I shut off the water to my home, drained all the faucets and flushed all the toilets. Then I closed all the faucets and turned on the main line. Flushed the toilet and the knocking continued. I switched out the the parts within the tank, flushed, and guess what? Still knocks.

One of my biggest pieces of advice for anyone building a new home or under going an major renovation is to take as many photos as you can during construction to document hidden utilities. Every house contains hundreds if not thousands of feet of wire, piping and duct work hidden beneath drywall, insulation and framing. It's extremely useful to have photos available of the exact locations of each of these utilities for future reference.I've included a couple of photos that I took during the construction of our new home. In the first picture you can see a mess of red, blue and white PEX pipes all running vertically from the basement to the 2nd floor in a 2x4 interior wall. The blue PEX pipes are domestic cold water home runs from the manifold in the utility room up to the two bathrooms on the second floor. My rental house has no garbage disposal the house is old and to install a garbage disposal the pipes would have to be replaced and new wiring, which at this point I do not want to do. when my tenant moved in they were aware of the situation and told not to put food down the sink. now i get a call and the sink and pipes are backed up my plumber went out and found the problem to be clogged lines, I told my tenant i would pay this time to have the plumber snake the lines but next time they will have to pay, is this how other landlords handle this? and i just noticed I did not state this is the rental agreement is it to late to amend the agreement our tenant has been in the house a year

Would it be a good idea to have the tenants pay for all plumbing stoppages? I was thinking of adding an addendum to my lease which states that the tenants are to pay for all stoppages. They will be free to run all drains and toilets as much as they would like before signing the inspection sheet. Does anyone think this is a good idea or have any input on this? Thanks!!

I use the LPA lease and under clause #15 it makes tenant responsible for all plumbing stoppages and the spills from these stoppages. I posted last night about my tenant who made an unauthorized repair of $600 to a plumber who cleared a clogged tub. With this lease clause, is my tenant 100% responsible for this repair?Is she responsible both on the grounds that it is in her lease clause #15 for the plumbing stoppage AND she made an unauthorized repair to the property or simply because it is a plumbing stoppage?I just want simplicity in this complicated matter is all, that's why I'm asking the LL's again plus thought I'd see what other's experience has been with this common problem.thanks!

My state law says as a landlord I must (4) Maintain in good and safe working order and condition all electrical, plumbing, sanitary, heating, ventilating, and air conditioning fixtures and appliances, and elevators, supplied or required to be supplied by him.The drains were clear when I rented the house to my tenant. 5 months later he says a drain is stopped and wants me to pay to unclog it. His lease says he is responsible for this. Does the law above mean I have to do it? OR can I just have the plumber call him, do the work, and hand him the bill?
