We had 1337 properties that didn't sell, and had 909 homes that did sell. It's good to see the number sold up in the 900 range, but we still have a 8.93 month suppply of inventory to burn through. We are still in a buyers market, and interest rates are still great. What are you waiting for? An invitation? You are cordially invited to set an appointment with me to view some properties, and enter into negotiation on the property of your choice! To partially quote Romans 1:20, you are now without excuse! Shirking my duty in Salt Lake City
2008-05-16 06:36:00 Shirking my Duty in Salt Lake City Well I have to admit I have been less than enthusiastic when it comes to maintaining this blog. I have been watching the market closley in Salt Lake City and posting religously only to think that no one really cares or listens, or pays attention. Well, hopefully I have gotten over myself and will get back with the program. You see, I know that sellers and buyers need my knowledge and expertise now, more than ever. As I see the number of home sales pick up here in Salt Lake, I also see the inventory increase and it's apparent that we really just are maintaining status quo. The inventory is right about where it's been for the last couple of months. So here's my theory, and I'm pretty surer I'm correct. What I'm seeing is a lot of homes that still have not sold, and I'm seeing homes that expired come back on the market. With all the media attention on the "bad market", I think a lot of sellers have had bad ...

Big Brother 10 - Casting calls at Salt Lake City
2008-04-19 06:00:00 Manipulative liars, all of them, and they’re proud of it. Potential contestants waited outside Jason’s Deli at The Gateway mall Thursday for a chance to audition for CBS’s reality show “Big Brother,” where the name of the game is to manipulate and deceive housemates in order to win $500,000. “You basically get a bunch of money to lie to each other. It doesn’t get much better than that,” said Anthony Collins, 21, from Layton. His twin brother Brian, who was also in line to audition, said Anthony was “a master at it.” “Big Brother’s” auditions is just the most recent of a slew of reality programs and movies this year that tapped the Salt Lake Valley for talent, including “High School Musical 3,” “The Real World,” “Deal or No Deal” and “So You Think You Can Dance?” For its 10th season, “Big Brother” will cast 13 to 16 people, put them in a h...
Salt Lake City Ut Real Estate - Timing the Market
2008-04-18 07:51:00 Are you trying to time the market? It's interesting when I talk to buyers and sellers, I always hear "well I think prices are going to come down some more", or "we're waiting to buy until the market bottoms out." Real estate prices are controlled by one thing, and one thing only. Supply and demand. It's really very simple. Let's take look. Right now we have 7705 active listings in Salt Lake County. 2460 were listed in the last 30 days, and 1130 were put under contract. 1384 listings have expired or didn't sell, and we have sold 899 properties in the last 30 days. Salt Lake City UT Real Estate Will Home Prices Come Down?
2008-03-31 08:08:00 What is happening to home prices in Salt Lake City? It is amazing to me. I'm still talking to buyers who are thinking prices are still coming down. When will the bottom hit? What is the bottom? How will you recognize it when it's here? How will you know when it's over? You know the reality is, is that even in a sellers market, prices get reduced. I think a buyer will see a price drop, and immediatley they think "oh, the sky isn't done falling" LOL. It's just plain crazy. Buyers who are trying to time the bottom, will end up missing it before they even know it's come and gone! Fact is, trying to make finite predictions on the market with pin-point accuracy is impossible. There are just too many variables, there is no way anyone from the public could tell what is going on, and many so-called real estate professionals can't tell either. Oh hell, everyone thinks they have their pulse on the market, and they understand this and that, and that when...
Salt Lake City UT Real Estate Market Statistics for March 20, 2008
2008-03-21 02:18:00 Here's the latest sales stats for the greater Salt Lake City UT real estate market. The market continues to improve, even with the roller coast ride we are experiencing in the mortgage arena. So far the inventory is holding fairly steady, we have been adding about a hundred new listings every week. The number of sales have increased every week, and our absorption rate is dropping every week. All good signs that indicate an improving market. Still a very strong buyers market. Average tme on market for Salt Lake county is 59 days, less in the lower price brackets, and more in the higher price brackets. Currently 7357 active listings in Salt Lake county. 2556 were listed in the last 30 days. 1094 properties were put under contract or pending. 1094 properties have expired. 831 propertieswere sold or closed in the last 30 days. If we continue at this current rate, we have about an 8 month supply of property. If you are thinking of selling or buy...

Conforming Loan Limits Up In Salt Lake City
2008-03-06 20:30:00 "Holy tomato!" exclaimed Byron Goates, PLM of Integrity First Financial, "Conforming limits are up too!"Indeed they are. Conforming loan limits for single family housing in Salt Lake City rose to $729,750, effective March 5, 2008. Like the FHA increases, these too are temporary until the end of the year. Tooele and Summit counties also recieved the upward bump. Heber City saw loan limits increase to $431,750. All other counties remain at the $417,000 cap.It may be some time before we know what the costs associated with the higher limits will be, but now we know what the temporary limits will be.I suspect that along with high inventory and low rates, the new loan limits will jump start the housing market again. Heaven help us all if it doesn't.
Should I buy now in Salt Lake City? Or wait? Is now the time to buy a home?
2008-03-02 09:40:00 Should I buy now? Or should I wait for a while? Will prices come down? Will interest rates go up or stay down? These are the questions buyers here in Utah and all over the country are asking right now. If we examine our interest rates, and the cost of having a loan and compare that to what we might possibly buy a home for, the answer becomes clearer. For our exercise, lets assume some numbers. First, our loan amount will be $200,000 for a fixed 30 year term with a total of 360 payments. Down payment requirements are typically 3% for an FHA loan and 5% for a conventional loan. Let's assume we're doing conventional financing, and our downpayment will be 5% of the purchase price. If our loan amount is 200,000, that means our purchase will be $210,526. A 5% down payment is $10,526, making our loan amount $200,000. Our property taxes currently are $1500 annually or $125 per month, and our hazard insurance premium is $450 annually or $37.5 per m...
Salt Lake City Rental Market on the Rise
2008-02-24 19:40:00 They say that all real estate is local. Of course right now the underlying credit process has problems nationally, but for Salt Lake real estate the market is better. One indicator that demonstrates this is rents. In the most bubblicious parts of the country rents have declined as unsold homes flood the rental market and condo towers are converted to apartments.Despite a rise in the number of new homes for sale in Salt Lake, rents in 2007 increased 8.8%. Vacancy rates declined significantly as well, meaning real estate investors in Utah should be doing quite well. Rents are expected to rise again this year.Vacancies in Salt Lake County fell from a high of 10.9 percent in December 2002 to 4.5 percent at the end of last year, the lowest in more than 10 years. The apartment market is considered fully rented when the vacancy rate is 5 percent.Higher rents are good for investors and they can also push home buying fence sitters into making a purchase. Lower interest rates and a sof...

How to buy or sell a home in Salt Lake City
2008-02-21 07:21:00 How to decide who is a GREAT REALTOR and Why! Buying or selling a home is a huge decision! If you are selling, you want an agent with an impeccable reputation, someone who will communicate with you on a regular basis, someone with excellent market knowledge AND an excellent plan for getting your home sold. If you are buying a home, you want an agent with, again, an impeccable reputation, communication is very important. Trusting your REALTOR is critical. It's important that the agent present all the facts about the home, and the situation of the home you are considering for purchase. The agent should be able to demonstrate or explain why a particular property is right for you, or not right. Whether it's well built, will continue to appreciate, long and short term benefits or deficits. It's also nice to work with someone who is personable, patient, and not pushy. You can read what my clients say about me, and their experience working with me b...

This weeks Salt Lake City Utah Real Estate Market Statistics
2008-02-21 06:33:00 Most of the country is still in a buyers market, and it's no surprise that the greater Salt Lake City Ut area is still in a buyers market as well, however the market is still improving even if it is at a slow rate. Our economic forecast looks good for the entire state of Utah, job growth is up, and interest rates are down. It is a pretty darn good time to buy a home! Below are tables with the real estate statistics for the main counties along the Wasatch Front. I like to look at how many active properties there currently are, how many have been listed, put under contract or pending, expired and sold in the last thirty days. I take the number of actives and divide by the number sold in the last 30 days. This gives us an absorbtion rate for the remaining inventory in each county. Note the absorption rate is months. These numbers become very interesting when you break them down by zip code, price bracket, zip code, city etc. February 20,20...

Salt Lake City nonprofit gives toys to Iraqi children
2007-12-15 08:21:00 The Salt Lake City-based nonprofit, founded by a Utah National Guard interrogator who saw enormous tactical benefit in giving soldiers toys to distribute to Iraqi children, shipped its 60th cargo container of supplies overseas on Friday. But while the container had plenty of toys, it also carried several tons of sewing machines, wheelchairs and prosthetic limbs - items that the organization's leaders hope will help Iraqis recover, both physically and economically, from a long and dreadful war. Salt Lake city Downtown Rising is getting good
2007-11-28 22:00:00 I read today that work has commenced on the new office tower at 222 South Main Street. The law firm of Holland and Hart will be the main tenants, with other tenants likely to be from the banking or financial service industries. Reading the article got me thinking that I hadn't visited the downtown rising website in quite some time. Since day one I've been excited about all the new plans for our city, and I look around for progress every time I visit the heart of Salt Lake. On visiting the website today, I was surprised to find a load of information that I hadn't seen before. There's much more information on each individual project, some with photos, others with architectural renderings. Together with the maps, you can really start to get a feel for how things will turn out downtown. Some work, such as the Metro condominiums, is finished and for sale, while others are not too far behind. I encourage everyone to spend some time looking around this website. There's a lot...

How to Piss Off the Citizenry of Salt Lake City, as Observed by Bullshattuc
2007-11-09 17:00:00 The Salt Lake Tribune can write an article on gay marriage. Boo hoo, no one cares. The Salt Lake Tribune can write an article on abortion. Waa waa, no one blinks an eye. The Salt Lake Tribune can write an article on the pros and cons of killing one's mother-in-law by giving her antacid laced with rat poison and then pushing her down the stairs once she becomes groggy and disoriented. Yawn yawn, no even notices. But you want to piss people off? You want to turn the entire Salt Lake Valley upside down and inside out, where citizens turn against citizens, in a battle-to-the-finish of State -vs- Religion? You want a response so massive to your Salt Lake Tribune article, that people take to the streets looking for blood? Simply write an article on "Single word change in Book of Mormon speaks volumes", and then get out of the way as the mobs seek revenge. It goes without saying that Salt Lake City is a bizarre dichotomy of Headquarters of the LDS Church and The Most Liberal and Agn...
Becker wins Salt Lake City mayoral race
2007-11-08 00:08:00 Well hopefully everyone got out and voted yesterday. Headlining the papers today is that Ralph Becker won the race for Salt Lake City mayor, well ahead of rival Dave Buhler. Since this is a real estate blog and I am in the real estate profession, I thought I would go back to Ralph Becker's website and review the plans and visions he has to improve the city in terms of what might be important to real estate. I looked particularly at 'Neighborhoods', 'Downtown', and 'Transportation'.I encourage you to read for yourself, but I think the city will be a better place if he can implement everything that he would like to. We need our capital city to shine so that we can attract more people and improve the quality of life for those who already live here. I like post election time because we can put aside the rivalries and focus on changing the city through positive action. We're doing ok, but our city could be so much better. So take a look at your new mayor, re-familiarize you...

Buy plants at Cactus & Tropicals in Salt Lake City and Draper, Utah
2007-10-25 22:30:00 This post might be a little late considering that most plants are now shedding their leaves, but I'll go ahead and write it anyway. If you are looking for plants of any kind, you must go to Cactus & Tropicals. I was there a few weeks ago buying a gift card and I stopped to look around. There is an impressive variety of indoor and outdoor plants as well as statues, fountains and such to beautify your home or yard. I really enjoy the atmosphere of the place. You can follow the outer path so that you conveniently don't miss anything. I'm curious to see what they'll put in there during the winter - if they'll sell more indoor plants or what. Don't let the winter scare you way though. Go and check it out. Vote if you like this blog

2007-10-21 19:47:00 We regret to inform everyone that today's Salt Lake City show at the Avalon has been cancelled due to weather. We got stuck in the rockies all night coming from Denver and will not make it in time. To the best of our knowledge, tickets will be refunded and we hope to be back to SLC shortly after the new year. We apologize and thanks for your understanding.*§ource: Yellowcard's myspace*
Madina Lake - No Salt Lake City tonight!
2007-10-21 04:45:00 theres been a lot of confusion about the show in salt lake city tonight. we were never on the bill for this one .. though Mayday Parade, Powerspace and Meriwether ARE playing, Madina Lake is NOT! as much as we begged to be on this show, there was a prior commitment that we couldnt bail on (cuz we never cancel shows!) and were on our way to Tuscon. I promise we'll be back in SLC very soon but i want to make sure everyone knows were unable to play there tonight!xoxomadina*§ource: Madina Lake's myspace*
