With this said, one of the main first questions a Realtor is asked upon listing a home for sale is...how will their property be shown. That begs the question: Are open houses a big selling tool? Answer: No/Not really/ Barely/It can be... Most likely you will get some version of this answer from a seasoned real estate agent. The Rusack Winery 2003 Santa Barbara County Syrah is made with grapes from the estate vineyard and two neighboring vineyards in Ballard Canyon. The grapes were cold soaked and then fermented in small open-top bins, with punch downs, by hand, twice a day. Aged in 47% new French oak for 16 months. At blending 7% Petite Sirah and 5% Grenache was added for complexity. In the last 3-5 years, Santa Barbara has seen several small mixed-use style projects consisting of 2-10 residential townhome units sprout up within shouting distance of State Street and the downtown area. Most of these projects finished development before the market started to soften in early 2007 and therefore had no problem finding buyers. The Paseo Chapala project located on the Corner of Chapala Street and De La Guerra Street was the first major development in the last several years that unfortunately got caught in the downturn of the market and presently still has 7 residential units up for sale. At the beginning of 2008, I wrote a few articles about short sales and foreclosures in our local areas here in Santa Barbara, Goleta and Carpinteria. At that point, we had only seen a handful of foreclosures in our areas and most of these were in the entry level condo market from the $300,000 to $650,000 price point as well as track homes from the $590,000 to $800,000 price point. Short sales were also just starting to creep up in our local areas within the same market and price points. Two weeks ago when I visited Santa Barbara during the Santa Barbara International Film Festival, my cousin, Anki, and I went to a newly opened restaurant, Coast Restaurant and Bar at The Canary Hotel. This seems to be a common question I get here lately in Santa Barbara and Montecito, mainly from first-time home buyers and investors. Like many things in life though, it simply depends. The common myth out there seems to universally be that homes in foreclosure must be the best opportunities to buy a cheaper home or get a "great deal". Here is the big problem with this line of thought, at least in a town such as Santa Barbara or Montecito. First, when you see statistics in the newspapers or online about foreclosures in the Santa Barbara area, it almost always refers to Santa Barbara County which includes the areas of Lompoc and Santa Maria. Both the Lompoc and Santa Maria areas are extremely different than Santa Barbara proper and really have little to do with the Real Estate market here. Finally Santa Barbara has it's own cupcakery like so many other cities. One can wonder what took Santa Barbara so long...I had the privilege to step into Crushcake Cupcakery yesterday afternoon, their very first day open. As to not overeat I had already dediced that I could only get two cupcakes for myself, so imagine my thrill when discovering that they offer mini cupcakes. That meant that I could get four of them instead, perfect for trying multiple flavors. I headed home with bag in hand and decided that I had to try all four of them so I could blog them right away. Needless to say I could not limit myself to one bite out of each and after a few minutes there was only a few crumbs left where a moment earlier four pretty cupcakes had been.These are the four flavors I tried.First one to disappear from the plate was the Chococlate Chocolate.
