Most of that inventory has been sold, and check out the closing prices for Highland Park between April and May, almost $50,000 lower. Riverwoods and Northbrook had sales price drop around $75,000 from April to May, and Lincolnshire around $40,000 decrease. While Deerfield remained steady with a median close price of $675K, but prices were hard won with an increase of almost an additional month of market time. Also look at under contract, prices seem to be falling for Deerfield, Riverwoods, and Lincolshire, while Northbrook and Highland Park seem to be increasing. What does all this mean? Increase in active listings, more inventory will continue to create a downward pressure on prices. It's good because it's a clever use of time and space to tell an alarming environmental story. However, it's also kind of numbing because after a while the numbers tell a story that shows the impact and responsibility we all have. Where's the meaning? The data is rendered meaningless by units of measurement we aren't used to and can't compare. It's a big problem and something artist Chris Jordan has been working on. Using scale to bring to life the size of the problem. If we are going to ever get people to take action on a personal level, someone is going to need to show what difference this is going to make from a macro and a micro level. We'll see if my perception was correct. Currently for sale 164 houses with a median asking price of $622,000 of $246 per square foot. Only 12 closed in April at a MPPSF of $198 61 closed year to date vs. 91 closed during the same time in 2007. 29 sold in April 2007 MPPSF $227. April 2008 12 sold MPPSF $198 The median asking price of the 61 that sold this year was $569,950. The median SOLD price of the 61 that sold this year was $538,850. 61 divided by 4 months averages 15.25 houses a month with only 12 closed in April. With 164 on market, that's over 10 months of inventory. These stats not compiled or published by NWMLS, all hand calculated by ARDELL Not worth mentioning the condos. Only 8 closed in 2008 in the first 4 months with 29 for sale. |
