Real Estate Investors Fall Victim to Foreclosure Crisis
2008-06-09 12:57:00
When the slump in the real estate industry started to result in millions of homes entering foreclosure, there is another group of people who faces big problems in the form of taxes. These are the buyers who have purchased second and even third homes for investment purposes.
Commercial Real Estate Investing - The Refinance Nightmare
2008-06-08 19:28:00
Howdy from the metropolis of Cedar Crest, New Mexico. I just got back from my father-son retreat with my boys Colt (9) and Dakota (7). It was fun to hang out with other fathers but it was a lot more fun to be with my boys when they wanted to hang out with me. I was competing with their friends for time. What is up with that? When did I become ?not cool?? I am thirty seven years old! I am too young to be ?not cool? ?right? Anyway?. I am currently refinancing my shopping center in Southwest Texas. I am on my second attempt to refinance and I have been trying to do so for six months now. The shopping center is a solid performer with regards to cash flow, tenant strength and occupancy (100%). It is also in a great city with regards to the local economy. So?what is the problem? Where do I start? There are a plethora of items that I did not see coming…NO ONE did. But from what I understand?.my mortgage broker(s) are telling me about a ?perfect storm?: Interest rates are ...

Real Estate Investing Article Worth Reading
2008-06-03 15:30:00
One of my favorite writers, Liz Pulliam Weston, over at MSN Money has written a new article about being a landlord. While being a landlord is an excellent way to invest in real estate and save for retirement, it is by no means easy. She discusses a few things in this article. Looking for rentals? Why not search here?If you're looking for advice on being a landlord, head over to Landlord Landmines.
Financing the Investment Project: Leaving Nothing To Chance
2008-05-27 16:48:00
The importance of financing is so great it pays to leave nothing to chance and assumption. Knowing the local lenders and what they like to invest in is critical to finding the right lender for your investment project. Also, presenting a compelling case to the lender is important. These two aspects lay the foundation for creating a successful project. This goes back to preparation and research. You might also want to research private financing, which entails knowing wealthy people, or knowing someone who knows wealthy people. Having a good idea of what’s the favored investment in a local area will no doubt play a part in the choice of the investment project. But if you have followed advice and have become knowledgeable of your area, you should have a good idea about trends and the financing possibilities. You have also, no doubt, become knowledgeable enough to exude confidence when you present a project to be financed. It also pays to have gathered support from influential peop...
From Pre-Foreclosure to Pre-Trial Hearings
2008-05-25 23:57:00
BEWARE! BEWARE! BEWARE! I am quite sure that many of you are staying abreast of the new laws regarding dealing with sellers and properties on their way into foreclosure status. On my side of the country it is especially critical to follow all guidelines of the pre-foreclosure business. Those who are choosing to take their chance are finding themselves in JAIL. These not so new but recently enforced laws have real estate investors chasing the same agents they kicked to the curb years ago. In Maryland, we can not make contact with any home seller who is 60 days or later past due on mortgage payments. Only a real estate agent has the authority to make such contact. Now all of the sudden real estate investors in deep negotiations with sellers who are in similar situations must immediately cease fire. I would jump out and say that 65% or more active investors have some dealings with pre-foreclosure homeowners. On top of that, 100% of real estate investing courses promise to keep...
Renters and Foreclosure
2008-05-23 21:00:00
No, I am not talking about people renting after being foreclosed. I am talking about the risks renters face when their landlord is foreclosed. When a non-commercial note secured by residential real estate is foreclosed the tenants have no rights. Nope, not even if there is a lease. They get evicted unless the new owner agrees ...

My Advice? Buy a FourPlex
2008-05-22 16:17:00
Community First Financial talks to many of investors every day and there are some thoughts I would like to share with you on our experiences with investors, particularly first time investors. One of the top questions I hear from investors is, What would you do? If I could start my investing life all over again I would buy a FOUR PLEX as my first home. And when I say first home I mean first home. Most people buy their single family house, live in it as their primary house, then look to buy their first investment property. For those that are flexible and motivated I suggest you buy a 4 plex as your first primary home and investment property. Here is why owner occupied 4 plex makes sense: Qualifying for a first time home buyers loan on a primary residence easier. You need less money down. Rental income helps qualify. You now have a primary home and an investment in one transaction. Potential cash-flow or you could pay for your primary unit with the other three units cash-flow. Wh...
Self Directed IRA's and Real Estate Investing
2008-05-20 14:00:00
I had read a Robert Kiyosaki book (I don't remember which one) quite some time ago about investing in real estate with IRA money. I didn't know how it worked and frankly, forgot about it. Until, that is, I read the book he wrote with Donald Trump, "Why We Want You To Be Rich" . I began investigating how to go about leveraging IRA money and how it worked. This was a personal interest I had because my husband and I had gone through 2 downturns in the economy and saw our IRA balances dwindling. Of course, they rebound, but we felt to out of control and frustrated with what was happening to our future. We decided we no longer wanted to play the "blame game" and bemoan our fate. If there was a way to be in the driver's seat, I wanted to be there. Anyone who drives/rides with me knows I don't make a wonderful passenger. To the point that when my teenage sons began to drive, one of them tactfully told me that it helps him to be i...
Oh No! Say It Isn?t So! How Will We Refinance!
2008-05-17 16:37:00
Dramatic huh? But, that is what gurus are screaming about the recently announced change from Freddie Mac on refinances. A similar change is expected from Fannie Mae. What is the change? They will not allow a refinance if the property has been in an LLC any time over the last six months. But, not to worry, these same ...
Real Estate Investing? Be Patient!
2008-05-16 00:22:00
I talk to hundreds of investors every month and there are some thoughts I would like to share with you on my experiences with investors, particularly first time investors. The question I hear the most for our investors is, How do I to get ready to start investing? The answer for me is two parts. Are you ready to invest? Are you patient? The key to investing is to be prepared financially, physically and emotionally. Financially - Make sure you have your credit in order and you have an understanding of the financial commitment in order to invest. Understand cash flow, entry strategies and exit strategies for real estate. Have your financial advisor’s in place, loan officer, CPA and real estate attorney. Physically - Can you move into your investment at any time? Do you have a property manager? Will there be any work that needs to be done to your property? If you are not ready to get physically invovled with your investment do you have the people in place to help? Have the ...
Real Estate Investing In A Rental Village
2008-05-13 16:37:00
Not too long ago I went to a neighboring town to check out an investment possibility for an investor I work with - rental subdivisions. The owner had built these homes in a college town 15 years ago and they were all basically the same style, cottages — some 2/2, some 3/2, 1400 sq ft and 1600 sq ft, respectively. This particular deal didn’t work out because the owner wasn’t budging on price and the numbers didn’t quite work out — I think he was basically satisfied to sell them one by one unless he could get his price for all of them, but it got me to thinking. If it’s true that rentals will increase for awhile because of buyer caution and lender tightening, these, what I call rental villages, might be a good investment. Two reasons I think they might be a good investment are lower construction costs in this market and lower land cost. I looked online and found a cottage design that to me would be perfect — attractive and not too difficult or...

The Lazy Man?s Way To Real Estate Investing
2008-05-09 19:16:00
American investors can thank an Australian investment vehicle for letting them invest in real estate the lazy way. Officially born in 1971 in the land down under it was, and still is, known as the Real Estate Investment Trust (REIT). When I was a stock broker, some of my clients fell in love with this income producing product because they quite often paid higher yields than stocks or bonds. They also were and still are highly liquid. The REITs with sound properties in their portfolio not only paid like clockwork but paid well. The same holds true today even though the market has been whacked around a bit. I am not advocating anyone or everyone become a REIT investor. While I still like them, I prefer to slog around neighborhoods looking at potential inventory and doing the attendant research. My son on the other hand is the true lazy American. He will let someone else do the work for him. REITs are perfect for him. For those who may not be familiar with real estate investment trust...

House Approves Local Government Real Estate Investing Venture
2008-05-08 19:26:00
Real estate investors may find it harder to buy foreclosed, particularly the fixer-uppers, due to an unexpected entrant, the state government.  It hasn’t become law, so there is still time to grab up those properties now, but if the bill passes, local governments will be allowed to buy foreclosed properties and start their real estate investing venture, of course, at the taxpayers expense. The House approved sending states $15 billion to buy and fix up foreclosed properties, passing by a vote of 239-188, with most republicans voting against.  The bill will provide loans and grants to areas hit hardest by the housing crisis, so not all neighborhoods will be treated the same.  in fact, I am guessing that the government will pick those areas that they can gain the most from. This is a separate bill from the Barney Frank fiasco (HR 5830) that is set for vote later today.  The only good news is that President Bush has vowed to veto both if they make it to his desk.

Is real estate investing coming back?
2008-05-05 14:27:00
I have been on the lookout for some new real estate investments during the last few months. Most of the time, I have been met with unrealistic prices and expectations from the sellers. They still dream of the good ol days of 2005, where they could pick a number out of the sky and watch multiple bids come in. But now, things seem to be slowly coming back to earth. Whether it be a short-sale, or more favorably a seller that just needs to get out of a property, prices are starting to get to the levels where investors can consider coming back in and establishing sound rental properties. Based on the dynamics of the still depreciating market, rehabbing may be a little ways off, but rentals are starting to look attractive. I looked at a few houses this weekend in the D.C. metro area and after running the numbers, there are a couple that will receive offers. Of course, they will not be at asking price. I still believe that offers should be at about 80% of asking price, depending on...

Is the Time Right to Invest in Real Estate? Chicken Little vs. PollyAnna
2008-04-19 17:41:00
If you’re considering real estate as an investment, there’s one thing you’re guaranteed to hear: Now is not a good time. Your brother-in-law, your best friend, and your Great Aunt Minnie (who keeps her riches in a cigar box under the doghouse) will all surely recite text and verse. The time for real estate is over. No one can make any money in this market. If you’d just invested back in ‘93, then maybe… Let’s start with an over-generalized, highly categorical statement that will surely cause twitching amongst the congregation: There are no bad times for real estate investment. And furthermore: Today is always a very good time to get started. Let’s Discuss Real estate is a diverse investment with multiple areas of interest. Saying you want to invest in real estate is similar to announcing you want to fly. O-kay… fly how? Are we talking single engine aircraft? Jet fighters? Helicopters? Or were you hoping to sprout wings? In the...
Five Additional Steps of Due Diligence When Buying a Rental Property
2008-04-18 15:17:00
Due diligence is a term used for a number of concepts involving either the performance of an investigation of a business or person, or the performance of an act with a certain standard of care. It can be a legal obligation, but the term will more commonly apply to voluntary investigations. A common example of due diligence in various industries is, the process through which a potential acquirer evaluates a target company or its assets for acquisition. ? From Wikipedia It is important to not only know what due diligence is, but how everyday investors make it work in their favor when buying a home. Proper homework can not only eliminate some of the risk when buying, but it can also lead to a better return on your real estate investment. An article is not enough to outline the various forms of due diligence one could perform on a real estate transaction. However, here are five simple but important steps to take when buying a rental or investment property: Neighborhood - Once you have...
Three Factors that Limit Real Estate Appreciation
2008-04-14 00:30:00
Last week, someone posted a question about whether or not geography was a factor to Texas not appreciating like the rest of the country in recent years. It got me to thinking and I recalled a local presentation (Dallas) I had done in 2006 where I addressed that very question. In Texas, there are three main reasons the appreciation never came close to matching most of the country. In fact, Texas didn?t even see double digit appreciation. Here are the three reasons that Limit Appreciation: Lack of Union Presence In 2003, I walked through a house in Minneapolis to give my friend who had bought it, some advice on rehabbing it. I suggested he have the drywall replaced in most of the house. He objected and said the cost of the labor would be too expensive. I asked him, ?What is expensive to you?? He told me that drywall labor cost around $25 per hour. I fired back and told him that drywall labor should not cost him more than $10 per hour. After he finished laughing at me, he informed me...

Five reasons to start investing in real estate again
2008-04-11 04:13:00
Just like any other financial market, real estate continually cycles through its highs and lows.  There can be great debate on whether the market as a whole has bottomed out, but there is a growing consensus that many markets already have. Either way, now is a great time to start investing in real estate. Here are five fundamental reasons to start investing today: Price:  The sales price in almost every market has dropped substantially.  When you combine the effects of short sales, foreclosures and bank owned properties with an already saturated market, this makes for a real steal for those that have a good game plan. Inventory:  Inventory is at an all time high in most markets, which only contributes to the falling prices, but also helps with selection.  Investors should not only look at the sales price and appraised value, but they should look very carefully at the rental market in which they are selecting a home.  Sometimes passing on a little equity to capitalize on a strong r...

Real Estate Investment Vision: Economic Conversion
2008-04-02 01:05:00
We all know about changes. Change happens all the time. The city you’ve lived in for years looks nothing like it did 5, 10, 20 years ago. Ride around the city, now looking at it as an investor, and everywhere you’ll see once successfully operating buildings now sinking into disrepair, or the businesses operating out of the buildings are not doing the business they once did, or older residential areas that were once popular are now no longer popular. One thing you can be assured of as an investor who is striving to gain vision, is that if you achieve vision, you’ll be way ahead of the game, because most people take what is and look no further. Many investors invest because they like the current use of a property — it’s got cash flow, tenants, everything seems to be fine, so buy it and let it run its course — make a few improvements, increase rent, so on and so forth. But what COULD the property be with a little knowledge and a little imagination? ...
Real Estate Investing for the Long Run, and Taking Action
2008-04-01 05:28:00
This is a good article on getting into real estate investing, and it lines up very similar to my strategies regarding buying and holding. There is an interesting point about today’s lenders looking at the title history on the house you are trying to sell. If it is only a few months ago, it could be flagged as a flipper, and according to this article, that could be a real problem. It would be worth doing some investigation of your own to find out if you lender would have any problems with you flipping a house, or if they have any problems in general with a house that has been purchased recently when evaluating the loan of a new buyer. read more | digg story Internal Tags: real estate investingreal estate investingBookmark, Share or Email this article.

Investment Team - A Real Investment Team
2008-03-25 14:59:00
This week I’d like to be both practical and a little futuristic. On Bloodhound Blog, my blog, Bonzai, and several other blogs, such as, A Life That POPS, lately, there has been talk about changes in the real estate field, and one of those changes, the team approach, is a topic I’d like to relate to investing — not just “team” as in professionals you use for guidance or as vendors to make individual deals, but a partnership “team”, a small, local investment company. I was going to write about Economic Conversion, but I’ll save that. Investment groups are nothing new, just as real estate teams are nothing new, but how these teams/groups function in a biz 2.0 world will, no doubt, be changing quickly. It’s difficult for one person with a notebook to keep up with all the information inundating us in the information age. The concept of a local diverse, super investment team using some of the practices of Business 2.0 is an appealing i...
