Mid-September sales data from DataQuick show further evidence of how that midsummer credit crunch has iced an already chilled O.C. real estate market. Sales for the 22 days ended Sept. 14 are off 35% from a year ago. That means this month will certainly be the 24th in a row that failed to meet the year-ago pace. (ZIP report HERE) But more noteworthy is that median selling prices, a real estate marker that had been remarkably stable, now has weakened. The mid-September median for all residences of $605,000 is the lowest since January; 4% below a year ago; and 6.2% off June’s peak. July’s drop (4.75% in a year) was the worst performance since July ‘94. Today, the Fed’s interest-rate policy committee lowered the rates it controls for the first time in four years. These central bankers, eyes clearly on a wobbly housing market, lowered the benchmark Fed Funds rate by 0.5% to 4.75%. The Fed last lowered their rates in June 2003, a quarter-point cut to 1% where it stayed for a year. Today’s move is also the biggest cut since November ‘02. That ‘03-’04 cheap money is blamed, by some analysts, for fueling a home-buying mania whose recent reversal helped cause a currently shaky economy. (Read about small business worries HERE.) A string of 17 quarter-point hikes in ‘04-’06 brought Fed Funds, which usually moves other short-term rates with it, to 5.25% before today. I've been asked the "what would you bring on a deserted island?" question before, but being a realist never gave it much thought.
