Investment Property Maintenance Tricks
2008-06-01 23:55:00 I have not been posting much lately as I have been buried with multiple apartment turnovers. As I mentioned previously, several years ago, I moved many of my lease end dates to May 31. Subsequently this can be a busy time of year for me. While I was helping my handyman on a overhaul that we ...

Buy to Let Investment Property in Davenport, Florida
2008-05-08 02:18:00 Buy to Let properties are common for those looking to invest in their Florida dream home. However, where you look for that home is imperative in the Orlando area. Not all counties allow for managed short-term rentals. For this reason Polk County is one of the most popular areas for investing. As part of the famed "four corners" Polk neighbors Orange County where Disney is located. Davenport is a charming locale that is part of Polk County AND neighbors Disney World. It offers the best of both worlds! Surprisingly, this area has remained relatively unchanged despite the massive growth and tourism to the north. Some call Davenport, "The Gateway to the Ridge" as the Lake Wales Ridge hills originate here and stretches south for 100 miles - the setting is quite lovely. Situated along US 17 and just east of US 27, convenience to the tourist giant is key for healthy rentals. Davenport is actually only two squar...

I suppose you could say she is kind of like a Dear Abby for renters and landlords! A recent one article I found funny and ...

Is this a good investment property?
2008-05-02 18:06:00 Is this a good investment property?  I hear that many times. Think about it. How many times have you seen a run down vacant property in Western New York and thought that would be a good investment? But if you never have invested before how does one know? Let’s talk about that Good Investment. How much profit you should allow whether you are buying a fixer upper or buying an investment property that is already rented or ready to rent or sell in Western New York. There are many factors that go into deciding if a property is a good investment or not. Don’t forget the most important thing to remember LOCATION! LOCATION! LOCATION! But for now let’s talk raw numbers and Real Estate Investment. Now May be the BEST Time to Buy Your Florida Investment Property
2008-05-02 05:59:00 Thanks to what some are calling "the credit crunch", the Florida real estate market may be flat but it could be just the right time for investors to step in and seize the opportunity. The Orlando real estate market has only one place to go - up! The UK buyer is in an especially unique position right now with such a weak dollar. While the news is often negative, gas prices are sky high and the dollar is at an all time low, there are Florida real estate deals to be had for the savvy UK buyer. Although the overall picture is portrayed as dismal, Orlando continues to gain popularity as a retirement destination and all indicators suggest the market will bounce back. Considering the more restricted US mortgage industry, What do you need to do to obtain your Florida dream home? Get smart. Talk to your Realtor or Mortgage Lender about your options. Often times you’ll find there are new requirements that are not insurmountable, but re...
Investment Property Accounting
2008-05-01 15:43:00 Managing the income and expenses of your Minnesota investment properties is probably as important as managing your tenants. Sadly, I realized that although I touched on it briefly when I talked about managing 28 investment properties, I have never really discussed how to set up and do the accounting for your property investment business. Investment ...

Apartment Buildings Verse Single Family Homes ? An Investment Property Comp
2008-04-22 16:04:00 A lot of the investors that I work with have some experience investing in single family homes but they want to know more about some of the advantages and disadvantages of investing in apartment buildings. The following lists are not meant to be exhaustive lists detailing every single advantage and disadvantage of investing apartment building and single family homes. The lists are just meant to reflect some of my own observations on each type of investment property. Also, these lists assume that the investor is buying the apartment building or single family home investment for the purposes of holding over an extended period of time. The lists don?t consider other investment techniques such as flipping. Advantages of Apartment Building Investments Lower cost per unit than single family homes. Greater cash-on-cash return. Traditionally, apartment buildings offer a greater return than single family homes. Foreclosures! All of the families who have been displaced because of fore...
Investment property sales in Q1 remain steady - Singapore
2008-04-18 04:32:00 Investment property sales in Q1 remain steady - Singapore By JOANNE CHIEW INVESTMENT property sales level in first quarter 2008 was unchanged from a year ago despite deepening concerns regarding the US economy. A total of $8.4 billion worth of transactions was concluded, up one per cent quarter-on-quarter (QOQ), according to the Q1, 2008 Singapore Property Market Report by Debenham Tie Leung (DTZ). The office sector was the best performer with $3.4 billion in sales, reflecting a significant 134 per cent increase QOQ. Government state land saw strong response from developers to several sites released for tenders. The transactions showed that developers were willing to pay for sites in good locations, despite the cautious market, DTZ said. Investments in industrial properties rose 31 per cent QOQ to $690.5 million, mainly in en-bloc deals purchased by real estate investment trusts. However, residential sales fell 45 per cent QOQ to $2.2 billion. DTZ attributed the slowdown in sales ac...

Raising Investment Property Rent
2008-04-04 04:30:00 Here is a great question that I received today: “Obviously this can only be done when the lease renews, but how do you decide when and how much to raise the rent on your tenants?” As you imagine, that can be a touchy subject. I think raising the rent depends upon a couple items: If ...

Prepping to Sell your Investment Property-Revisited
2008-03-21 04:53:00 I believe that most real estate investors are probably more excited about the day they will sell their investment property, than the day they buy it! I first wrote about this topic back in August 2007. After seeing about 500 more properties since then, I thought I would revisit my original prepping to ...
Why Chain of Title is important to your investment property purchase
2008-03-20 18:31:00 Banks require a preliminary title report on all real estate transactions. The preliminary title report serves many functions, but one that could cause you to loose a great deal on your next investment is the Chain of Title. Most lenders require a title company to give them a 24 month chain of title. This simply is an overview of all individuals or entities that have owned the property in the last 24 months. Investors should pay careful attention to the property they are buying and who has owned them previous to the sale. Some lenders and loan programs only allow one other individual to own the property in the last year. Banks look at the flipping of properties very closely. If a property is flipped too many times they may decline the loan. They could also ask their borrower or loan officer to provide documentation that the transaction is at arms length (the transaction is between unrelated parties). The reason Banks pay careful attention to the 24 month chain of title is f...

Financing a Fourplex Real Estate Investment Property
2008-03-13 13:12:00 I am asked for advice all the time about financing, and particularly financing for multi-unit investment properties. As I give advice, I outline specific goals of the individual investor and the intent of the property. The multi-unit properties I would like to address are fourplexes, triplexes, and duplexes. These multi-unit properties can be financed as residential properties under the same guidelines as single family homes. Many of these units fall within the Freddie Mac and Fannie Mae conforming guidelines. This translates to more options, lower costs, and better interest rates. With multi-unit investment properties your goal should be very clear?..CASH FLOW. Why is cash flow so important? Properties that can cash flow can survive all market cycles. Even in a down market, your strategies can shift to a ?hold rather than sell? property, and because you can cash flow you can wait until the market turns. In a real estate market that is peaking you maybe able to leverage equity to b...

Open Skies Boosts US Investment Property
2008-02-28 01:00:00 Following decades of strict regulation, free competition on transatlantic flights will finally come into effect on March 30th. Until now, only four airlines were allowed to reap the profits of the lucrative UK ? US routes, which see in excess of 50,000 passengers a day. The new Open Skies agreement which, when introduced in Europe, saw the likes of Ryanair and Easyjet break the market, will allow long-haul budget carriers to compete with giants such as BA or Virgin Atlantic. It costs an airline a little more than £200 to fly a passenger from the UK to the US; therefore, unless fuel prices fall, it will be highly unlikely that we will see off-peak fares reduce much further. However, as major airlines such as Air France and Continental launch their new routes, we should see a great reduction in the price of tickets during peak time, that is the summer and Christmas seasons. In the UK, as larger airlines move to Heathrow to launch budget flights to Fort Lauderdale and San Diego, budg...
