You can't put off offer acceptance or rejection. I realize that sellers would prefer to have the luxury of a little bit of time to think about an offer and ponder its significance. The amount of money a seller nets can make a huge difference and has a bearing on future plans. It's a big deal to sell a house. Sellers might need to discuss the ramifications of an offer with other family members. But it's also a big deal to the buyer. Buyers don't want to wait very long to get an answer. The longer a buyer waits, the more anxious a buyer becomes. Plus, if a seller drags her feet, a buyer might think the seller is playing games, maybe waiting for a better offer, and that can infuriate a buyer like there is no tomorrow. The chart above Median For Sale vs Median Sold Price shows the median price of properties listed For Sale (what a seller expects) compared with the median price of properties that have successfully Sold (what a buyer is buying) for each month during the last year. The difference between the two show different perceptions of the actual market. Properties in Plano generally sell for 5% to 6% off the last sale price, accounting for price reductions. When the price difference is this substantial - meaning more than 10%, buyers and sellers perceptions are not balanced. What this shows is the lower end market and first time home buyers are where the activity is. It doesn't mean that higher end homes aren't selling, it's just slower. What a difference there is between sellers who have recently been buyers and those who bought years and years ago. The sellers who have recently been buyers have a much better appreciation for what attracts buyers in the marketing of their homes. They were in the market recently enough to remember the frustration of no photos, no virtual tours and skimpy descriptions. They remember dealing with sellers who were not savvy about how much the market had changed over the years. Several years ago, a buyer mentioned to me that she just figured that a listing with no photo meant it was too ugly for a photo, when the reality is that the agent often hasn't gotten around to it. By the time the photo gets attached, the property is old news. What has really surprised me is how wide-spread this notion is -- that a photo-less property is somehow less of a property. I have a new listing that came on the market yesterday in Largo/Upper Marlboro. What strikes me about this property is that the seller had a plan that didn't start yesterday -- she started 2 years ago. She's owned the property for a while and has been smart about using some of the equity that she's built up -- she has used it to upgrade and maintain the property. The house was built in 1985, so one of the first things she did was put on a new roof and add gutter guards to the gutters. She did the bigger things first and the more cosmetic things as she got closer to being ready to sell. The photograph on the left shows an ice-cream seller and though most people may not find any thing special in the photo, for some of us it is indeed unique.That's 'Zam Zam ice-cream' and the photograph is taken in Bundelkhand region of Central India, not in Lucknow or Hyderabad.The name is written in Urdu script, which is striking. It is a rare sight these days to have Urdu script in shops, markets and households.Earlier, I have posted similar photos like picture of Urdu nameplate on a Hindu household, but this photograph is different in the sense that it is taken in a region where there is hardly any conentration of Muslims.
