I just showed three homes near the very popular Santana Row and Valley Fair neighborhoods under $600,000 and they are very attractive. It amazes me how reasonable the market has become in an area that is historically well sought-after. 2240 Woodland Avenue as an example is a three bedroom, 1 bath, single family home on a 6,500 square foot lot for $585,000. This is a neighborhood that has a great elementary school and is convenient to everything in the valley. Definitely this value gives pause to the thought of buying a 1 bedroom with den loft in Santana Row. Let me know if you are interested in seeing what I am seeing in this great market.

The most sought-after A3 floorplan is available in Santana Row - facing the Row! - in the DeForest Building as an REO Bank owned property. 1,250 square feet which includes the "catwalk". A good location over Cocolat and Straits - although there will be noise from the nightly revelers at Straits. This is a good deal. Three sales of the popular "A" model just closed escrow. These three were on the market as distressed sales (financial difficulty, short sale, etc). They were also on the market through the late part of 2007 when gloom and doom thoughts were more prevalent. The lowest sale recorded at $500,000 for a model in the Margo building which overlooked the trash dumpster and the east foothills. Another Margo unit - also east foothills - closed at $569,000. And the third was a DeForest building unit facing the west foothills which closed at $525,000. These were models A2, A1 and A1. The recent pending sales are in escrow much higher than this. The last closing, yesterday 2/28/08 was for an A1 unit overlooking SR in Margo for $616,000. I doubt any other SR facing A unit will sell below this from now on. As I've mentioned before, there is a bottom evident out there folks - time to step up and fast!

Santana Row Loft - Very Good Deal - $541,500

1 bedroom unit with a den below, 1.5 bath, 1151 square feet, overlooking the east valley foothills - a very good deal at $541,500. It does need some TLC - but nothing that cannot be overcome. The Margo building is a very nice location to live in. Underground parking is a short elevator ride down. This is a price lower than when the units started selling 2 years ago. When the sub-prime mortgage seizure stabilizes - these units will appreciate quickly to where they were last year - in the $600s. This is a great opportunity.

Wow that's a lot of "S's"And yes, the glitzy Santana Row has the same financial issues as the rest of the valley. In fact, most of the short sales and foreclosures are in homes that sold in the last three years - precisely when all the condos sold at Santana Row. The popular A2 units with one bedroom and a den have been selling for approximately $650,000 in the last few months. Now there are at least two units for sale under $600,000. With rents going up, this may be a great opportunity to buy one and hold it. The market will come back next year, time to go bullish before everyone else does.

There is turmoil and traction in Santana Row. The apex of real estate new money and high tech start up playground makes for some interesting stories. There have been foreclosures, short sales and financial difficulties. There also have been winners buying those same foreclosures, short sales and difficulties. It is definitely a wonderful place to live (for some who like that sort of thing) and those who are bullish and solvent are betting long term on Santana Row.
