For example, when the seller accepts an offer and goes into contract with a buyer, I often place a "pending" sign on top of the sign post. Then, after the contract contingencies are removed, I trade out the pending sign for a "sold" sign. Those signs stay in place until the transaction closes escrow. This causes confusion for some passersby because I remove the "sold" sign on the day the escrow closes. I keep that sign in my personal inventory.
