Rent is 995 and is due on the first and does not have the money to pay this month since they used it for the other new place. The deposit is 700 and tenant wants me to use the deposit to offset the the rent due for June plus the landscaping work they have done. Although I have not seen the landscaping/yard work, I have heard it is nice and wouldn't mind if they left it that way. Also, tenant painted walls with dark colors and does not want to paint the walls back at their expense.
