Chicago neighborhood history and voices
2009-08-28 21:40:00
I originally went to the Chicago History Museum on Wednesday to check out their exhibit on Bertha Honore Palmer, but was drawn in to a few more exhibits on the second floor, one detailing the history of Chicago neighborhoods and one breaking down historic events that occurred in Lincoln Park block by block. For those first moving to the city or thinking of checking out a new neighborhood, the "Sweet Home Chicago"  exhibit has a lot to offer. Check out this video posted online by the Chicago Historical Society   Sweet Home Chicago from Chicago History Museum on Vimeo. I like hearing real people's stories about why they chose to live where they live and I like the honesty about...
Neighborhood of the Week: Lincoln Park
2009-08-17 04:59:00
This week, I'm exploring my neighor to the south, Lincoln Park. Non-Chicagoans might know the neighborhood for its park and zoo, as well as its fashionable reputation, but Chicagoans know it for difficult street parking and interesting independent shops. The City of Chicago Community area map defines the area as being bordered by the Lake on the east, Diversey on the north and North Avenue on the south. The western border jogs west from Racine on the south to just past Damen on the north. So far this year 407 attached units have sold for an average price of $461,862 in Lincoln Park. This is down from the same time period  last year, when 637 sold for an average price...

Neighborhood of the Week: North Center
2009-07-18 22:07:00
I haven't featured a Brown Line neighborhood in a while, so this week I'm going to focus on North Center. The neighborhood is exactly as it sounds: in the approximate center of the north side. It's  bordered by California Ave. on the west, Montrose on the north, Addison on the south and Ashland on the east south of Irving Park, or Clark north of Irving Park. Trulia statistics indicate the average sales price for a home in North Center over the last year is $439,000. The average listing price is $644,709. 49 homes have been sold in the neighborhood in the last year. Apartment People say that the average studio rental is $775, Two-bedrooms rent from $1025 to $2800 a...
Neighborhood of the week: Jefferson Park
2009-06-30 03:23:00
This week we'll take a look at neighborhood #11, Jefferson Park. The northwest side neighborhood is bordered by Cicero on the east, Montrose on the south, Naragansett and Austin on the west and Forest Glen Woods on the north. Currently on the market in the neighborhood are a mix of 106 detached units and 62 attached units. Detached unit sales are down from January 1- June 25 2008 to the same period in 2009 from 48 to 38 units, with the average price up from $275,000 to $321,000, according to RE/MAX statistics. Attached homes are becoming more popular in the neighborhood, up from 8 in the first six months of last year to 18 this year, with the average price...
Chicago Art and Neighborhood Map 2.0
2009-06-29 22:08:00
This is either going to be the greatest art gallery map you've ever seen, or it's going to crash your browser.   This new version has more galleries and sits on top of a Chicago neighborhood map. We need help! Anybody out there know the Google Map API? I think our 600 objects are hitting a threshold and we need to optimize this. Write arttalkchicago@gmail.com if you know about this stuff.   Do not click this link if you don't have a high speed connection or a half decent computer. You might want to also click the link and get a cup of coffee, then it will be loaded beautifully. Chicago Art and Neighborhood Map         ...
Neighborhood of the Week: Near South Side
2009-06-23 05:25:00
As the North Side gets more and more crowded and some buyers are seeking out newer Lakeshore properties, some newcomers are choosing condos or rentals south of the central business district. The Near South Side is the area between Roosevelt on the north and 26th on the south. The lake forms the eastern boundary, while the west edge starts at Clark Street near Roosevelt, but moves east to Federal from 18th to the Stevenson. It then moves back to Clark around 25th. According to RE/MAX statistics, there's currently 1,053 attached units for sale in the neighborhood ranging from $159,000 to $3 million. There's only 5 detached units, from $525,000 to $2 million. Sales are drastically down this year with just 199...

Constance Hays wrote a new blog post: My neighborhood- Foreclosure Posterchild I don’t think anyone realizes the severity of the foreclosure crisis. My three bedroom condo was purchased for 230,000.00 in Las Vegas. After foreclosure, it is selling for 62,000. How can that happen? Ghostbusters,The Video Game Coming to Your Neighborhood...
2009-05-31 22:24:00
Remember the novel "1984" and the doom and gloom it portrayed as human existence came under the control of an entity called Big Brother. And then when the year actually came to past, we were somewhat disappointed that our lives were not turned upside down by some super human domination. But then, as fate would have it, in its place, a movie premiered that actually got us laughing about the supernatural...a movie that got our toes a tappin' and everyone singing those crazy lyrics by Ray Parker Jr: "If there's something strange in your neighborhood...if there's something weird and it don't look good...Who ya gonna call?...Ghostbusters!" Well Children of the 80s and older, Ghostbusters is now aiming their proton packs at a fresh new generation when "Ghostbusters: The Video Game" is released June 16, 2009.
Neighborhood Gem - Sweet Emily's
2009-05-17 05:48:00
Terrence (back from the BJ League on his first visit during the off-season) and I discovered an adorable, below-street-level restaurant in my neighborhood with a menu so enticing that you need one or two rounds of drinks to decide what you want to eat.Sweet Emily's is run by Emily and her husband (and head chef) on West 51st Street between Eighth and Ninth Avenues. With its warm decor, flavorful plates and low prices, it is a new personal favorite among the Hell's Kitchen diamonds. Take advantage of reservation-less dining now before a feature in Time Out New York or a Zagat review change it from a local secret to a tourist headliner ... like Roberto Passon's once quiet brunches. But the city couldn't keep Roberto's $8 all-you-can-drink bellinis, bloody marys, mimosas and screwdrivers a secret for long.POST UPDATE:Oops. Solar Panels Banned in Chinese Neighborhood
2009-04-01 14:42:00
In China it's not unusual to see private residents to make the move to solar power. Like in any country the initial expense is high, but putting a few solar panels on your roof will pay off in the long run. It's good for you and it's good for the environment. Everybody wins, right? Not so fast, skippy. This is China, remember?

Developing A Neighborhood Watch For The Internet
2008-12-01 02:21:00
Fabian BustamanteDavid ChoffnesInternet network performance problems are not only annoying to users -- they are costly to businesses and network operators. But since the Internet has no built-in monitoring system, network problems often go unnoticed. To help fix this problem, researchers at the McCormick School of Engineering and Applied Science at Northwestern University have developed a new way to detect and report such problems in real time through their Network Early Warning System. While choppy playback on streaming video may be irritating to a user, it can drive thousands of potential customers away from the site providing the feed. As the Internet continues to grow, these network problems, or anomalies, become all the more frequent and frustrating.Determining the existence, let alone the impact, of network anomalies is important because the Internet has no overall monitoring system. Current monitoring systems try to identify network anomalies and can look for issues that could ...

The Strathmore Neighborhood of Los Gatos
2008-11-08 04:03:00
Sitting close to the Los Gatos foothills and enjoying lovely views, Strathmore is a small community in east Los Gatos which enjoys beautiful tree-lined streets and a community pool. Where is the Strathmore Neighborhood of Los Gatos? Strathmore is an east Los Gatos neighborhood found within the boundaries of Union Avenue, Anne Way, Blossom Hill Road, and Meadowbrook Road, approximately. It belongs to the Union School District and the Campbell Union High School District. It is not clear if all of these streets may have been in Strathmore originally, but now they are considered the same neighborhood. There is still some open land in the neighborhood. At the end of Panorama Way, there's a large lot that appears roomy enough for perhaps three homes. New homes were build in recent years near the bend in Briarwood Way (and Cambrian View Way, which is not named on the map). They are spacious and very tastefully done and enhance the neighborh...
Meet the Blossom Manor Neighborhood of Los Gatos
2008-11-01 09:00:00
Blossom Manor is a highly popular residential area in Los Gatos which is close to shops, parks and the highly acclaimed Los Gatos schools. There are many gently winding roads, a few very minor hills and some perfectly tree lined streets. It's a tidy area where homes old and new all tend to be well kept. Where is the Blossom Manor Neighborhood? Located in east Los Gatos, Blossom Manor is bordered by Blossom Hill Road, Los Gatos Boulevard, Los Gatos Almaden Road, and Longwood Drive. Below, please find an enhanced map of the area. I added the location of the shopping centers (3 grocery stores between them, many restaurants, coffee places, video rental, Noah's Bagels, drug store, banks, etc.) and I added the two nearby public schools for this neighborhood of town. (Google can add schools but adds all of them as dots - but no names.) To see the live Google map and be able to zoom in and out and pan the area generally, use this link.) The...

Attention All You Crazy Drivers In The Fair Oaks Neighborhood: Those Traff
2008-09-11 06:15:00
Having spent much of my life in former British colonies, I am well versed in various British-isms:  marmite (yuck), lifts (not elevators), sprinkling my words with extraneous u’s … and the correct use of roundabouts — or “traffic circles” as they’re commonly known on this side of the Atlantic.  Sadly, many of the folks here in Silicon Valley seem to have missed that part of driver’s ed. To reduce the tempatation of using the streets of Fair Oaks (in Menlo Park) as a convenient shortcut to avoid delays on Marsh Road and on Middlefield Road, the local neighborhood installed roundabouts traffic circles a while ago.  Most drivers slow down as they navigate around these obstacles, but some of the more aggressive drivers see them as a handy and challenging obstacle course, careening around them at full tilt, seemingly on two wheels.  Both the fast and the considerate drivers, however, still don’t seem to understand the most basic rule o...
When there's something strange in the neighborhood, who you gonna call?
2008-09-08 16:00:00
A commentary about the casual hack, phreaking, pretexting, and a new thing called CPNI So, a company that I met with had a problem. This was not a ginormous problem itself, but rather it was an awakening to a new threat that had not emerged as public enemy number one before. Its employees. It so happens that this company has the best security that King Arthur could buy, but it's not being used right and someone thought it would be pretty clever to crash a database server and see what would happen. Or did they? Or was it the computer playing a practical joke? HAL, anyone? It turns out this company handles sensitive information about its customers, and yet they don't know WHO DONE IT or WHY?...

New Blog in the neighborhood
2008-07-15 01:57:00
There is a new blog in Seminole Heights called "The Official unofficial Seminole Heights Blog" and can be found at http://seminoleheights.blog.com-/. From the first posting: "Having grown up my entire adult life in Seminole Heights , I have seen the true transformation of an inner city neighborhood. I was here before it was cool to be here. I have been blessed with the opportunity to fight with the hookers, chase the drug dealers, protest at city council, and renovate an ailing bungalow. Most of all, I have been blessed with some of the most active, vocal, passionate, loving and caring neighbors and lifelong friends. As our neighborhood evolves, so do our need as do the needs of our neighborhood. This blog is being designed as a sounding board to voice opinions, concerns and to leave comments that may unite, incite and in any way light a fire to spark change, encourage activism and be a catalyst for improvement and volunteerism. In prior years, we have had award winning blogs that w...
Neighborhood Warning: Be on the Lookout
2008-07-01 02:02:00
From a concerned resident and reader:I was at the gym on Sunday afternoon around 4pm when this happened. My mother-in-law's Camry was parked on the street in front of our house and my wife was in the process of putting the baby in the car to run to Publix when a black Dodge Durango SUV pulled up. A guy got out, approached my wife and claimed that he owned an auto dent store in Clearwater, was opening a Florida Ave location and wanted to fix a rather large dent in the Camry for $20 and a promise to spread the word about his business. My wife explained that it wasn't her car, but he was welcome to give her some business cards.Just then, my mother-in-law saw them talking and walked onto the porch. As soon as he saw her, he walked away from my wife and approached the house. He made the same offer to her, to which she said "No thanks, but you're welcome to leave some business cards."Here was his response, verbatim: "Well, when are you going to fix it, when gas prices go up some more?" ...

Driving Through the Neighborhood
2008-06-22 19:03:00
Any chance I get, I try to drive through the neighborhood, if business takes me that way, unfortunately most of the time it does not. Wednesday, I had that opportunity. I drive down Nebraska and for the first time experienced the new resurfacing/ re-striping. What a pleasant drive that was, all the way downtown. I especially liked the pseudo brick crosswalks but what a joy it was to not ride on potholed, cracked-up streets once I go into Ybor Heights. And to have good sidewalks all the way. When I first moved to Seminole Heights there were sections without sidewalks and now they exist the entire route, plus they are all ADA compliant. My only concern was the lack of markings identifying the bicycle portion of the road. This restriping, thought up by members of the Metropolitan Planning Organization, pushed by MPO staffer and SH resident Gena Torres and signed on and then pushed by Southeast Seminole Heights Civic Association and OSHNA, was a big victory for the residents. ...

Is My Realtor a Santa Barbara Neighborhood Specialist in My Area?
2008-06-10 10:03:00
Sometimes buyers and sellers will hire a real estate agent who works outside of an area because of friendship or thinking they could save money since this Realtor will give them a "kick-back" on their commission. From my experience, working with an agent who does not have intimate knowledge of the neighborhood you are looking to buy or sell in can hurt you in many ways...financially speaking. Therefore, if you choose to want to work with someone you know who does not know your area well, have them team up with a Realtor who does know the area. Here is a sample list of some crucial information that a Santa Barbara neighborhood specialist will undoubtedly know, whereas an out-of-area real estate agent most likely will not: The history of the neighborhood and the homes, who lived where, when etc. Which homes were previously sold outside of the MLS, FSBO etc. What makes certain homes on a street worth more than the other homes Whic...
The Travis Heights Neighborhood of Central Austin
2008-06-09 08:47:00
Travis Heights is a centrally located neighborhood in one of Austin’s most esteemed zip codes, 78704. The neighborhood’s proximity to downtown and Lady Bird Lake makes it a desirable place to live, and the new Emma Long Center for the Performing Arts is just a couple of blocks north of the area, right across Barton Springs Road. Auditorium Shores, a lovely outdoor amphitheater which hosts festivals and concerts is adjacent to the Long Center, and is also a short walk from the Travis Heights neighborhood. Easy access to the Lady Bird Lake hike and bike trails as well as access to the Zilker greenbelt is also advantageous for residents of the area. The neighborhood dates to the turn of the century, with dramatic growth during the 1920s and 1030s, and many historic homes from the period are still standing. One of the neighborhood’s most influential and well-known residents was John Henry Faulk, and his boyhood home was on the spot where Green Pastures, a beautiful, histo...

There Goes the Neighborhood
2008-06-04 00:00:00
Walnut Tree -- Keane Do you remember our recent discussion on Financing in a Declining Market? This REO is going to obliterate the neighborhood comps. Any property the lender considers comparable to this one will not get good financing (it doesn't matter what we might think is comparable, it only matters what the lender thinks.) Remember our optimistic seller one block over on Sweetan Street? Any lender is almost certainly going to consider today's featured property to be a comparable, and with a $400,000 lower asking price, anyone looking to buy the property on Sweetan Street is going to have to come up with almost $500,000 cash to close the deal (Those sellers are pwned.) This is the first real jaw-dropping price buster we have seen here in Irvine. It is happening everywhere else, and now it is happening here as well. Asking Price: $351,500 Income Requirement: $87,875 Downpayment Needed: $70,300 Monthly Equity Burn: $2,929 Purchase Price: $475,000 Purchase Date: 7/30/...
