Kiplinger ranks Raleigh among Best Cities to Live Work and Play
2008-06-06 00:00:00
It just so happens that while the national economy and real estate are struggling, Raleigh is on its way up! Kiplinger just named Raleigh one of the Best Cities to Live Work and Play. Kiplinger cited the following regarding their choices for best cities: ?(Kevin) Stolarick, research director at the Martin Prosperity Institute, a think tank that studies economic prosperity, says: "Our formula highlights cities not just with strong past performance, but also with all the ingredients for future success." One key to a bright future is a healthy shot of people in the creative class. People in creative fields -- scientists, engineers, architects, educators, writers, artists and entertai
RALEIGH: 5% Y-Y Increase
2008-05-29 00:00:00
At the risk of sounding like a broken record, let me reiterate that Raleigh never experienced the rush upward in pricing and is now not experiencing the same downdraft in pricing. Yes, the # of sales transactions has dropped but the pricing is not following suit. The following article is interesting since these figures represent solid buyer purchases in the Triangle area. We are still seeing a net increase in jobs and still seeing demand. Our vacancies have dropped significantly and our rents are increasing. I have personally raised rents 10% this year. Raleigh Investment Real Estate is continuing to put together outstanding investor opportunities perfect for the local investor and out of

Bizjournals ranks Raleigh, NC the #1 spot for young adults
2008-05-22 00:00:00
Bizjournals recently surveyed 67 metro areas and ranked Raleigh as the #1 spot for young adults. In the May 12, 2008 Bizjournal article they address the relationship between the attraction of a city for young people and the economic impact that has on the city. Following is an excerpt from their online journal. ?Youthful spirit and economic vitality go hand in hand. Communities with large concentrations of young adults are more likely to prosper, according to a new bizjournals study. The correlation is driven home by the studys comparison of metropolitan areas that skew young or old. Group No. 1 consists of the 11 major markets where more than 25 percent of all residents are 1
Slow, steady growth continues in Raleigh and Wake County housing prices and
2008-05-08 00:00:00
The rate of job growth has slowed in Raleigh and Wake County but it continues to grow. According to the News & Observer, the Raleigh area added 18,100 jobs in March 2008. That is a 3.6 percent increase in job growth since March of last year. While the national unemployment rate was 5.1 percent for March, the unemployment rate for the Triangle (Raleigh, Durham and Chapel Hill) was 4.2 percent. And while housing sales for the month of March 2008 were down 29% compared to last March, the average sales priced increased 2% to $259,301. Unlike other areas where housing prices are falling, the house prices have continued their slow, steady climb. There were more houses available in March 2
RALEIGH: Office Demand Surges
2008-05-01 00:00:00
The Triangle Area is still experiencing a net job growth with more people moving in. Bucking the national trend we are not seeing a surge of multifamily buildings come onto the market. In fact, local residential landlords are seeing continued low vacancies and increased rents. Give Raleigh Investment Real Estate (www.raleighinvestment.com) a call for all your needs. Jack Hagel from the News & Observer had this to say: News & Observer 4/28/08 Jack Hagel, Staff Writer Companies have been shrinking, delaying or canceling expansion plans. So it seems only natural for Triangle office landlords to fret a little. Yet when the regions first-quarter report card came home, they breath

2008-04-21 00:00:00
This month BIZJOURNALS included RALEIGH in its profiles of the 10 SMARTEST METRO AREAS in the country. Raleigh is one of 8 metro areas where at least 40% of the residents have at least a Bachelors Degree. Bizjournals reports that a more educated work force boosts the economic strength of the nation?s metro areas. We have certainly seen that in the Raleigh area. Not only does an educated workforce have more income to spend and invest, they also attract employers that provide more job growth. These dynamics help feed the vitality we are experiencing in the Raleigh and Wake County area. For real estate investors, it is one more indication of the continuing stability and economic str

Barack Obama’s potential vulnerabilities was an example of outmoded political “gotcha” games, Obama told a Raleigh audience today. “That was the rollout of the Republican campaign against me in November,” Obama said during a “town hall” meeting at the State Fairgrounds. “They will try to focus on all these issues that don’t have anything to do with how you are paying your bills at the end of the month.” Obama spoke as...
RALEIGH: FORBES #1 AGAIN

Forbes has yet again placed Raleigh on top for Business and Careers: http://www.forbes.com/lists/200-8/1/bestplaces08_Best-Places-Fo-r-Business-And-Careers_Rank.htm-l While I could careless as a kid, I think one of my favorite books today would have anything to do with The Hare and the Tortoise. Raleigh is just that, the tortoise. While the rest of the nation was screaming skyward (not a whole lot different than Icarus - the boy with wax wings that flew too high and the sun melted his wax wings subsequently falling to the earth), Raleigh has maintained a manageable level of growth and more importantly for those of us invested in the market has not succumbed to the same ills of the n

According to the U.S. Census Bureau the Raleigh region was America?s third fastest-growing metro area from 2006 to 2007. The 4.7 percent growth rate was the 12th fastest in the nation by number of people ? 47,052. The Raleigh region includes Wake, Johnston and Franklin Counties. RALEIGH: Forbes Says it Again
2008-04-04 00:00:00
Forbes has put NC and Raleigh at or near the top of yet another list. As for the foreclosures, keep in mind this is not based on a slumping economy but rather foreclosure opportunities located in a booming one. Again, Raleigh isnt the same size as Charlotte and so didnt make the Case/Shiller list, but the Raleigh-Durham has been running on nearly all cylinders and price growth has increased 3.9% from Jan 07 to Jan 08. Headed into this year I wasnt sure what would occur. We have made contingency plans and are acting accordingly. The only way the headlines could have been more to the point is for them to have declared the "Sky has fallen". If you are living in the West or even the Northeast you probably feel that it has. HOWEVER, the News&Observer published an article TODAY (3/27/08) and I read a startling stat: "Sales of new homes dropped the most in the Northeast, by 40.6 percent, and fell 6.4 percent in the Midwest. Sales rose 5.7 percent in the South and 0.7 percent in the West." Sales in the South ROSE 5.7 percent. BUT THERES MORE, check this out Raleigh prices increased: "US Home Pric

For the second straight year, Forbes has ranked Raleigh #1 on its Best Places for Business and Careers list. The upcoming April, 2008 edition of Forbes magazine will contain the ranking of the ten top cities and Raleigh, North Carolina tops that list. An excerpt from Forbes.com follows: "Common themes for the business-welcoming metros include solid job growth, an educated labor supply and low business costs. Interestingly, six of the 10 metro areas are anchored by capital cities; maybe lobbyist spending boosts an economy. Topping the list for a second straight year is Raleigh, N.C. Business costs are 14% below the national average, and the area boasts one of the most ed

Raleigh-Durham- Slow and Steady Wins the Race!
2008-03-13 00:00:00
Hello all, I thought it prudent to forward a quick update on the Triangle (Raleigh-Durham) market. Inventory is currently at a higher level than the prior year, but is tapering off. Although the number of home sales has dropped, surprisingly, the average sales price is up. No gaping numbers with regard to appreciation, but the area still falls within the appreciation in which it has fallen over the past 5 years. Further proof that ?slow and steady? does win the race afterall! Read more at: http://www.bizjournals.com/tria-ngle/stories/2007/12/10/daily44-.html?jst=s_cn_hl
Raleigh-Durham Market Defies Housing Trends
2008-03-07 00:00:00
In recent months, markets across the US have witnessed a slew of reports about the softening of the real estate market. The news is much different in the Triangle Region of North Carolina (Raleigh, Durham, Chapel Hill and surrounding areas). According to research conducted by the National Association of Realtors, new home sales and existing home sales in North Carolina were both up from their 2005 numbers, a glaring difference from the downturn witnessed in many other US locations. These factors, alongside a very affordable housing market lead the long list of reasons why investors across the US are refocusing their energies on the Triangle Market. Reasonable housing costs and a w

Yes, the resale market in the Triangle (Raleigh, Durham, Chapel Hill) remains strong, and projections for the spring market are even more optimistic than in years past. New construction continues its steady growth with several local and regional builders initiating projects in high-demand areas (South Durham, North Raleigh, and surrounding townships). Days on Market hasnt moved much from its 2.5 month average and inventory is in balance. In addition, recent 3rd party praise from notable sources is spurring relocation interest in the Triangle from career seekers and retirees; two demographics that are playing a large role in the growth of this region. A group of hard working and enterprising Illegal Mexicans came up with the bright idea of sneaking onto Fort Bragg, NC, and collecting the spent shell casings from the artillary range and selling them for the scrap weight. Never mind that this is a United States Military Installation and so on. Any way, they take them to Raleigh and sell them at the scrap yard. Problem is?.not all of the shells were spent. Forbes.com has just released its Ten Best Cities for Bargain House-Hunters and has included Raleigh, NC prominently on that list. The article reports that real estate investors are looking for the right time and place to take advantage of the nationwide real estate pricing decline. Their article advises: "They?d be smart to look for markets where job growth is strong, foreclosures are relatively low and inventory is high. With these factors in place, buyers can still dictate terms of sale and negotiate prices, but aren?t as exposed to the economic and lending risk problems that have sunk many markets around the country."
