To combat the slump, Developers put projects on fast track
2008-08-25 09:22:00 Property companies are rushing projects or cutting down on project completion time, by nearly 20 per cent in an attempt to overcome the liquidity crunch. Companies that took 3 years (36 months) on housing projects are now completing them in around 30 months by boosting efficiencies and using modern technology. One of the most significant reasons for the faster turnaround of projects is the decline in property sales by over 30 per cent in the last six months in Mumbai, national capital region (NCR) and other regions, which were the main revenue streams for developers. To add to their woes, the prices of cement, steel and labour, which account for more than half of the input costs, have risen 50 per cent over the last one year, putting pressure on developers' margins. Construction costs, which vary from city to city, are growing 20-25 per cent every year, said industry experts.

Construction slump hammers Latino workers
2008-06-05 19:00:00 Pew Research Center’s latest report on the national employment picture of native-born and immigrant Latino workers, 14.2% of the U.S. labor force, offers this gloomy assessment of the housing debacle’s economic impact on this group … • Thanks largely to the ugly slump in the construction industry, U.S. unemployment rate for Latinos rose to 6.5% in the first quarter, well above the 4.7% rate for all non-Latinos. As recently as the end of 2006, the gap between those two rates had shrunk to an historic low of a half percentage point. • Latinos lost nearly 250,000 jobs over the past year because of construction’s slump. It’s quite a switch. Latinos found nearly 300,000 new jobs in the construction industry from the first quarter of 2006 to the first quarter of 2007. The current slump in construction wiped out those gains, virtually in their entirety. • Mexican immigrants specifically suffer in the construction downturn. Latino workers who exited cons...

Mid-county’s homebuying slump over?
2008-05-20 12:00:00 Analysis of DataQuick’s April O.C. homebuying report shows the county’s midsection — where the pain of credit crunch struck first — is showing some of the earliest signs of a market bottom. Mid-county ZIP codes — Santa Ana, Anaheim, etc. — had 534 sales last month, a drop of just 1% from a year ago. What likely got shoppers buying was bargain hunting. In these mid-county 24 ZIPs, last month’s median price change was off 25.0% vs. a year ago. (Do you see a bottom? VOTE HERE!) Compare that to countywide trends where sales were off 19% while the median selling price fell in the past year by 21%. Last month, 20 of 83 O.C. ZIPs enjoyed sales gainers year over year vs. just 2 in March. Of April’s 20 gainers, 12 were from the mid-county zone. (ZIP-by-ZIP chart IS HERE!) The buying slump has landed ashore in the county’s beach-close communities. DataQuick identified 388 homes selling in beach cities’ ZIP codes last month, an 18...
Root Source Challenge #14: Rhubarb & Orange Slump
2008-05-19 00:00:00 We love rhubarb, especially my younger son. It hadn't always been like that, but now he asked me to make the Rhubarb & orange slump from the last Good Food issue. In German ears this word sounds a bit like Schlumpf, which means smurf. We learned, that a slump is a New England pudding made with seasonal food. It was originally cooked in a saucepan on top of the stove, giving you a sort of fruity dumpling. It is also called grunt. -=========REZKONV-Recipe - RezkonvSuite v1.4Title: Rhubarb & orange slumpCategories: PuddingYield: 4 Servings Ingredients 900gramsRhubarb , chopped into 3 cm slices, 2 lb2mediumOranges, zest and juice140gramsCaster sugar, 5 oz200gramsSelf-raising flour, 8 ozOr195gramsFlour and5gramsBaking powder85gramsButter , cut into pieces, 3 oz150mlMilk, 3/4 ping2tablesp.Flaked almondsWhipped cream, mascarpone or crme frache , to-- serve Source Good Food magazine, May 2008, p. 76 Edited *RK* 05/18/2008 byUlrike Westphal Directio...

Economist: U.S. housing slump may exceed Depression
2008-05-10 22:51:00 An influential economist who long predicted the housing market bubble cautioned Tuesday that the slump in the U.S. housing market could cause prices to fall more than they did in the Great Depression and bailouts will be needed so millions don't lose their homes. Yale University economist Robert Shiller, pioneer of the widely watched Standard & Poor's/Case-Shiller home price index, said there's a good chance housing prices will fall further than the 30 percent drop in the historic depression of the 1930s. Home prices nationwide already have dropped 15 percent since their peak in 2006, he said. "I think there is a scenario that they could be down substantially more," Shiller said during a speech at the New Haven Lawn Club. Shiller's Standard & Poor's/Case-Shiller home price index is considered a strong measure of home prices because it examines price changes of the same property over time, instead of calculating a median price of h...
Chicago Tribune "Commercial real estate slump more apparent in suburbs"
2008-05-09 03:00:00 With the plethora of space that is available in downtown Chicago and continues to be built, as well as the high cost of parking and the long travel times, it is interesting to find out that the suburbs have actually felt a bigger slump in commercial real estate. The Chicago Tribune cites to an analysis by MB Real Estate, which found that "the overall vacancy rate for downtown increased from about 11.7 percent in the final three months of 2007 to 12.3 percent in the first quarter of 2008. Those numbers, while not exhilarating, are certainly better than Chicago saw in the early 1990s when vacancies soared. But in the suburbs, MB Real Estate found, the vacancy rate rose from 16.1 percent in the last quarter of 2007 to 17.3 percent in the first quarter of this year." While it is easier to travel within the suburbs, where there is ample free parking, limited rush periods and none of the aggravation that you find in the City of Chicago, the fact re...

O.C. builder sees slump persisting to 2009
2008-05-08 21:30:00 California Coastal Communities Inc., the developer of the shore-view homes overlooking the Bolsa Chica wetlands, said in its latest earnings report today it expects the housing downturn to continue “throughout the remainder of 2008 and into 2009.” The forecast comes amid mixed news. On the one hand, the Irvine-based company continues to slash prices for homes it’s building in Lancaster and the Inland Empire, according to a company press release. It’s available supply of cash has dwindled to $1.2 million during the first three months of the year, down from $24.3 million in the same quarter of 2007. But nine homes in the company’s Brightwater project in Huntington Beach’s Bolsa Chica preserve (see photo) went into escrow in March with an average sales price of $1.8 million. The company maintains it has low carrying costs for the project and expects profit margins of 30% to 40% on those homes once the market turns around. But that turnaround remains ...
Is the Housing Slump at the Bottom?
2008-05-08 18:56:00 Here is a very interesting article from Brett Arends from the Wall Street Journal. It comes from Wellesley College Prof. Karl E. Case, one of the leading experts on the housing market in the country. And it suggests we may be at, or near, the bottom of the housing crash.Of course, even if he's wrong we won't know for sure for many months. But new housing starts have at last slumped below the seemingly magical one million mark. That happened in March. Every time that has happened in the last 50 years, it proved to be the bottom of a recession."It is really remarkable how much where we are today looks like the bottom we've had in the last three cycles," Mr. Case says. "Every time we've gone below a million starts, the market has cleared at that moment."There is no guarantee this market will be the same but the similarities with the past are striking. Each boom peaked at around the same level of 2.5 million starts as well."It's bottom-fishing time, I think," says Mr. Case. "There's...

Building slump zaps drywall prices 36%
2008-04-30 04:02:00 Sheetrock-brand wallboard maker USG says its average North America selling price for its signature product was $104.41 per thousand square feet in the first quarter, down 36% from $164.12 in the year ago period. It’s just another building supply smacked. Have you seen what’s happened to lumber prices? Still, USG was relatively upbeat, noting a recent price hike but saying … “The housing market continues to be very challenging. New residential construction has shown signs of stabilizing at or around the current level, which is down about 50 percent from the peak in 2005. The market is likely to remain weak into 2009 as the inventory of unsold homes remains at historically high levels. The corporation expects declines in residential repair and remodeling expenditures and non-residential construction activity. The corporation has aggressively reduced overhead costs, cut discretionary spending and reduced staffing to mitigate the impact of weak market conditions...
Why The Mini-Slump?
2008-04-29 11:37:00 The Boston Red Sox are finally at home, where I hope they enjoyed their day off. The have their work cut out for them, however, as they have lost five straight games. There are four teams in the AL East, including the Sox, that are within one game of first place, and as Boston gets ready to face the Toronto Blue Jays and their best pitcher, Roy Halladay, tonight, the Boston Globe today ran a featurette which I linked to this post's title that asks the question "What's Behind The Slump." Let's go over their main points and see the results of a reader poll, and then you can click (on the title of this post) and view the entire presentation. Sound good? OK, let's do it!WHAT'S BEHIND THE RED SOX SLUMP?1) Not so booming bats. Peter here, and it's true. Over the five game slide, runs were few and far between. 2) Lowell's absence. Peter again. Don’t Let China’s Stock Market Slump “Decouple” You From its Massiv
2008-04-28 18:35:00 THE PEOPLE’S REPUBLIC OF CHINA: When Asia expert Keith Fitz-Gerald first returned to this country a week ago, he was overwhelmed by a single impression. “This place is one big construction site,” Fitz-Gerald said. “You cannot turn around without finding scaffolding, piles of materials, construction equipment and the like [no matter where you look] here.” With the U.S. economy suffering its worst downturn in years, and China’s stocks down more than 40% in the past six months, the bustle of construction-related activity in this Asian giant seems incongruous - if not downright contradictory. Surprisingly, it’s neither. This divergence between China’s ailing stock market and its still-spunky economy is an early manifestation of “economic decoupling” - an emerging trend being fueled by the globalization of worldwide markets. O.C. building slump hits non-home projects, too
2008-04-27 20:30:00 Construction Industry Research Board, Burbank-based group tracking building permits statewide, says planned construction in Orange County of commercial, industrial and other non-residential projects in O.C. fell to the lowest level in six years. That’s one reason why the estimated value of all building permits combined (see chart above) was $663 million for January through March this year, or a little more than half the value of permits issued during the first three months of 2007. Last year’s value was the high for the decade, with permits valued at nearly $1.3 billion in the first quarter. (Note: The estimated value of residential permits was $267 million, or 47% less than Q1 2007.)The estimated value of non-residential permits (click chart at left to enlarge) was just under $396 million in the first quarter, down 50% from Q1 2007. How housing slump bites newspaper profits
2008-04-23 03:00:00 What publisher Gannett told Wall Street in a recent conference call … Advertising revenues … overall for the segment were down 10.2% for the quarter. In the U.S., total ad revenues were about 11% lower. Our operations in the U.K. faired better, although they did not escape the softening economy, particularly in real estate. Ad revenues at Newsquest in pounds were down about 7%. Breaking this down, let me begin with retail which declined about 8% in the quarter. Once again our U.S. community publishing properties were more unfavorably impacted relative to the U.K. Categories like furniture and home improvement in the U.S. were impacted by the real estate slowdown, but financial and telecom also were softer. Department stores, our largest retail category, were down in the mid-single-digits. Classified advertising continued to soften due to the economic slowdown, particularly for those properties in real estate driven markets. For U.S. community publishing, real estate a...
