Need to Evict the tenant

I have tenants that have not paid rent since Sept. They kept promising to pay and then just disappeared. Husband's phone is disconnected and wife is not picking up her phone or returning my calls. They also now took on a roommate who they charged and who's not aware of the whole nonpayment situation. According to roommate they have not showed up at the property for couple of weeks now but some of their belongings are still there. On the 10th I posted three day 'pay or evict' notice on the door and also a copy of it was delivered to the roommate (since nobody else was available). It's been 5 days since then. What do I do now??? Do I need to start court proceedings or can I just assume they left the property and get rid of their stuff and re-rent??? I'm also out of state so it makes it really difficult to deal with this. Please help. Thank you

I had an incident with 3 males that removed an air condintioner out of the window of one of the tenants in my bldg. and went through the window and into the rental unit. The police were called and the tenant was not present but at work. The 3 males stated that they did not remove the a/c but just crawled threw the window. The police called the tenant at work and she stated that the 3 males were aloud to be there and she had already removed the a/c a couple day ago. The one male I knew because he baby sat for the tenant but he was not baby sitting at the time. The other two boys I never seen before. My question is what can I do or should do to stop this place from being a teen age hang out. The baby sitter is around 18 or older but the other two were younger, about 16 or 15. What should I do to stop this from becoming a teen age hang out.

Unlike the rote predictability of sketch shows like MadTV and Saturday Night Live, oddball shows like The State, Stella, and Upright Citizen's Brigade seem to either succeed massively or fall flat on their face (oh wait, SNL has fallen flat on their face almost constantly in the last few years).David Wain's The Ten is no different.
