REO / Foreclosure Online Resources
2008-05-13 10:56:00 Six months ago, I wondered why there were very few bloggers focusing on the REO/foreclosure markets. Last quarter, even in markets like Minneapolis not usually associated with the CA/AZ/FL foreclosure debacle, foreclosures and short sales accounted for 27% of home sales. Since the beginning of the year, a lot of resources have popped up - International Listings compiled a comprehensive foreclosure investors' online resource guide of 100 sites.

The Bush Family's Bad Latin Real Estate Investment
2008-05-03 09:20:00 by Dave Lindorff Back in late 2006, it was widely reported in the Latin American media that President Bush, or perhaps his old man, had bought a 100,000-acre farm in a remote area of Paraguay. What struck people at the time was the choice of country. Paraguay, of course, has gained a certain Club Med status among the world's villains and criminal elements as the place to go when the law's on your tail. The country, ruled for six decades by the dictatorial and fascist Colorado Party of Gen. Alfredo Stroesser, an almost cartoon charicature of a Latin American dictator, has no extradition treaty with any nation. That's why it has long harbored aging Nazis, bank robbers, and a string of ousted or retired Latin American dictators and their assistants over the years. Given that President Bush, once he leaves office on January 20, 2009, will no longer have the diplomatic immunity conferred upon heads of state, or the Constitutional protection against indictment by domestic prosecuto...

Real Estate Investment based on how the market IS, not its up-ness or down-
2008-04-30 23:10:00 I read several posts lately about the dire nature of the real estate market with questions about whether now is a good time to invest based on the “badness” of the market. These are sensible warnings and no one can be faulted for calling a spade a spade. However, the assumption that someone is in denial if they claim now is a good time to invest might be a little too sweeping as generalizations go. I agree that anyone who has his head in the sand and is pretending all is well is treading on a thin mindset, but there is something else to consider. The market is what it is. In a way, an investor’s impetus to invest is outside comparative market analysis, except in the sense of predicting time frames for turnarounds. In other words, an investor’s main concern is not if the market is up or down, but rather does a particular investment make sense in the context of where the market is and the future prospect of where the market might go. Hardly anyone will ever tim...

A Flex-ible Real Estate Investment . . . The Trend Towards Increased Wareho
2008-04-22 23:48:00 There are several trends I’ve seen emerging. One has to do with cyber-shopping — online buying seems to be a trend that will only increase. Nothing is ever certain in our fast-changing world, but the convenience of cyber-shopping seems to have taken hold as consumers gradually get over the distrust of online buying and break their dependency of mall addiction. From recent observation I’d say the mall addiction hasn’t been altered drastically, but common sense tells me more and more people will be shopping online. This doesn’t mean products will be magically transported from the screen to the consumer’s homes, it means there will be more and more need for storage — something physical an investor might take note of. It’s funny sometimes how the new technology continues to depend on the structure of the old, but land, space and buildings will always be needed no matter how technologically advanced the forms of buying and selling become. T...

Real Estate Investment Trust: Enabling you to be a part of the party
2008-04-15 16:50:00 Real estate is a big business and everyone seems to want to invest in real estate. You keep hearing a lot of stories about how people made a quick buck by investing in real estate. There are stories about people who made $50000 in a fortnight by making the right kind of investment in real estate. Every now and then, newspapers keep coming up with statistics about the appreciation in the real estate prices. There seems a mad rush for investing in real estate (and this gets even bigger when the mortgage interest rates are falling). However, not everyone has the time, money and expertise to be able to profitably invest in real estate. So what does one do? Is there any other option?Yes, there is another way of investing in real estate and that is through Real Estate Investment Trust. Real Estate Investment Trust is an organisation that invests in real estate as a full fledged business. By investing in a Real Estate Investment Trust, you can become part of the real estate investment part...
Under Analysis?the Latest from the Real Estate Investment Style of Investor
2008-04-15 16:46:00 If I could just take a few moments and vent about my frustrations with real estate investors who do not follow formulas and do not stick with systems. Sheesh! If it isn’t one bad deal working it’s three bad deals working. Are times that bad that you have to reach for a good deal? NO! Are times that bad that you need to cut corners to make the deal favorable? It is never that bad. Have real estate investors forgotten their original high standards? Maybe so. I know one thing though, Investorino has lost its mind this month. For those that don’t know me very well, I like free and clear investment structuring. My mentor has given me more than enough incite on how to creatively purchase free and clear real estate. So I have a very hard time seeing and believing the types of deals that are pieced together as though no rod of measurement is being used at all. Well, the name of the game in free and clear is that if the seller has time you have money and if the se...

Foreign Real Estate Investment: Will It Spread To Your Town?
2008-04-08 19:49:00 Although I haven’t read any reports in the last couple of months, at the beginning of the year there was buzz about foreign investment in US real estate. Some reported on foreign investors taking advantage of the weak dollar to put down enough to create a good cash flow with the expectations, also, of appreciation after the market turns around. Domestic investors were still leveraging properties happy with breaking even. On the face of it this sounds like foreign investors have the better idea. I’ve always thought of leveraging too much as risky with less return, but I suppose if the interest rates are low enough, it can make sense in certain situations where appreciation is expected, but it doesn’t seem like a good short term strategy right now, and could even be a poor long term strategy, unless you consider long term 10 or more years. It seems to me the present real estate environment in the US is ripe for foreign investment and this trend will continue for awhi...

Real Estate Investment Vision: Economic Conversion
2008-04-02 01:05:00 We all know about changes. Change happens all the time. The city you’ve lived in for years looks nothing like it did 5, 10, 20 years ago. Ride around the city, now looking at it as an investor, and everywhere you’ll see once successfully operating buildings now sinking into disrepair, or the businesses operating out of the buildings are not doing the business they once did, or older residential areas that were once popular are now no longer popular. One thing you can be assured of as an investor who is striving to gain vision, is that if you achieve vision, you’ll be way ahead of the game, because most people take what is and look no further. Many investors invest because they like the current use of a property — it’s got cash flow, tenants, everything seems to be fine, so buy it and let it run its course — make a few improvements, increase rent, so on and so forth. But what COULD the property be with a little knowledge and a little imagination? ...

Real Estate Investment Economics
2008-03-22 15:29:00 Real Estate Investment Economics When considering the economic viability of an investment, present income and future income should be evaluated carefully along with changes and predictions of demographics. A fully rented strip mall may look attractive to start with but an evaluation is in order to determine economic viability. Is the area growing at a rate where future increases in rent will be realistic? Or, is the property at its maximum for rent in the area? If ongoing maintenance is needed and improvements are necessary to help the tenants remain competitive, is there room for rental increases to offset these costs? Perhaps if the mall is in a growing area and all improvements would enhance the tenant?s business and there is room for incremental increases in rent, then it?s safe to say it?s a good investment, however, if the property is in an area that?s flat or declining and all improvements to make it more attractive are unlikely to be recovered through rental increases, then ...
Real estate investment
2008-03-14 17:54:00 Real estate investment is about finding good dealsReal estate investments are often treated as one the best ways of investing money. However, what you are looking for is not just any real estate investment, but real estate investment that can give you good returns. By real estate investment we mean investing money into property i.e. buying property at a low price and selling it at a higher price so as to make a profit out of it. So the most important part of good real estate investment is to get hold of such properties which can give you good returns. Now, how can you get these potential profit-making deals?Your first avenue for finding good deals is the local newspaper (the property newspaper). Just search for properties that are listed directly by the owners who want to avoid paying commission to the real estate brokers. Since the owner is saving on the commission that they would otherwise have to pay to the broker, they would probably be able to offer a lower price to you and be ...

Financing a Fourplex Real Estate Investment Property
2008-03-13 13:12:00 I am asked for advice all the time about financing, and particularly financing for multi-unit investment properties. As I give advice, I outline specific goals of the individual investor and the intent of the property. The multi-unit properties I would like to address are fourplexes, triplexes, and duplexes. These multi-unit properties can be financed as residential properties under the same guidelines as single family homes. Many of these units fall within the Freddie Mac and Fannie Mae conforming guidelines. This translates to more options, lower costs, and better interest rates. With multi-unit investment properties your goal should be very clear?..CASH FLOW. Why is cash flow so important? Properties that can cash flow can survive all market cycles. Even in a down market, your strategies can shift to a ?hold rather than sell? property, and because you can cash flow you can wait until the market turns. In a real estate market that is peaking you maybe able to leverage equity to b...

2008-03-13 00:00:00 While the real estate market has slowed somewhat in the Triangle, its impact has not been as stifling as it has been in other parts of the country. Confidence in the area has remained strong and developers are continuing to build. A recent article in the Raleigh News & Observer reported on 2 large developments taking place in the Triangle area. One is a 2,400 unit development going up to the west of Raleigh and the other is a 4,000 unit housing community east of Raleigh. The builders cite the reasons for their confidence in developing and investing here are the strong economy, continuing job growth and the quality of life which continue to attract people to the area. Profiting from Real Estate Investment Clubs
2008-03-03 20:43:00 Real Estate Investment Clubs (REI Clubs) have long been touted as an excellent means of learning about real estate investing, finding deals and networking with other investors. It is important for beginning investors to find clubs in their area that are reputable and have a dedicated group of members and hold regular meetings and networking opportunities. Trustworthy clubs will let you attend your first one or two meetings for free. Here are some more tips to finding a great REI club to help you start your real estate investment business: Beware of the Sell-fest - there are a few bad apples out there that are only out to sell you an expensive product or training course. Make sure your REI Club provides value and good education tools as part of the small yearly membership fee. The average annual fees for individual range between $100 - $250 a year. If you club charges over $300 you should probably think of trying another club. Good REI Clubs have ACTIVE and EXPERIENCED investors as ...

FICCI suggests taxation of real estate investment trusts’ income on lines
2008-02-06 09:53:00 The Federation of Indian Chambers of Commerce and Industry has advocated for taxation of real estate investment trusts’ (REITS) income on the lines of mutual funds and permission to investment in housing development activities. The group has also come out in favour of exemption of capital gains tax on the sale of assets of REITS and VAT ability of stamp duty payable by a REIT. The FICCI has suggested that taxation on REITS income should be such that the income gets taxed only once till the stage of its distribution to the end investor. In a mutual fund if it is dividend, the fund pays the dividend distribution tax and there is no tax in the hands of the investors. A similar tax structure should be worked out for REITs as well. Further, it feels that there should be no capital gains tax on sale of assets of REITS, the group said. Apart from the recommendations on the draft REITS regulation, FICCI has called upon the Union Finance Minister P Chidambara...

Stimulus Plan Triggers Real Estate Investment
2008-01-29 13:54:00 Move aims at aiding high cost funding in real estate and prevents foreclosures by investors. All those who always wanted to invest in real estate or were contemplating foreclosures, now have some great news to cheer about. The economic stimulus plan initiated by the government has many provisions to tackle the current slack in the housing market and avert the mortgage crisis. It provides many measures in order to ease and aid mortgage loans and reduce cost especially in high-cost housing markets. For a start, the plan proposes the removal of the cap on the loan amount which can be purchased by these government funded enterprises - Freddie Mac (FRE, Fortune 500) and Fannie Mae (FNM) insurable by the Federal Housing Administration (FHA). There is also a change on the cap limit (now increased to $725,000) on these FHA loans; this limit serves as a protection to lenders against any loan defaulters. These enterprises currently have a provision to guarantee a loan of up to $417,000 in the...
