40% Or More Of Homes Sold Are Foreclosures Or Distressed Properties!
2008-08-28 02:27:00
While actual home sales may have had a modest gain this past month, the gain was bittersweet as it is attributed to the declining prices in many markets across the USA. At least a 40% or more of the homes sold nationally last month involved foreclosed homes snapped up at bargain-basement prices ...
National Association of Realtors--New Comments on the Market
2008-06-10 02:51:00
National Association of Realtors Comments on the Housing Market It's not always bad news, friends! Today the National Association of Realtors posted a press release regarding national housing trends along with some predictions. Remember, all real estate is local and as a seller/buyer, you need to be in tune with your particular area. Still, some highlights worth mentioning: Interest rates are steadily inching upwards. Predicting a rate of 6.3% for a 30 year fixed loan by end of year. The affordability index is up. More buyers are realising that now is the time to take advantage of the slower market that is pushing prices down. New home sales are still very slow. The rising cost of construction materials--and the higher costs to transport them--keep this market slower than resale. Consumer confidence has a lot to do with homebuying. I remember the last presidential election year--buyers were skittish, sellers sensed uncertain...

FLASH: National Association of REALTORS reports home prices fall by biggest
2008-05-13 17:13:00
Seriously, NAR, enough is enough. You have zero credibility. And every time you have Yun paraded out to spew more bullsh*t, you just look stupid. Even more stupid than you looked the day before.PEOPLE OF AMERICA - DO NOT TRUST THE NAR OR ANY REALTOR ON COMMISSION. THEY ARE ENEMIES OF THE AMERICAN PEOPLE, AND SHOULD BE AVOIDED AT ALL COSTS. Home Prices Post Steepest Drop in 26 YearsSingle-family home prices dropped 7.7% in the first quarter in the largest year-over-year decline since the National Association of Realtors began reporting prices in 1982Lawrence Yun, the chief economist of NAR, attributed much of the record decline to liquidity problems dragging down high-priced markets."These are highly unusual results because there were very few jumbo loan originations in the latest quarter," he said. "So sales are much slower in high-cost areas."

Released data today suggesting that the mortgage market is still holding home sales back, with drops year over year still very signifigant. They also projected a 2.4% drop in real estate prices nationally.Remember that this is a national statistic, and that Northwest Indiana has not seen price reductions, merely a reduction in volume of sales.

Debunking A Housing Myth
2008-01-24 22:19:00
One myth consistently heard during the recently-deceased housing boom was that ?home prices always go up.? Utter nonsense. Earlier today, the National Association of Realtors reported that the median price of an existing single-family home fell 1.8% for all of 2007, the first time in the 40-year history of the survey. MarketWatch added, ?Although no ...

Since 2002, when the IRS issued official guidance in Revenue Procedure 2002-22 on how Tenant In Common investments would qualify for replacement property under Section 1031, the TIC Industry has exploded into a multi-billion dollar a year business. However, ever since 2002, the vast majority of TIC investments have been sold through the securities industry by licensed securities representatives and broker-dealers, not though the traditional means of licensed real estate professionals. Needless to say since 2002, the National Association of Realtors (NAR) and the real estate community has felt left out on these transactions and on October 11, 2007, NAR issued an exemption letter to the SEC on behalf of it’s 1.3 million members. This exemption request to the SEC would grant commercial real estate professionals with “substantial experience” in commercial real estate transactions, exemption from broker-dealer registration requirements of Section 15(a)(1) of the Securities Exchange...

National Association of REALTORS Code of Ethics & True Picture with PDA
2007-12-31 19:52:00
Article 12 affects your PDA's signatureWhile you program your PDA signature, you can get in the mood for 2008 with youtube New Year celebration. The Code requires REALTORS to present a true picture in the advertising, marketing and other representations to the public and that communications are labeled from a real estate professional.  So you will want to change your Treo which comes programmed to say "sent with wireless" to Yours Truly, Associate Broker.  The Professional Standards Committee added two Standards of Practice 12-2 and 12-3 and posted a case interpretation on REALTOR.org in the Law and Policy section.  You can read more in the Juanuary 2008 REALTOR.org Magazine page 16.The problem for me will be when I have to perform a reset, I will have to remember about a thousand things to get the phone on track.  Oh the joy of technology.  More on technology in upcoming podcasts. http://www.talkrealty.com/kathy-toth/subscribe.aspx.  Blessings in 2008
The National Association of REALTORS gets optimistic
2007-12-11 23:17:00
The National Association of REALTORS issued a press release yesterday, and according to them, things don't look so bad. Most people associated with the real estate industry know that the NAR is usually more optimistic than the media, which rarely has anything positive to say about anything, so you should take that into consideration before reading the release. Any association made up of REALTORS will obviously have an interest in talking up the business of its members. You can't blame them, but it does shed a different light on why they say what they do. Also keep in mind that these are projections, not guarantees. That said, the NAR says that existing home sales will actually trend upward in 2008. They admit that the Pending Home Sales Index still shows lower numbers than last year at this time, but that it's inching upward. New home sales don't look as promising, and the NAR projects that recovery won't start until 2009. Even so, that's sooner than some people are pro...

Optimism for National Association of Realtors in 2008

2007-11-19 12:21:00
I know "never" is the likely answer, seeing that the NAR is one of the biggest contributors to our corrupted Congress, but I think the Great Housing Crash is going to cause such a populist stink in 2008 that even politicians who've accepted the NAR's dirty money will turn on them in order to keep their jobs. And watch for the Presidential candidates to really start honing in on the housing crash and the NAR as an issue, especially Ron Paul and John Edwards.I'd like to see one realtor, just one, write a mea-culpa, and apologize for the damage that commission-hungry realtors inflicted on their fellow Americans these past few years. Just one realtor with a conscience, just one realtor with a soul. For HP's realtor readers, this is your chance. Make a name for yourself in the industry. Turn on the monkeys at the NAR. Stand up. Do the right thing. And come clean here.

DOJ going after National Association of Realtors for Antitrust
2007-10-21 18:35:00
I personally love Realtors. OK, maybe I don't "love" them but they do a lot of the work I don't want to when it comes to finding a particular property and they can be worth their weight in gold. There are a few I couldn't live without and, unfortunately, a lot I hope to never hear from again. I have to agree that the traditional fee for services is in need of a serious revamping. Dealing with Realtors daily I know first hand why they are considered probably the most dishonest profession out there today which is unfortunate because there are a lot of outstanding and dedicated Realtors who take their job and clients needs seriously. In a field such as this it is often true that one bad apple ruins the whole bunch. With the low barrier of entry there seems to be to many bad apples and not enough good. While this antitrust suit isn't strictly about the incompetence of to many Realtor's, NAR has to realize that raising the standards for entry into the field would only benefit...

I wonder if the buggy whip makers had an association too?I guess the NAR can't buy off everyone. Just Congress, your local goverments, and the Bush Administration. Here's the anti-trust complaint (pdf). I'm truly amazed to see the DOJ go after the NAR. Government doing its job? Amazing. Someone deserves a raise. And here's the DOJ's new anti-NAR website. Enjoy! The days of realtors and their 6% are over, and the least respected and least trusted profession on earth is on its way out, whether they realize that or not.Buggy whip salesmen. Travel agents. Dinosaurs. realtors.
National Association of Realtors Forecast
2007-10-10 09:45:00
The summer has been tough – historically high temperatures in many parts of the country, Midwest floods, and almost everywhere major airline flight delays. Housing didn’t have such a great summer either, with home sales and price appreciation still waiting to recover. The subprime mortgage mess didn’t help either. So everyone wants to know: now that the summer is over, when can we expect the housing sector to get back to normal? There’s actually a sequence of events we should look for that need to happen before housing is back on track, and as each of these occurs, the closer the housing recovery will be. Let’s take a look at them. Mortgage Rates Will Stablize Favorably Despite the headline news coverage of turmoil in the mortgage market, mortgage rates have actually been falling for borrowers who take out prime conforming loans. Because these borrowers account for the majority of home buyers, affordability conditions for most buyers have improved. FHA loans – the trad...

Has the monkey-run Pravda-like National Association of REALTORS(R) complete
2007-09-28 09:45:00
More Jim Cramer on CNBC yesterday, commenting on the monkey-run NAR asking for a "correction" to his report on the Today Show that if you bought a home today you'd lose money:"Well that's a good organization (the NAR). You know what they remind me of, that organization that wants a correction (from me)? Pravda when they covered the Kremlin. Occasionally there were disputes. But typically Pravda took the Kremlin line. Occasionally someone got out of line, I didn't see it.""They've got the whole Denny's Grand Slam on their face. They've got the four-stack""The National Association of Realtors is saying now's a good time to buy. That's interesting, cause I think they've said that for, how many year's have they been in existence?"

2007-08-20 08:15:00
Monkeys I tell ya. The NAR is run by monkeys...NAR Anti-Bubble Q&A:Since 1968, the national median existing-home price has increased an average of 6.4 percent per yearMost metropolitan areas, especially in the Midwest and South, have not experienced price declines in the era of modern recordkeepingShould we be concerned that home prices are rising faster than family income? No. There are three components to housing affordability: home prices, income, and financing costs ? the latter are historically low.Overall housing affordability remains favorable in historic terms. There is virtually no risk of a national housing price bubbleIt is possible for local bubbles to surface under the right circumstances, but that also is unlikely in the current environmentThe strong underlying demand for homes results from the simple fact that the population is growing faster than the supply of homesBaby boomers remain in their peak earning years. FLASH: The Corrupt David Lereah and National Association of Realtors' lies
2007-05-06 20:42:00
Sunny Lereah now predicts a housing recession, hints that the NAR pressured him to lie, and now states that real estate clerks pushed the market to stray from the fundamentals and will now pay the price. Yup, for the first time ever, that appears to be the truth from TCDL.In the end, I don't think someone so corrupt and so evil as TCDL can ever be redeemed - the damage he and the NAR caused is immense, and lives have been destroyed, but he's welcome to give it a shot. If he wants redemption, only the complete and total downfall of the NAR is acceptable. Thanks twist for the lead. And nice to see the lazy Sun-Times FINALLY do some damned reporting for a change, versus rip and read from NAR press releases.
