Chimera (CIM): Mortgage REIT sees insider buying
2009-03-18 05:00:00 "Insider buys in 2009 have been far and few between; over the last month, though, we have seen some insiders step up to the plate, such as the CEO at Chimera Investment (http://www.thestockadvisors.co-m/quote.htm?sym=cim) (NYSE: CIM (http://www.thestockadvisors.co-m/quote.htm?sym=cim))," says Bill Martin (http://www.thestockadvisors.co-m/ccount/click.php?id=2973).In- his BullMarket.com (http://www.thestockadvisors.co-m/ccount/click.php?id=2973) advisory, he explains, "Chimera is one of the closest things you can get to investing in a distressed mortgage asset fund." Here's his review of the real estate invesstment trust."While associated with Annaly, Chimera has a much different focus and was set up to take advantage of the dislocation in the mortgage market. 2009-03-10 05:00:00 "With occupancy rates around 95%, apartment REITs appear to be the one bright spot in the REIT sector," says Asif Suria (http://www.thestockadvisors.co-m/ccount/click.php?id=2889).The- editor of The SINLetter (http://www.thestockadvisors.co-m/ccount/click.php?id=2889) notes that he has watched AvalonBay Communities (http://www.thestockadvisors.co-m/quote.htm?sym=avb) (NYSE: AVB (http://www.thestockadvisors.co-m/quote.htm?sym=avb)) for two years, waiting for an opportunity to begin taking a position. He says, "It is now at that level.""The company generates nearly half its net operating income from the NY/NJ metro area and New England. California represents an additional 32% of net operating income. "With a management team that is well respected and leverage that is the lowest of any apartment REIT, AvalonBay has traded at a premium over the last few years and the stock was trading at nearly $150 when I first came across the company in early 2007. NYC REIT: ‘Short the landlord’
2008-10-10 06:00:00 “It is too late to short finance services stocks; but you can still short their New York City landlord,” says the Dave Dyer Newsletter (http://www.thestockadvisors.co-m/ccount/click.php?id=2467 ), which suggests shorting a New York City REIT.“S. L. Green Realty (http://www.thestockadvisors.co-m/quote.htm?sym=slg) (NYSE: SLG (http://www.thestockadvisors.co-m/quote.htm?sym=slg)) is the only REIT that specializes in the New York City market. And it is a stock that is not on the list of companies that can’t be shorted.“They own over 25 million square feet of class A and B commercial property in and around New York, making them New York’s largest office landlord.“They have 68 separate buildings and you can bet that many of them are leased to companies in the financial industry.“Some of their customers will be going out of business, merging with other companies, and laying off employees. None of that will be good for SLG.“The real estate ...

However, here are sectors of the real estate market that have not been affected by the mortgage crisis. "Such sectors like health care and multi-family projects and self-storage buildings are relatively less sensitive to the economic cycle. In addition, these sectors may have an inverse benefit from foreclosures such as rental properties and self-storage. REIT ETFs Comparison: China vs. US vs. Canada
2008-05-12 03:01:00 For investors who seek income and moderate long-term capital growth, Claymore/AlphaShares China Real Estate ETF (TAO) is far more attractive than the US Real Estate ETFs, such as VANGUARD SF REIT ETF (VNQ). Its PE of 18.5 is much more reasonable than VNQ?s 28; Price/Book of 1.3 is also lower than VNQ?s 2. As the US dollar continues to slide along its long-term downward trend, TAO might also give you benefit of Chinese RMB appreciation. However, both ETFs do not give investors much yield, which is the main reason most REIT investors are attracted to such investments in the first place.…SHARETHIS.addEntry-({ title: "REIT ETFs Comparison: China vs. US vs. Canada", url: "http://jutiagroup.com/2008/05/-11/reit-etfs-comparison-china-v-s-us-vs-canada/" });

2008-04-23 03:07:00 Cold market forces Mapletree, JTC to freeze Reit plan - Singapore JTC to sell assets worth $1.7b to private Mapletree trust instead By KALPANA RASHIWALA (SINGAPORE) Timing is everything. JTC Corp and Temasek subsidiary Mapletree Investments are not proceeding with their earlier plan to list a real estate investment trust (Reit) owning a portfolio of JTC assets for now, because of unfavourable market conditions.  ‘The average (distribution) yield spread for S-Reits over the 10-year Singapore Government Bond yield is 350 basis points today, up from a low of 80 basis points around a year ago.’  - JP Morgan analyst Chris Gee     Instead, JTC Corp will divest the $1.71 billion worth of assets to a private trust sponsored by Mapletree. Allco Reit to get extension for $550m of debt - Singapore
2008-03-20 23:37:00 Allco Reit to get extension for $550m of debt - Singapore By Joyce Teo, Property Correspondent  AFTER failing in a legal bid to avoid a credit rating downgrade, Allco Commercial Real Estate Investment Trust (Reit) has received some good news. The Reit has won in-principle approval for the extension of the maturity date for $550 million of debt by 17 months. The due date of the debt will now be Dec 31, 2009, instead of July 31, this year, said the Reit manager Allco (Singapore) yesterday. The Reit manager said in a statement that it is currently reviewing the terms and conditions of the extension and will execute binding documentation as soon as practicable. Global ratings agency Moody’s had on Tuesday downgraded Allco Reit’s rating to Ba2 from Ba1. It also said that further downgrades were possible. These ratings gauge a company’s credit standing. A Ba-rated company is judged to have speculative elements and be subject to substantial credit risk, according to...
Despite downgrade, Allco Reit gets some relief- Singapore
2008-03-20 22:42:00 Despite downgrade, Allco Reit gets some relief- Singapore It manages to secure extension of its debt repayment deadline By MICHELLE QUAH (SINGAPORE) Allco Commercial Real Estate Investment Trust (Allco Reit) - which went to court to fend off a ratings downgrade - has succeeded in obtaining an extension of its debt repayment obligations, despite the ratings cut. The trust had sought to obtain an injunction to prevent Moody’s Investors Service from downgrading its credit rating, as it feared the revision would hurt its efforts to refinance some S$620 million in debt. But the injunction was set aside this week and Moody’s went ahead to lower Allco Reit’s corporate family rating to ‘Ba2′ from ‘Ba1′ - and retained the ratings on review for further possible downgrade. The trust, however, still managed to obtain some relief on its debt refinancing obligations. Allco (Singapore) Limited, the manager of Allco Reit, announced yesterday that the trust ...
Allco Reit feared downgrade would hurt financing deal - Singapore
2008-03-20 08:52:00 Allco Reit feared downgrade would hurt financing deal - Singapore Reit took legal action against Moody’s revision to protect $620m debt funding By Selina Lum  FRESH details have emerged over why a Singapore-listed property trust took unprecedented legal action to try to avoid a credit downgrade by global ratings agency Moody’s. Allco Commercial Real Estate Investment Trust (Reit) felt a $620 million bank refinancing deal could be jeopardised by a downgrade, according to court documents obtained by The Straits Times. In an affidavit, Allco Singapore chief executive Nicholas McGrath said he was shocked to hear of the planned downgrade as he had been assured by Moody’s that its panel would not decide on Allco’s rating until today. ‘I also informed Moody’s that it was crucial that there was no revision of Allco Reit’s rating before the requisite credit approvals from its bankers were obtained for the refinancing of its debts worth $620 mil...

2008-03-19 22:43:00 MacarthurCook Reit to fight any hostile bid - Singapore Trust now keen on buying two Asian properties, not 10 THE manager of Singapore-listed MacarthurCook Industrial Reit, a subject of takeover speculation, said yesterday that it will fight any hostile bid to acquire the trust. ‘I can guarantee you that it will be contested. We certainly won’t let somebody just walk in the door and take over management,’ Craig Dunstan, managing director of Australia’s MacarthurCook Ltd, told Reuters in an interview. He said the Australian property manager now controls 13.2 per cent of MacarthurCook Industrial, raising its stake from an initial 2.3 per cent when the trust was listed last April. Singapore’s real estate investment trust (Reit) sector is expected to consolidate in the short term, and brokerages such as Goldman Sachs have cited MacarthurCook Industrial as a potential takeover target due to its diffuse shareholding structure. The absence of a large controlli...

This will allow the review to proceed with flexibility. It also removes the need to incur additional costs to unwind longer-term loans, which may be necessary if there is a transaction arising from the strategic review, said the real estate investment trust (Reit) manager. In its Feb 19 announcement on the strategic review, the Reit manager said the specific objective is to enhance value for MMP Reit unit-holders. The review includes the possibility of the Macquarie Group selling its stake in the Reit. The financing renewals have been secured on...

Goodman is selling its 40 per cent stake in the entity that manages A-Reit as well as a 6.28 per cent stake in the trust itself. Avalon Bay (AVB): Rental REIT
2008-02-14 07:00:00 "A decline in home ownership is good for firms who have apartments to rent," says The Dave Dyer Newsletter (ccount/click.php?id=1749). To benefit from this trend, he looks at Avalon Bay (quote.htm?sym=avb) (NYSE: AVB (quote.htm?sym=avb)).""After a 10 year period of consistent increases from 1995 to 2005, the trend toward increasing home ownership has reversed and is now clearly in decline. The subprime problems and tighter credit policies will only serve to increase the decline."One of the easiest ways to invest in this trend is to buy shares in a REIT that owns apartment properties. All may gain if Goodman bags Singapore JTC Reit
2008-01-07 03:14:00 All may gain if Goodman bags Singapore JTC Reit By KALPANA RASHIWALA AUSTRALIA’S Goodman group is reportedly expected to clinch the job of being the manager of a proposed real estate investment trust that will hold about S$1.6 billion of industrial properties to be divested by JTC Corp. No official announcements have been made so far. Â If JTC picks Goodman to manage the new Reit, it should help smoothen negotiations on the price Goodman will receive for selling its 40% stake in A-Reit’s manager. Â Â Market watchers expect Goodman to exit an existing business in Singapore - its 40 per cent stake in Ascendas-MGM Funds Management, the manager of Ascendas Real Estate Investment Trust (A-Reit). JTC’s subsidiary Ascendas holds the remaining 60 per cent. Some industry players suggest that giving up its stake in the A-Reit manager was probably a condition JTC laid down for Goodman if it wants to manage the new Reit. That makes sense. For one, it removes conflict of int...

The report also said that UBS, Goldman Sachs and DBS are in line to underwrite the offer. Industry players said the Reit’s initial property portfolio is expected to be worth more than $1 billion. When contacted by BT, JTC said that the selection is still ongoing. JTC said in July 2007 tha...

Outlook for S-Reit market remains positive despite sub-prime fears - Singap
2007-12-20 12:05:00 Outlook for S-Reit market remains positive despite sub-prime fears - Singapore Increased volatility in Reit prices will attract more investors in 2008 By CHRISTOPHER TANG SINCE consumer confidence is the most fickle of all economic factors, the retail trade is a good barometer for the health of an economy. For 2007, this barometer has been in the ‘extremely healthy’ range. Sales have been up - to the tune of 14.4 per cent as of June 2007 - and so has rental of retail space. We expect retail to continue nicely right through 2008. For one thing, retail malls - led by the professionally run retail Reits - are investing in physical enhancements to improve and maintain competitiveness. The enhancements inject a new vibrancy, creating a better experience for the shoppers and improved business for the tenants. Many Reits are now trading at about 20 per cent below their June or July peaks. Despite this, the sector w...

One of the reasons to go global ...

A High-Dividend REIT Worth Buying
2007-08-16 17:00:00 I didn't think I would be saying this anytime soon, but there is a big play here, and it is a REIT. Emil Lee has done some research on HRPT Properties Trust (HRP), and he has a compelling argument. If a REIT yields more than 7%, it's usually because the company has credit exposure that makes investors nervous, such as commercial mezzanine loans and B Notes, or subprime and Alt-A residential mortgages. (We all know there's a lot to be said about credit exposure these days.) However, HRPT's biggest tenants in 2006 were the U.S. governm

Lara Dutta & Preity Zinta Jhoom Barabar Jhoom
2007-07-20 10:59:00 Preity & Lara both worked together in what can be called as probably the worst movie to come out in the last decade or so. There are bad movies, then there are even worse movies, but few qualify as classics in a way that they need to be screened for aspiring filmmakers to learn how to NOT make a movie. If you have a score to settle with someone , if you thoroughly dislike someone then you can surely buy him or her tickets to this movie or make him or her watch a dvd of this movies for i guarantee you it wont just be the 138 minutes of sheer torture one would have to go through but it will leave a profound impression on the viewers mind which will last him a lifetime of nightmares.Shaad Ali has gone from bad to worse, if Bunty & Bubli was grossly misdirected & a waste of talented people, JBJ goes beyond that. Saathiya was a good movie indeed but only because of being a remake of Mani Ratnam's Alai Payuthey. If the story wasn't bad enough, it did include a lot of sleaze, Lara dutta ...
