Hovnanian’s field offices from San Diego to the lower central valley, said Nicholas Pappas, the Coastal Region president in Irvine. About 30 of the employees based in Irvine will be jobless when the office closes by May 23, about a dozen of them because they are unwilling to commute to the Ontario office. “It just makes sense economically to have all of our operations in Southern California out of one regional office,” Pappas said. Irvine added 2,103 units last year and is expected to see 2,181 more come on the market in 2008 — fully 85% of all the new apartments in the county in the last two years. Delores Conway, director of the Casden study, says the “shadow market” of condos and homes that have been converted into rentals during the real estate downturn also might be contributing to apartment vacancies. Pressure from all the additional units on the market is beginning to show up in the numbers. About 4.6% of Irvine’s apartments were vacant in the fourth quarter of last year, up from 3.8% in the same period in 2006. Irvine apartment company eyes quick bankruptcy
2008-01-21 01:29:00 The attorney representing Atherton-Newport Investments L.L.C., the Irvine-based apartment owner that filed for Chapter 11 bankruptcy protection this week, told Commercial Property News it would be in everyone’s interest not to draw out the process. Joseph A. Eisenberg, of Jeffer, Mangels, Butler & Marmaro L.L.P. in Los Angeles, said he expects to convene a meeting “in a few weeks” with all the note-holders to develop a consensus about how to proceed. He said the bankruptcy was triggered by two lawsuits about 40 days ago by two separate note-holders. About 200 investors had invested a total of $40 million in the company through unsecured notes, Eisenberg said. There are also property-level investors. 2008-01-18 03:00:00 Atherton-Newport Investments LLC, an Irvine-based company that owns apartments, said it filed for Chapter 11 bankruptcy protection in federal court in Santa Ana on Wednesday. “This filing was necessitated by the actions of one of ANI’s creditors,” the company said in a statement. Here’s a link to the press release. The company said it expects to operate normally throughout the Chapter 11 process and “develop a comprehensive restructuring of all its legal and financial affairs.” ANI was formed in 2001. Through affiliates, it controls about 5,000 apartments in Las Vegas, Phoenix, Seattle and South Florida, as well as two single-family residential sites in Southern California, the statement said. According to the Orange County Business Journal, the company’s investors have included major league baseball players from the Angels and the Dodgers.
