I realize that in PA you can request 2months security during the first year but then only 1 month after that year is up- we have always asked for 1 month security and the last months rent to prevent tenants from using their security deposit as their last months rent which happened frequently in the past with tenants who stayed more than a year,were good tenants and paid the rent monthly but then when moved out didn't pay their last month's rent which although illegal didn't phase them, then we have to go after them for damages which isn't usually worth the cost.- if we are limited to 1month security after the first year how do we prevent this? Or is there a difference between security deposit, last months rent, cleaning deposit etc so that in the end we have more money on hand when they move to cover the damages.

Pennsylvanians who want to take one of the easiest possible steps to reduce vehicle emissions, congestion and fuel use (I'm talking about carpooling here) are getting a push from the Pennsylvania Department of Environmental Protection. The PA DEP's is promoting a summer-long "Share the Ride Challenge" that targets Susquehanna Valley commuters. The Challenge starts tomorrow and officially continues through September 30 and asks people to carpool or use public transportation at least ten times in those 22 weeks. Is that even a challenge? Ten times? Baby steps, I guess. Ambitious commuters could knock ten rides down in two weeks. If you'd like to participate, visit the Challenge website and register an account. The state of Pennsylvania is holding its primary election today. Ballots are cast in a variety of ways in Pennsylvania and each county selects their own voting system. Some political commentators and journalists have said that the PA primary may tip the nomination in favor of either Barack Obama or Hillary Clinton for the Democratic Party - the AP has called Pennsylvania a must-win state for Clinton; but others say it isn't expected to clarify anything.
