Some Home Sellers Pay to Sell
2009-09-02 07:00:00 Some home sellers who are trying to do a short sale get so frustrated waiting for a response from the bank that they decide they would rather pay to sell than wait one more torturous day. It happened on a transaction in East Sacramento last month. I represented the buyer. The listing agent had plenty of experience doing short sales, but when you're dealing with certain banks, even a top-notch short sale agent can't push every bank to quickly respond. The escrow had dragged on for 60 days, and the bank had yet to assign a negotiator. The seller was so fed up that he decided it was better to pay to sell by borrowing money from his parents and pay off the shortfall difference himself. Of course, the problem with this plan was after waiting so long, the buyer had decided he wanted to buy a home in a different area . . . read more about pay to sell. Home sellers, it's safe to come out; sales rocket higher
2009-07-28 02:18:00 The Census Bureau reports that new home sales rose 11 percent in June over July. The good news is that new home sales in the Midwest rose 43.1 percent. That's not a typo; here's the bureau's statement:Sales of new one-family houses in June 2009 were at a seasonally adjusted annual rate of 384,000, according to estimates released jointly today by the U.S. Census Bureau and the Department of Housing and Urban Development. How to Find the Secrets That the 1% of eBay Sellers Don't Want You to Know
2008-12-27 14:41:00 Here are the eBay secrets to good steady income:1) What Do I Sell?Do your research before you begin. Find the hot sellers using TeraPeak.com which features Top Sellers which is insane, Category Research, Trends, ect. But it costs $25 a month, so I stick to electronics like cameras and phones. The top ones in these categories are the Canon oes 5d and the iPhone 3g 16gb.2) When should I end my posting?End your action from 5-8 pm on Thursday, Friday, and Saturday, because there is the most amount of traffic at that time on those days. Spread your listings apart across those three days and hours so you increase the overall exposure of your listings.3) Should I have a Buy It Now Price?Never, unless you have numerous items of one thing. Start off by selecting a price that's about 20% lower than its worth and have the buyers bid up the price. Look at other successful sellers that have 10 bids on up and see what they are doing for there shipping prices and how there advertising there produ...

With names like Wigix, Silkfair, Etsy and Oodle, these sites aim to offer more hand-holding for sellers -- and charge lower fees -- than the behemoth eBay.Some of these new sites target niche markets, such as Etsy, which focuses on handmade crafts, where small sellers say their products can stand out better than they do at a soup-to-nuts-to-carburetors site like eBay. And many offer free features, such as how-to videos and blogs designed to improve communication between merchants and shoppers. Some sites are even tapping into the social-networking trend ...

O.C. sellers getting $176,000 less for homes
2008-08-08 17:04:00 DataQuick reports that the median home price in Orange County dropped 27.3% over the year ending in late July to $469,000. That means home sellers are getting around $176,000 less than what they could have received last summer, though individual sales can vary substantially from the median. Latest home-selling stats from DataQuick for the 22 business days ended July 22 show that O.C. homebuying runs +1.7% vs. a year ago. July could be first month in nearly three years for sales to exceed a year ago — the last time that happened was September 2005. (CLICK HERE for ZIP-by-ZIP sortable chart.) It’s been quite a fall from the top: • Single-family homes are off $195,000 or 27% below the peak of $720,000 hit in June 2007. • Condos are off $140,000 or 30% below the peak of $470,000 hit in March ‘06. • Newly built homes are off $265,000 or 31% below the peak of $864,000 hit in February 2005. • Overall, the countywide median is off $176,000 or 27% below the ...

Foreclosure Sellers: Handling Low Offers
2008-06-04 19:41:00 Although losing your home to foreclosure is one of the worst things that could happen to you, you might still be able to avoid it by selling your home before the reinstatement period is up. Unfortunately, there are also a lot of homeowners who have chosen this option and you must attract potential buyers by dropping your asking price.

Tips for sellers
2008-06-03 03:40:00 Thinking of selling your home? Here are some easy, inexpensive fixes to help create "Curb Appeal" and get you one GIANT step closer to a sale. Paint or stain the front door and garage poors, because a potential buyer's first visual focus is on these doors. Change any outside light fixtures that are dated or worn. Fix that driveway. The buyer must at least feel they can drive the moving truck in confidently. Update landscaping beds with plants and flowers for the current season. Clean windows inside and out - it makes the house feel updated and fresh. Keep garbage and recycle containers inside the garage, along with all toys and equipment.Make sure the garage is neat and organized. Remember, most home buyers cannot visualize even these simple changes and clean-ups, and the ones who can will be looking for a reduced price. So to sell the house quickly and at top dollar, make it "appeal" to the many who will be seeing it rather than the few who are lookin...
Possible Sellers: Detroit Tigers
2008-05-31 13:15:00 Once again, we're only two months into the season, and a lot can change between now and July. Using a familiar anecdote, the Yankees were 22-29 last May 31, and ended up being the best team in baseball in the second half. So while they looked like possible sellers on May 31, when July rolled around that would no longer be the case. The Detroit Tigers have a similar possibility this year. Touted by a to-be-unnamed ESPN analyst as having the best offense in baseball history, the Tigers have faltered in 2008. They're 23-31, good for fourth place in the AL Central. The good news is that they can turn it around. The bad news is that the division rival Cleveland Indians are also having a poor run, sitting at 25-29. Any potential run by the Tigers could be dampened by a potential Cleveland streak. So if you're Dave Dombrowski, do you consider reloading for next year? The armchair GM in us is likely to say yes. Clearly, though, Dombrowski won't be so impulsive. He and manager Jim Leyla...

Insider Q&A told O.C. sellers ‘not accepting reality’
2008-05-31 09:05:00 Commercial real estate isn’t as hot as it used to be. Mike Meisenbach of Newport Beach watches these markets at Lee & Associates and is a founding member of Capital Markets Investment Group. We asked him “Hey, what’s up?” Us: What’s the state of the O.C. commercial real estate market today? Meisenbach: Sellers are not accepting reality and buyers have many other investment opportunities to choose from including buying debt and distressed properties in other markets. Us: How long will it take to burn off the excess local office supply? How aggressive will landlords get on upgrades, rents, etc.? Meisenbach: It will take over a year to get to get to a vacancy of less than 10%. Landlords can get aggressive because they have deeper pockets during this downturn as they are more institutional than they were before. Us: Will commercial space be the next real estate debacle? Meisenbach: We are not seeing any foreclosures in Orange County and probably will not....
Love letter to the sellers!
2008-05-31 02:46:00 Recently, I came across this note addressed to today's "HOME-SELLERS"; it might be helpful for your "HOME BUYERS" and I would like to share it with everyone. It is just a sample draft and can be modified: Dear Seller: I'm writing to let you know that I would like to make an offer on your property. I love the area and your home fits my needs. Having said that I have to mention my offer is well below your asking price, so I feel I owe you an explanation. As you are well aware of it in the first quarter of 2008 home prices fell 14.1 percent nationwide, compared with the same period a year earlier; according to the Standard & Poor's/Case-Shiller U.S. National Home Price Index. This is the biggest decline in the 20-year history of data. And just in case you're wondering, during the housing downturn of the early 1990s, the decline was never worse than 2.8 percent...
How Home Sellers Can Protect Themselves From Liability For Unpermitted Impr
2008-05-29 19:23:00 There have been a lot of improvements made to real estate in Pensacola. With so many homes being damaged by hurricane Ivan in 2004, most homes had some type of repair done. Many home owners took this as an opportunity to upgrade their homes. But what about permitting these upgrades? When selling real estate, permits for repairs and improvements can become an issue. Many improvements made to a home require permits. For example, installation of new windows, new Heating/AC systems, a new roof or electrical work will require a permit.  However, often times home owners would like to save a little money and do the work themselves or with some friends. It is, after all, much cheaper to buy a few cases of beer and get your buddies over for a weekend re-roofing party, rather than hire a licensed roofing contractor. How many unlicensed “weekend home improvement experts” do you know? The problem with unpermitted work comes when it is time to sell the home. According to the ...

Shopping Cart - Great For Sellers And Buyers
2008-05-22 23:00:00 If you've done any amount of shopping on the internet, you are familiar with the idea of the internet shopping cart. Ecommerce websites use the shopping cart to not only facilitate a customer's shopping experience but to increase sales as well. For the initiated, the shopping cart is a virtual cart that "holds" items you wish to purchase until you check out. An unlimited number of items can go into the cart. Just as in a physical store, when you are finished shopping you checkout. The online retailer will total all items in the cart and you will pay the amount requested. This is a easy and intuitive process. The ecommerce cart, or shopping cart, allows an online shopper to pick out items to buy online. A shopper only has to point and click on an item and it can place in a virtual cart for later checkout. This makes it easy on the buyer, and also helps the seller. When a shopper can effortlessly pick items to buy, they tend to spend a longer time browsing other items....

Tax Rules for Home Sellers Posted By : Nick Braun EA PhD
2008-05-21 02:46:00 In 1997 new tax rules for home sellers were introduced contained in section 121 of the tax code. The following changes were made to the tax code. Many graduates think that the six months they have before the required scheduled repayment of their various college debts seems like forever. The six months is nothing compared to the years and years of payments ahead of you. A consolidation of student loans can make the monthly much less painful. Read more about finance and student loans.
Home Sellers Partial Exclusion Posted By : Nick Braun EA PhD
2008-05-21 02:46:00 One of the major dilemmas that both married and unmarried home owners face is what happens to the $250/500k capital gains tax exclusion if you sell your home after owning it or living in it for less than two years? And what happens if youve sold another home in the last two years? A key component of personal finance is financial planning, a dynamic process that requires regular monitoring and reevaluation.

Why buyers, sellers (and Realtors®) should like math
2008-05-18 01:38:00 For most of us, math is something we only do when we have to - and all too often, not well. There's a very good reason we all need to be better at it, especially in these trying times. That reason is that there are huge benefits hidden in the math for buyers and sellers in some of our most active client categories. I'm talking about first time buyers, move-up sellers/buyers and relocating sellers/buyers. I'll use as an example a market where home prices have fallen 7% across the board from one year ago and to further simplify, I'll assume that there are no net proceeds from the sale (all too true) and no downpayment needed on the new home (I wish it were true). Seller has a home that would have fetched $350,000 one year ago. Studies show that the move-up buyers typically spend 50% more than the selling price of their previous home. That indicates a purchase price around $525,000. At 6% interest his principal & interest payment on a 30 year fi...
Sabean: Giants Will Not Be Sellers In '08
2008-05-15 15:29:00 Henry Schulman of the San Francisco Chronicle has some telling quotes from Giants GM Brian Sabean. Despite a 17-24 record and being 8.5 games behind the D-Backs in 3rd place of the NL West, Sabean says the Giants are not going to give up on the '08 season and will not be trading off their veteran players."As long as we've got a chance to stay in and around third place, why not?" Sabean said as he stood along the dugout rail and watched his players take batting practice. "Why wouldn't you want to think that way? These guys think that way""You're seven games under .500. That's where you don't want to be, but I really feel good about the energy around the club and I feel good about some of our choices. We've now got a solution at first base. We've got a solution at third. We've gotten Omar (Vizquel) back. Freddie Lewis has come into his own and (Emmanuel) Burriss has been a real factor lately. "I don't think we're going to lose as many games as we did last year. If anything,...

Buyers and Sellers: NL West
2008-05-15 01:11:00 Well, we've come to the end of our buyers and sellers segment, though I'm sure it will come up again in future months. I for one (and among others...) expected the NL West to be a powerhouse, but it seems like the baseball gods looked less favorably on the division. Arizona (24-15): For the longest time, the Diamondbacks seemed unstoppable, mostly due to their obliteration of their fellow westerners. Currently, they stand at 18-5 within the division, which contributes to their best record in baseball. However, as the Cubs showed in their sweet sweep last week, they will not proceed to the World Series unchallenged. Their pitching core is deep, and the offense is fairly solid as long as Reynolds keeps up his decency. I expect he won't, so the Diamondbacks may push for a veteran at the hot corner. I think Joe Crede would be a good fit and would be interesting come a change of scenery. Also, the bullpen is crazy, but I can't see Arizona so quickly admitting they couldn't cover the...

Buyers and Sellers: AL West
2008-05-09 21:35:00 I was looking forward to this division, since it requires one less team to consider. Granted, those last teams each post normally aren't particularly relevant, but its nice to buckle down and focus on fewer teams. The West isn't going to make this easy though, since its one big question mark. Oakland (22-14): The thing with Oakland is that, while no one expected them to be good, their performance hasn't been totally out of line with their talent. The pitching has been solid, and I await Gio Gonzalez's callup. However, the Angels are still the class of this division and the wild card will not come from the West in the AL. Huston Street, Rich Harden, and Mark Ellis are likely trade candidates, but if they are competitive this might be a moot point. I can't see any of their value increasing substantially, unless Ellis ends up on, say, the White Sox, where he should see a spike in HRs.Los Angeles (22-14): Despite injuries in their infield, the Angels have played themselves into a t...

2008-05-06 14:07:00 The "Comedy Central" is slowly gaining some respect around the league, with the Cards, Cubs, and Brewers all putting together potent offenses with league average pitching. Of the three, the Cardinals are certainly the biggest surprise, currently owning the second best record in all of baseball (if you need a parenthetical explanation that the Diamondbacks have the best, you are living under a rock). But which teams are going to stay at the top of the rankings? St. Louis (21-12): It's tough to make a prediction about this team, though with Ankiel and Pujols in the middle of the lineup, and solid OBP ahead of them, the Cardinals have a chance if the division returns to form. Middle infield is a bit shaky, and they might have to push for improvement there if they are going to legitimately contend. The logjam in the outfield provides some trade bait, while Anthony Reyes has caught the attention of several teams. And unless Carpenter comes back as an ace, Wellemeyer and Lohse won't com...

Tips for foreign buyers and sellers who want to attract this new market
2008-05-05 06:08:00 A quarter of U.S. Realtors report more foreigners are buying real estate here, according to a report issued by the National Association of Realtors (NAR) in June 2007. Now, the number of foreign buyers is likely to be even higher as the dollar continues to weaken relative to foreign currencies. The NAR estimates that when foreigners buy a home in the U.S., they're receiving a 30% discount on average (because of the value of the dollar). Many foreigners are buying vacation homes in destination cities like Miami and, yes, Phoenix. In fact, I blogged before about being quoted in the Calgary Herald; there's a lot of interest among our neighbors up North - it is after all, in the 70s here in the winter (who could resist?). Foreign interest in U.S. real estate has picked up so much, in fact, that real estate agents are trying a number of tricks to attract foreign buyers - from advertising fluency in other languages to offering to pay for the...
Buyers and Sellers: AL Central
2008-05-03 21:13:00 With no teams sporting more than 14 wins, the AL Central is somewhat of an enigma. Only thee games separate the top of the division (Chicago) from the bottom (Kansas City), and I would not be surprised if Royals end up winning more games than the White Sox at the end of the season. So which of these teams will be dealing out prospects for post-season presses? Chicago (14-12): With the Tigers and Indians knocking at the back door and a below-.500 record in the last ten, I'm writing the White Sox off. The pitching isn't good enough to win the games when the offense doesn't put up a ton of runs, and comparatively, the Tigers and Indians are on equal footing. If the team does decide to build for the future, the big guys are probably staying, despite early speculation that Paul Konerko might be traded. With Josh Fields in the minors, Crede might be traded after his hot start boosted his value. Orlando Cabrera's extension talks will wait till after the season, which means they won't ...
