Days on market fell for the first time in months! We are down to 54 days on market for the average house sold in Sacramento county. Median price has remained fairly stable - down slightly from last month's $235,000. April was at $230,000.1594 homes sold in the month of May and 1995 new listings came on the market. Just Surfing for Foreclosure Information As I was surfing the Net looking for foreclosure information, I stumbled across a study titled: HOUSING POLICY DEBATE VOLUME 17 ISSUE 1 NOTE: The study is copyrighted by the Fannie Mae Foundation. One of the co-authors, Geoff Smith, is a vice president at the Woodstock Institute, a policy group in Chicago. This study was conducted in Chicago between 1998 and 1999. Foreclosure Study Findings The study found that each foreclosure within an eighth of a mile of a single-family home results in a 0.9% decline in the home’s value. Okay…so what’s wrong with this picture? In communities all across America the value of homes has dropped faster than the New Year’s Eve ball in Times Square. Lower prices should mean bargin prices. But things aren’t working out that way and it is all because of the credit markets. Just a month ago, I wrote a post called The Scoop on the Copper Mountain market. In that post I was pretty upbeat about the market, despite terrible reports from other parts of the country for more than a year now. I did express some concerns for the middle part of the price ranges, and I talked about how many Sellers have been way too optimistic, and although I didn't use the it, greedy might have been a good word to use. A couple of days ago, I looked at the number of sales for this year so far, and compared them to the same time last year. What I found was that sales for the first 3 1/2 months at Copper Mountain were down by 45% from the same period a year ago! That is a huge decrease, and it is double the decrease of 22% in the rest of Summit County as a whole. Projecting that decrease......

The slow market experienced by all of us who work in real estate as well as those homeowners who have had their home on the market during the past year is again evident in the residential market activity for last month when compared to April, 2007, with new listings down 14.7%, pending sales down 28.1%, and closed sales down 29.7%. The good news is that compared to the previous month this year (March, 2008), April 2008 pending sales rose 2.4% and closed sales went up 1.3%.
