The most recent turn of events is that our tenants downstairs are leaving so I have posted an ad to rent it out again. It is actually a pretty sweet little location. Bus stop out front, newly renovated, two bedroom, 1000 square feet, laundry, large backyard, tons of parking, utilities are included, and the internet is included as well. Don't really need to do anything other than hook up the phone. Hopefully it goes well. Renting a home above market rent - Going rent in area is $1000 (but the homes are either much older/run down or out in the middle of nowhere). I'm asking $1195 which is still a big loss for me. My unit is more up to date and a 'in town' location. It would be considered a 'luxury' home for that area.2. Not a high rental area - most people that can afford $1195 in that area own their home. 3. Lack of advertising - this is a gated community so can't put a 'For Rent' sign in front of the unit, no one would see it.Also how do I get around the rental price for my unit? I can afford to go down a bit (~$50) but not down to $1000..What are my other options for advertising? I've already done craisglist, PA paper online classified section, a major realtor (but they got me an awful tenant), another realtor (sat empty for 6 months before I found my own tenant).
