the same as the US Fed discount rate. There is no equivalent for the federal funds rate from the RBI. Instead, it announces its repo and reverse repo rates. Market rates (i.e., lendings and borrowings among the market participants) are determined based on these repo and reverse repo rates. Repo rate is the rate the RB...

Interest Rates Rise, Housing Death Spiral to Ensue
2008-07-25 02:29:00
Due to the problems that housing and lenders have had as of late, interest rates for California home purchases have gone up, way up, in the last couple of months. Have a look at this graph from BankRate.comIt shows that the interest rate for a "typical" home in OC has gone up from about 5.7% to about 6.5% since May. When I run the numbers, this translates into a roughly 9% higher mortgage payment! My guess is that this change alone will cause 10 to 20% of those that could have qualified for a loan in May to now be unable to qualify.Put another way, the recent run-up in interest rates has reduced the effective demand for homes in OC by 10 to 20%. Now, if we assume that housing prices are unit-elastic, this change in interest rates/demand ought to cause home prices to drop between 10 and 20% more. Then there's the compounding effects of the price/demand declines. If prices drop, more people will walk from their homes. If more people walk from their homes, then there will be more inven...

Interest Rates for Dummies

Interest rates can be confusing. There is a huge range of interest rates - anything from 0% a year to 2,000% on some extortionate pay day loans.Interest rates basically reflect the cost of borrowing money. The most important interest rate is the base rate (or repo Rate) set by the Bank of England. The Bank of England change interest rates to try and influence the inflation rate in the economy.
