First, a good portion of the 8,000-home community was built during the recent real estate boom (starting in 1999), so it's exposed to more extreme fluctuations in value as the bubble inflated and is now deflating. It also features some striking architecture and provides good community amenities. Ladera is very family friendly.The biggest drawback is perhaps its location - the commute can be bad depending on the destination. Homeowner dues also can be high, depending on the neighborhood.Then, there's the natural gas power plant issue that's made news and become a hot issue in the community. Proponents argue it will service the area in peak use times and in case of emergency. They also point out that it's a clean-energy station.Opponents say it's bad for a variety of reasons, among them decreased property values, a "50' exhaust stack - 300' from homes" and that it "opens the door to future indust...
Ladera Ranch Realty closing its doors
2008-01-10 04:00:00 Register reporter Eugene Fields tells us … Ladera Ranch Realty is closing its doors as part of a repositioning of assets by its parent company, Arizona-based DMB Realty. The realty company, which has been in the community since 2003, had the exclusive right to sell custom home sites in Covenant Hills. Angelina Kirkpatrick, the DMB Realty director of sales in California, said in a statement that the closure was prompted by the lack of opportunity for growth. The issue isn’t a lagging real estate market, the statement said, but a lack of for-sale-production homes — new, built-to-order houses. “While the local market is experiencing a slowdown, our operations actually remained consistent,” Kirkpatrick said in the release. She was unavailable for additional comment. When Ladera Ranch Realty closes its doors on Jan. 15, Front Street Realty & Mortgage will become the lone real estate company based in Ladera Ranch. Ladera Ranch II - Rancho Mission Viejo Company

Rancho Mission Viejo, probably the only other big landowner in Orange County other than The Irvine Company, is going to build another master planned community just south of Ladera Ranch (mostly east of the Antonio and Ortega Hwy intersection). I’ll call it Ladera Ranch II until I learn of the official name. It looks like there will be 12,530 homes built (in 5 villages) starting in 2008. The homes will be built on about 5,373 acres and the rest of the area should be open space. I took some survey regarding this several months ago and one of the things they were considering for this community was some sort of golf cart for each home. I wish I remembered the specifics.
